A buyer is not simply acquiring a detached Phuket home; the practical use and value of the interest are tied to the resort operation, the lease structure and the management agreement that governs the specific unit.
The underlying resort has a long and unusually well-documented history. A July 2007 Phuket Gazette construction feature identified Maitree Resort Development Co., Ltd. as the developer and described Villa Zolitude as a nearly completed boutique resort with 30 pool villas. The current official Villa Zolitude website again states that the hillside property contains 30 villas with private pools. That continuity is more persuasive for the physical asset than the newer portal metadata, and it is why the register entry uses 30 as the current confirmed count of resort villas rather than automatically adopting the 45-unit figure seen on sales platforms.

What changed in 2026 is the investment proposition. Industry material about Maitree Resort Development says the company launched the Villa Zolitude Collection and opened its owner-operated hospitality portfolio to international investors. Property portals now show individual interests for sale, including villas numbered in the 120s, with one- and two-bedroom configurations and hotel-management language. At least one one-bedroom unit is described as adjoining a two-bedroom villa so the spaces can operate together as a larger configuration. That pattern looks more like a structured investment release inside an established resort than a separate new development carrying the same name.
The biggest unresolved data issue is the way portals describe the project. FazWaz, Dot Property and related sites currently show 45 units and September 2026 as the build or completion period. Those figures do not line up with either the resort's own current website, which says 30 villas, or the original 2007 construction record. The discrepancy may reflect an investment subdivision, refurbishment programme, a different definition of a saleable unit or simply portal-level project setup. No primary document found in this research explains the 45-unit figure, so it should not be presented as an unquestioned physical villa count.
The lowest current asking price found is THB 12.7 million. Dot Property lists Villa 122 as a one-bedroom, one-bathroom, fully furnished pool villa with 68 sqm of indoor space and a 133 sqm plot or overall lot area. The same listing describes outdoor space that includes the pool terrace, balcony and private swimming pool, and says the unit adjoins a neighbouring two-bedroom villa. That flexibility may be useful for hotel operations, but it makes the legal plan particularly important: the purchase documents need to show exactly what physical space and transferable rights correspond to the marketed investment interest.
Two-bedroom inventory is less uniform. Current marketplace data includes an 88.5 sqm indoor layout around THB 17.8 million and a 113.5 sqm layout at THB 19.2 million, both with private pools. Another listing around THB 17.2 million uses 159 sqm in its headline data but describes 90 sqm indoors plus 69 sqm outdoors in the body copy, making the headline area unsuitable as a clean comparable without the original plan. This is why price per square metre can be deceptive in resort villas: portals may handle terraces, pools, plots and indoor floor area differently, while position and hospitality category also affect value.
The location is a deliberate trade-off. The resort is at 53/25 Moo 5, Soi Baan Nai Trok, Chaofah West Road, Chalong, Mueang Phuket, Phuket 83130, in a green hillside setting rather than on the coast. OpenStreetMap-based mapping places it at approximately 7.8663, 98.33061. The original construction coverage described the site as roughly one kilometre from Chaofah West Road. Buyers who want seclusion and a resort atmosphere may value that setting, while anyone expecting walkable beach access or dense tourist infrastructure should assume regular use of a car, taxi or transfer.
The hospitality infrastructure is tangible rather than merely promised. Villa Zolitude's current website shows Khamin Restaurant, Zense Spa, a 24-hour fitness centre, event spaces and several private-pool villa categories. The original resort design also included a central pool, lobby, restaurant, terraces and a substantial public-facilities zone. Property portals add hotel management, parking, 24-hour security and CCTV to the project features. A buyer should still separate guest amenities from owner rights: access, service standards, common charges and operator obligations belong in the signed agreements rather than assumptions based on what hotel guests currently receive.
Tenure is the most important legal point in the available sales data. Current listings mark both the villa interest and the land interest as leasehold. That is consistent with the practical restriction on direct foreign ownership of Thai land, but the label alone does not establish the quality of the right. The initial lease term, renewal mechanics, identity of the lessor, assignment rights, inheritance treatment, termination triggers and treatment of the building all need to be visible in the documents. A lease with weak transfer or renewal language can behave very differently in resale from one with clear contractual mechanics.
Villa Zolitude therefore fits a buyer who is comfortable investing in an operating resort ecosystem and is prepared to underwrite the lease and management structure rather than relying on a simple 'Phuket villa' narrative. The long operating history, identified developer and functioning hospitality facilities are meaningful positives. The unresolved points are equally material: the 30-versus-45-unit discrepancy, the historic resort versus 2026 completion labels, and the absence of a publicly available lease and hotel-management package. Those documents should drive the investment decision, not a marketing return headline.
