The building sits at 21 Soi Torsak, linked to the Thonglor 13 area in Khlong Tan Nuea, Watthana. That distinction matters because a buyer can inspect an operating building and compare real resale units instead of relying on a launch presentation. Current project databases consistently describe one eight-storey building. Most of the large contemporary portals list 71 units and a 2005 completion, although older property records and some long-running Bangkok agencies report 74 units, while several portals date completion to December 2004. Those discrepancies are kept visible rather than blended into a false single certainty.

The most practical reason to consider this building is the amount of interior space that appears in the live market. The current project data lists one-bedroom layouts at 53–57 sqm and three-bedroom layouts at 104–136.5 sqm. The active rental market adds a substantial two-bedroom segment, with units around 93, 98, 100, 107 and 110 sqm appearing in September 2026. There are also active three-bedroom rentals around 125 sqm. For an owner-occupier, family or home-based professional, the relevance is straightforward: this is a building where genuine multi-room layouts are still part of the available stock, not a project dominated only by small investment units.

The strongest historical and current sources place the building around 2004–2005, which means two units with the same floor area may now be very different products. Renovation history, air-conditioning, plumbing, electrical work, windows, waterproofing, kitchen replacement and signs of past leaks can materially affect both the purchase budget and the first years of ownership. A beautifully refurbished resale can justify a different comparison set from an untouched unit in the same building. The confirmed amenity set is conventional but useful for a residential low-rise: swimming pool, fitness room, parking, lift, security, CCTV, key-card access, garden or barbecue space and a children’s play area. A few agencies also mention a sauna and other shared rooms, but those extra facilities are not described consistently enough to treat them as part of the verified core. The more useful question is therefore not whether a brochure contains a long amenity list, but whether the facilities a household actually plans to use are operating well today. In a mature condominium, equipment condition, opening rules, maintenance standards and the juristic person’s budget can matter more than the original specification.

The address is central to Thonglor life but not at the BTS entrance. Multiple independent sources resolve the building to 21 Soi Torsak, Khlong Tan Nuea, Watthana, Bangkok 10110, with other listings describing the same location as Thonglor 13 off Sukhumvit 55. An independent location profile puts Thong Lo BTS at roughly 1.5 km and Phrom Phong at about 1.8 km. Buyers who expect to walk to the train twice a day should test the route at the times they actually travel. Buyers who mainly use taxis, private cars or local transport may value the position differently, because the building sits within an established residential and lifestyle part of Thonglor rather than on the main Sukhumvit frontage.

There is enough live resale and rental activity to inspect the market instead of guessing at it. In mid-September 2026, a major property marketplace displayed more than ten sale listings and several dozen rentals for the project, with many rental advertisements updated within days. That does not prove liquidity, occupancy or investment return, but it does make comparison easier. A buyer can examine how asking prices change with size, floor, renovation and furnishing. The lowest public sale anchor found during this research was THB 5.3M for a 54 sqm one-bedroom unit. Two-bedroom asking prices in current 2026 listings included THB 7.9M for 93 sqm and THB 8.5M for 107 sqm. These are individual market offers, not a developer price list, so availability can disappear or change without notice.

Foreign ownership has to be checked at unit level. Thailand permits qualifying foreign buyers to own condominium units freehold, but foreign ownership is capped at 49% of the aggregate unit area in the condominium. The juristic person must confirm the foreign proportion for the transfer. A 54 sqm resale listing in this project is specifically marked Foreign Quota, which is useful evidence that a freehold foreign-quota unit has been marketed here. It is not evidence that every available unit qualifies today. Before paying a material deposit, a foreign buyer should match the seller's title, the unit number, the juristic-person quota letter and the required remittance evidence to the actual transaction rather than relying on a project-wide label.

Developer attribution also deserves a documentary check. Historical corporate records connect Grand Heritage Thonglor to Grand Unity Development Co., Ltd. and place the project in 2005, while a number of current property profiles name Grand Heritage Company Limited instead. The two names should not be treated as the same legal chain without the original project registration or juristic-person records. The registry therefore uses Grand Unity Development as the corporate-history-supported attribution and keeps the competing name visible as an unresolved point. This does not change the physical building, but it matters when tracing original development documents and assessing claims made by a seller or broker.

Ownership format

This is a condominium project, so a qualifying foreign buyer can hold a unit freehold when the building still has room within Thailand’s 49% foreign ownership quota by aggregate unit area. One 54 sqm resale listing is explicitly marked as Foreign Quota, but that evidence is unit-specific and does not establish availability for every unit.
