Kimera has been standing since 2017, so buyers can inspect the real access, surroundings and common areas instead of relying on a future master plan. The public databases disagree between 12 and 14 villas, which is a useful reminder that the legal estate documents matter more than portal metadata.

Substantial private-pool homes

Verified resale stock ranges from roughly 303 to 714 sqm, with private pools and outdoor living space central to the product. That creates a very different lifestyle from a condominium, but also exposes the owner to higher maintenance responsibility for the pool, garden, roof, drainage and building systems.

Practical inland Chalong

The project sits off the West Chaofa Road side of Chalong rather than in a beachfront zone. It suits residents who drive and need access around southern and central Phuket more naturally than buyers whose priority is walking to the sea, restaurants and resort nightlife.

Villa-level due diligence

Resales differ substantially in size, configuration, plot area and asking price, and no reliable original developer identity was found. The investment case therefore lives at the individual-property level: title, ownership structure, physical condition, alterations, management charges and the negotiated purchase price.

Kimera Pool Villa is a compact private-pool villa community in Chalong, in the southern part of Phuket. The project is established rather than new: the most consistent records place completion in February 2017. That changes how it should be assessed. A buyer is not purchasing a uniform developer product from a current launch; they are choosing an individual resale with its own maintenance history, furniture, alterations, pool condition, garden, title documents and asking price. The project name identifies the community, but it does not make every villa equivalent.

The development is small, although the public record is inconsistent about exactly how small. Detailed project descriptions on FazWaz, PropertyHub and hospitality databases repeatedly refer to 12 villas, while the headline metadata on FazWaz, Dot Property and several syndicated portals shows 14. We use 12 as the best-supported detailed figure and retain the 14-unit count as an unresolved conflict. For a buyer, the practical lesson is more important than the arithmetic: public databases are useful for discovery, but the estate plan and documents held for the specific property should settle questions about the legal parcel and the actual composition of the community.

The villas are unusually substantial compared with a typical urban residence. Legacy project material describes three-, four-, five- and six-bedroom types with built areas in the 303–714 sqm range. Current resale stock no longer maps neatly onto that original schedule. In September 2026, a two-bedroom 303 sqm villa is being advertised around THB 14M, three-bedroom 416 sqm homes around THB 25.8M, and four-bedroom villas around 455–714 sqm at approximately THB 30.6M–42.6M. That spread suggests buyers should work from the actual surveyed property and approved plans rather than assume the original type label still describes every home exactly.

Private outdoor space is central to the product. The recurring project description refers to large terraces, sun decks and private pools, while current listings show pool and mountain outlooks. This makes Kimera fundamentally different from a condominium investment: the owner gets more privacy and usable outdoor living, but also carries more responsibility for maintenance. Pool equipment, waterproofing, drainage, roofing, air-conditioning, garden systems and exterior finishes can become meaningful costs after nearly a decade of use. A professional technical inspection is therefore much more valuable than judging a resale from renovation photographs alone.

Kimera sits inland in the greener part of Chalong rather than on the coast. Current sources give the address as 52/1 Moo 6, Soi Naitok, Chalong, with Hipflat also referencing Jaofa 73. Access is from the West Chaofa Road side through local streets; FazWaz places Wat Chalong at roughly 2 km. This is a car- or motorbike-oriented location. It can work well for residents who want to move between Phuket Town, Chalong, Rawai and the southern districts without paying for a beachfront address, but it is not a walk-out-to-the-beach lifestyle. That distinction matters more than broad claims that the project is simply in a convenient Phuket location.

The secondary market is active as of 14 September 2026. FazWaz carries multiple sale and rental listings, PropertyHub has a recently refreshed THB 14M two-bedroom resale, and Phuket.PRO shows current four-bedroom rental inventory around THB 120,000–130,000 per month. Those listings demonstrate ongoing market participation; they do not prove a particular occupancy rate or investment return. Several portals still display a historical 6% guaranteed-return-for-three-years banner, but without a current contract, guarantor and payment terms it should be treated as legacy marketing rather than a live promise available to a resale buyer today.

One material gap is the original developer identity. Property pages for individual villas list the developer as unavailable, and the wider search did not produce a reliable legal developer name supported by primary documentation. For a completed 2017 estate, that does not automatically make the property unsuitable. It does, however, shift due diligence toward what exists now: the land title, ownership of the structure, registered encumbrances, approvals for extensions or alterations, the current management arrangement and any outstanding common charges attached to the specific villa.

Foreign buyers need to separate ownership of a villa structure from ownership of the underlying land. Thailand's official government guidance describes foreign land ownership as a narrow exception subject to special statutory conditions, not the normal route for an international buyer acquiring a pool villa. The lawful structure therefore has to be established for the exact resale before money is committed. A company name on a listing is not enough to prove that a proposed structure is compliant, and nominee arrangements should not be treated as a standard solution. The title deed, seller identity, building ownership and transaction documents all need to line up.

Kimera Pool Villa makes most sense as an established low-density home community rather than a branded investment product. Its appeal is tangible: large villas, private pools, mature surroundings and a central-southern Phuket location that can serve everyday living well. Its risks are equally tangible: ageing building systems, inconsistent public records, no confirmed developer identity and villa-specific legal structures. That combination rewards buyers who inspect deeply. The strongest purchase case will come from one well-documented, well-maintained villa at a sensible price, not from the project name or a portal-level yield label.

Ownership format

These are landed pool villas rather than condominium units. A foreign buyer should not assume the land can be registered personally: the land title, ownership of the building and the lawful ownership or long-lease structure must be checked for the specific villa. Public project listings do not establish one project-wide ownership structure for every resale.
