For foreign buyers, the project explicitly presents a 30-year land lease. The developer's project information puts built-up areas broadly between 245 and 300 sqm, with plots in the main Signature range of about 155–208 sqm, while a separately labelled Grand Villa is also shown. In practical terms, this is a full-size family house product rather than a compact holiday property.

The site is on Soi Glumyang in Chalong, away from the beachfront and within an established residential part of the district. The project's own map links to a location around 7.8439412, 98.3292777. The developer describes the area by driving times: roughly five minutes to BCIS and Tesco Lotus, seven minutes to Chalong Hospital, ten minutes to Robinson Lifestyle, and around fifteen minutes to Central Festival and HeadStart International School. Its beach references are about fifteen minutes to Rawai and Nai Harn and about twenty-five minutes to Kata and Karon. Those are useful orientation points, but Phuket traffic makes them estimates rather than dependable door-to-door times.

With 22 villas on a stated project area of 4,780 sqm, the scheme is genuinely low-density in scale. Shared facilities are correspondingly practical rather than resort-like. The project materials list 24-hour security, common-area upkeep, garbage collection, pest control, common electricity and landscaping; major property portals also list CCTV. Most of the lifestyle value sits inside each villa: an 8 × 3 m private mineral pool, air conditioning, built-in kitchen and wardrobes, sanitaryware, landscaping and two covered parking spaces form part of the stated specification. A full loose-furniture package is optional, so two villas with the same plan may still have different move-in readiness and total acquisition budgets.

The completion date is one of the points that needs disciplined handling. The developer's own project page states Q2 2027. Large portals at the same time display April 2027 or October 2027, while one independent project profile gives February 2028. We therefore use the developer's Q2 2027 target as the primary reference and classify the project as under construction, but not as a guaranteed handover date for every plot. A buyer should look at the contractual completion date for the chosen villa, the permitted delay provisions, notice requirements and the remedies that apply if delivery moves.

Public pricing has also shifted across different pages and dates. The project's own materials have shown starting figures of THB 11.95M, THB 12.9M and THB 13.8M, while current marketplace inventory includes villas around THB 12.9–13.1M at the lower end and materially higher prices for larger plots and larger built-up areas. THB 12.9M is therefore best treated as a lower public anchor checked on 9 September 2026, not as guaranteed stock. The inventory includes 245 sqm homes and units reaching 300 sqm, with different plot sizes and furnishing states. Headline price alone is not a meaningful comparison unless the plot, built-up area, specification, furniture package and payment schedule are aligned.

For a foreign buyer, the land structure matters more than the floor plan. The developer states that freehold applies to Thai buyers or a Thai limited company, while foreign buyers are offered a 30-year leasehold route. Thai law generally restricts direct foreign ownership of land, with limited statutory exceptions that are not the normal villa-purchase route. That means the word 'freehold' in a villa advertisement should not be read in the same way as foreign freehold ownership of a condominium unit. For the selected villa, the buyer needs to see the land title, the identity of the lessor, how the lease is registered, how the building is owned, what happens on resale or inheritance, and exactly what any renewal language commits the parties to.

The developer's current payment sheet is relatively clear: THB 100,000 to reserve, 30% on signing the sale and purchase agreement, 30% after the concrete wall-and-roof structure is completed, another 30% after built-in furniture is completed, and the final 10% on transfer with the reservation amount credited. The same sheet lists a common-area fee of THB 55 per sqm per month, THB 30,000 for water and electricity meter installation, and a 50/50 split of the transfer fee. Older marketing listings still circulate a 10/40/50 structure, which is a good reminder that the signed schedule attached to the reservation and sale agreement is what matters, not an agent's copied advertisement.

Overall, Elite Hillside Villas makes the most sense as a compact residential community for buyers who want a true four-bedroom house in southern Phuket and are comfortable relying on a car for daily movement. Its tangible positives are the house size, private pool, small neighbour count and practical access to schools, hospitals and retail in Chalong. The limitations are equally important: the project is not completed, it is not a walk-to-the-beach address, and foreign ownership cannot be reduced to a marketing label. The project is easy to understand physically; the part that deserves the most careful due diligence is the land and lease structure, followed by the exact handover commitment and the final villa-specific specification.
