Why this project is worth a look
One plan, serious volume
The 716 sqm footprint is organised around large living areas, four bedrooms, staff space, flexible rooms and a private lift rather than a long list of tiny extras. That can work very well for a multi-generational or space-intensive household. For a smaller family, the same scale may simply mean more cleaning, cooling and maintenance, so the size should solve a real need rather than act as a status metric.
Low density by design
Seventy-three homes across more than 48 rai gives plot position genuine importance. Plots start from 120 sq wah, and the developer highlights corner and garden-facing locations. Two houses with the same internal plan can therefore feel quite different depending on road frontage, landscaping, neighbours and distance from the clubhouse.
Road-first Bangkok access
This is not a walk-to-MRT address: Si Kritha station is about 7.2 km away. The location instead trades rail convenience for access to eastern Bangkok's road network and a cluster of international schools. That makes sense for car-based family routines, but it is a poor fit for anyone expecting central-Bangkok mobility without regular driving.
Shared space has purpose
The clubhouse, pool, gym, garden and outdoor sports areas give residents places to exercise and socialise outside the private plot. In a large-house project, that is more useful than an oversized amenity list. The plot's exact relationship to those shared areas is still worth checking because convenience, noise and privacy can pull in different directions.
The contract still matters
The developer and core project specification are well documented, but the legal and commercial position is plot-specific. Buyers should match the plot number, land title, handover date, included specification and contracting entity before paying. Foreign buyers need an additional layer of review because the house and the land cannot simply be treated as one unrestricted freehold asset.
About the project
VIVE New Krungthep Kreetha is a separate Land & Houses development in Saphan Sung, eastern Bangkok. The name is close to the earlier VIVE Krungthep Kreetha, but the two projects should not be merged. The older development is commonly profiled as a 49-home project with smaller house types, while the new scheme launched for presale in May 2025 with 73 homes. That distinction matters because some current property portals attach smaller 421–426 sqm houses to the new project name. The base specification used here is therefore the 716 sqm new-project house on plots starting from 120 sq wah.
The site covers more than 48 rai and the master plan is built around large private plots rather than a dense row-house format. A four-metre green strip runs through the development, and most plots are described as either corners or facing landscaped areas. The practical benefit is straightforward: the project is trying to create separation between homes and to keep shared greenery visible from the residential streets. With only 73 houses, plot position and outlook matter almost as much as the house itself.

There is essentially one 716 sqm house plan offered with three exterior treatments named Chalk, Dust and Clay. Plot sizes start at 120 sq wah and extend to 228 sq wah. The standard programme includes four bedrooms, six bathrooms, a multipurpose room, staff accommodation, four parking spaces, a private lift and a glazed pavilion-like room. This makes plot selection more important than choosing between floor plans: buyers are mainly deciding on land size, orientation, frontage, garden relationship and the position within the estate, because the core internal programme is shared across the three façades.
The show house is laid out for a large household rather than a conventional four-bed suburban home. The lower level combines substantial living and dining areas with a separate Thai kitchen, service space and an internal courtyard. The second floor includes bedroom suites and a glazed family area, while the upper level adds further private rooms and flexible space. A 716 sqm house can be impressive on paper, but the real question is whether the household will genuinely use the separation between family, guest, work and staff zones. For a smaller household, the same volume can become a maintenance burden.
The project sits at 198 Kanchanaphisek Road, with its entrance on the frontage-road side of the New Krungthep Kreetha corridor. This is primarily a road-connected address. Si Kritha station on the Yellow Line is roughly 7.2 km away, so this is not a rail-oriented home and daily life will usually assume a car. The trade-off is easier access to the eastern Bangkok road network, the Kanchanaphisek ring road and the Rama 9/Sirat corridor. That pattern suits households whose regular destinations are spread across schools, offices and airport-side Bangkok rather than concentrated around one train line.
International schools are one of the strongest practical location anchors. Ascot International School Bangkok is about 2.8 km away, Wellington College International School Bangkok about 5.2 km and Brighton College Bangkok around 8 km. Everyday retail and healthcare are also in the wider corridor, including Little Walk Krungthep Kreetha, The Paseo Town Ramkhamhaeng and Kasemrad Ramkhamhaeng Hospital. These are distance references, not guaranteed drive times; eastern Bangkok traffic can change the real journey materially by time of day.
