Why this project is worth a look
An upper-floor residence
Sky Villas occupies floors 21–35 inside the Ascott Sathorn building. That gives it a different operating context from a conventional standalone condominium. A buyer should establish which Ascott facilities and services are actually available to the specific residence, and whether access is included, charged separately or governed by building rules.
A genuinely central address
This is already established Sathorn, not a project whose location case depends on a future transit promise. Ascott places Saint Louis BTS at roughly 300 metres and also describes Chong Nonsi as walkable. The location works for city living and corporate rental demand, although central Bangkok also means strong competition from newer condominiums and serviced residences.
Space is the differentiator
Resale inventory ranges from roughly 74 sqm to homes above 200 sqm. For buyers comparing central Bangkok apartments, that can be more meaningful than a long amenity list: larger living areas, kitchens and bedrooms are difficult to replicate at the same total price in many newer launches. Condition and tenure, however, can outweigh the size advantage.
Tenure comes first
Most major databases call the project leasehold, but some individual listings use freehold language. That makes legal tenure the first comparison point, not a footnote. Until the unit’s title or lease is reviewed, the asking price cannot be compared cleanly with a standard freehold condominium nearby.
About the project
Sky Villas Sathorn is easiest to understand as the residential upper section of the Ascott Sathorn building rather than as a standalone condominium tower. Current Frasers Property material and earlier Golden Land disclosures describe a 35-storey building on South Sathorn Road, with Sky Villas occupying floors 21 to 35. That distinction matters because many property portals appear to inherit whole-building statistics. The often-quoted figure of 177 units belongs in primary documents to the serviced-apartment operation at Ascott Sathorn; it is not a cleanly verified count of Sky Villas residences. Other databases give 117, 60 or 58 units. None of those figures is strong enough to present as definitive for the residential component, so the project is better evaluated at unit level: floor, legal tenure, usable layout, condition and actual access to shared services.
The address itself is much clearer. Ascott’s current official site uses 7 South Sathorn Road, Yan Nawa, Sathon, Bangkok 10120, and corporate references to Sky Villas point to the same building. Some older broker records still show 187 South Sathorn Road, which is best treated as an address discrepancy rather than a second project. The location is established central Bangkok rather than a future-growth story. Ascott states that Saint Louis BTS is roughly 300 metres away and Chong Nonsi is also within walking distance. For an owner-occupier, that puts the building directly into the working fabric of Sathorn and Silom. For a landlord, it means the rental case depends more on the individual apartment, pricing and tenure than on whether the neighbourhood can attract corporate or long-stay demand.

The upper-floor position is a genuine differentiator. Historical Golden Land material describes one-, two- and three-bedroom residences, including penthouses, on floors 21–35. Current resale listings show a very broad spread of sizes: some apartments are around 70–75 sqm, while larger homes reach roughly 190–215 sqm. That amount of internal space is increasingly unusual in newer central Bangkok launches, and it is one of the most practical reasons to look at Sky Villas today. At the same time, portal room counts should not be treated as original floor-plan evidence. A 74 sqm unit can appear in the market as either one or two bedrooms, and larger units are described differently across agents. Reconfiguration, furnishing and broker categorisation can all affect what a listing calls the same physical space.
Pricing is entirely secondary-market driven. Listings reviewed in early October 2026 started around THB 6.6M, with mid-sized apartments commonly appearing in higher single-digit to low-teen millions and larger 190–215 sqm homes reaching the high teens and low twenties. Those asking prices should not be converted into a simple project-wide valuation rule. Renovation quality, view, exact floor, furniture, remaining legal term and seller urgency can create large gaps between units that look similar in a database. There is no current developer inventory sheet that supports a single official entry price. On a project like this, the useful comparison is between specific apartments after their tenure and documents have been normalised.
Tenure is the key diligence issue. DDproperty, FazWaz and Dot Property generally label current Sky Villas inventory as leasehold, and one July 2026 Dot Property sale listing stated that approximately 39 years remained on the lease. Yet some individual market listings describe units as freehold. That conflict is too material to smooth over. A foreign buyer should not assume that the standard 49% foreign condominium quota answers the question here. The selected apartment needs its own title or registered lease reviewed, together with the expiry date, assignment mechanics and any building or lessor consent required for transfer. The value of a leasehold unit can look very different once the remaining term is placed next to the asking price.
The development history also explains why developer names vary. The project is widely associated with TCC Capital Land in current databases, while DDproperty uses Total Property Solution. A 2012 Golden Land filing is more specific: it lists Sky Villas as a residential condominium operated or developed through Sathorn Supsin Co., Ltd., the company linked to the Ascott Sathorn property. Later Golden Land and Frasers Property materials continue to present “The Ascott Sathorn and Sky Villas” as one operating asset. That does not make the project impossible to understand; it means the historical project company, the development brand and the present corporate group should not be collapsed into one label. For a resale buyer, the seller’s legal right and the unit-level transaction documents matter more than the branding shorthand used by a portal.
Ownership format
Major current portals usually label the project as leasehold, while some individual listings describe units as freehold. The tenure of any selected apartment should not be treated as confirmed until the title, lease and transfer documents are checked.
Unit types & sizes
Current inventory includes both roughly 74 sqm apartments and much larger one-bedroom listings above 100 sqm. This is observed 2026 resale stock, not an official developer floor-plan range, so the room count and legal plan should be checked unit by unit.
This is the least standardised segment: the same two-bedroom label appears on apartments of very different scale. Price comparisons only become useful after area, floor, condition and tenure have been normalised.
Large apartments are a core part of the Sky Villas resale proposition. These can work as genuine family homes with substantial living areas, but renovation quality and remaining tenure have an outsized effect on value.
Penthouses are explicitly mentioned in historical Golden Land disclosure as part of the upper-floor Sky Villas residences. No current primary-source schedule of penthouse sizes or prices was found.
The ranges above come from current listings rather than an original developer schedule. Historical primary disclosure confirms one- to three-bedroom residences and penthouses but does not provide a complete modern size matrix. Similar areas are sometimes marketed with different bedroom counts, so the legal unit plan matters. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Price & purchase terms
- Current price: From THB 6.6M in DDproperty listings reviewed on 4 October 2026; the lowest visible asking price was for a unit of about 74 sqm. This is a secondary-market floor, not a developer price. The individual unit, availability, condition, remaining tenure and transfer terms need to be checked separately.
- Completed: 2011
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a central Bangkok address and materially more internal space than many new Sathorn launches.; Couples or families who value a proper living room, a larger kitchen and apartments around 100 sqm or above.; Resale buyers who are comfortable underwriting the individual unit rather than relying on a generic project database.; Investors willing to model rent against actual entry price, remaining tenure, unit condition and local competition rather than promotional yield claims.; may not suit: Buyers who specifically want a new building with uniform modern systems and newly delivered common areas.; Anyone who requires straightforward foreign freehold without unit-level legal verification; public sources conflict on Sky Villas tenure.; Buyers expecting a standard developer price list and consistent floor plans, because the resale stock is highly heterogeneous..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The exact Sky Villas unit count is not verified. Primary material assigns 177 units to the Ascott serviced-apartment operation across the tower, while third-party databases give 117, 60 or 58 units for Sky Villas.
- Tenure conflicts across the market. Major portals usually say leasehold and one 2026 listing stated about 39 years remaining, while some individual listings use freehold. Unit-level documents are required.
- Developer naming, completion year and street number vary historically: the market uses TCC Capital Land or Total Property Solution and 2011–2012, while a 2012 official filing names Sathorn Supsin Co., Ltd. as project operator/developer; the current operator uses 7 South Sathorn Road while some older pages use 187.