The shared facilities sit around the centre of the estate: a clubhouse, saltwater swimming pool, gym, resident lounge space and a large landscaped garden. Outdoor areas include a basketball court, putting green, football area and shaded seating. For a development where every home already has a large private footprint, the value of the common space is not simply that it exists. It gives children and adults places to exercise or meet without turning every activity into another private addition on the home plot.
Construction timing is less clean than the basic specification. July 2027 appears as the full-estate completion target, while some houses are already described as complete and specific plots are actively being sold. The sensible reading in September 2026 is phased readiness: buyers should confirm the actual completion and handover condition of the chosen house, not rely only on a single project-level year.
Pricing also needs to be read by channel. The project launched from THB 68M in May 2025 and that figure remains a public project anchor. In September 2026, an active market listing for the correct new-project specification — 716 sqm on a 130 sq wah plot with four bedrooms and six bathrooms — is advertised at THB 59.3M. That does not establish a new universal price for the project. A particular house may differ in plot position, fit-out, seller motivation, included equipment and transfer terms, so a lower listing price is a negotiation reference rather than a substitute for checking the actual property.
The developer is Land and Houses Public Company Limited, a residential developer whose business has included detached housing since the 1970s. That removes uncertainty about who created the project, but it does not remove transaction-level due diligence. The contracting party, selected plot number, land title, specification, completion condition and remedies for delay still need to be matched to the paperwork before money is committed.
For a foreign buyer, the legal issue is the land beneath the house. Thailand's general regime does not allow a foreign individual to buy residential land as freely as a Thai citizen. Narrow statutory exceptions exist, but they are conditional and approval-based. A portal label such as 'freehold' should therefore not be read as confirmation that a foreign buyer can hold both this house and its plot directly. The selected plot's title and the proposed ownership or lease structure must be reviewed first.
The identity check is especially important with this project. Listings showing 421–426 sqm homes on roughly 80–104 sq wah plots appear under the new-project name on several portals, but those dimensions resemble the earlier 49-unit VIVE Krungthep Kreetha far more closely than the new project's official 716 sqm, 120+ sq wah configuration. Unless a seller can tie such a listing to a specific plot in VIVE New Krungthep Kreetha, it should not be used to describe the new project. Those smaller-house records are excluded from the core data here.
Ownership format
This is a landed house. As a general rule, a foreign individual cannot directly own land in Thailand, apart from narrow statutory exceptions subject to separate conditions and approvals. No project-specific foreign-buyer structure is publicly confirmed for VIVE New Krungthep Kreetha, so ownership of the building and the land rights must be checked against the selected plot's title and contract.
Home types & sizes
One core plan with 4 bedrooms, a multipurpose area, staff accommodation, 4 parking spaces, a private lift and a separate glazed room. Published plots range from 120 to 228 sq wah. Chalk, Dust and Clay mainly refer to façade treatment, so the meaningful choice is the specific plot and house position rather than three different internal layouts.
Some portal listings attach 421–426 sqm houses to the VIVE New Krungthep Kreetha name. They are excluded from this unit mix because the new project's base configuration is 716 sqm on plots from 120 sq wah, while 421 sqm is associated with the earlier VIVE Krungthep Kreetha.

Best for: A household that genuinely needs a roughly 716 sqm home with four bedrooms plus separate family and service zones.; A buyer whose routine centres on eastern Bangkok international schools and car travel rather than walkable rail access.; Someone looking for a low-unit-count gated estate with large plots and meaningful shared garden and sports space.; A buyer prepared to choose the exact plot by orientation, neighbours and readiness rather than by façade name alone.; may not suit: A foreign buyer expecting to register the land directly in their own name without a separate legal analysis of the permitted structure.; Anyone who needs walkable MRT access or a daily routine that works comfortably without a car.; A small household for which 716 sqm would create more maintenance and operating cost than practical value.; A yield-led investor looking for a contractually documented income programme; no verified guaranteed-rental scheme was found..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Homenayoo gives July 2027 for full completion and PropertyHub also profiles the project as 2027, but the current Land & Houses project page does not display a separate estate-wide completion date.
- Public materials do not confirm the land-title type for selected plots or a project-specific structure for foreign buyers. The exact plot title and draft contract are required before the ownership route can be assessed.
- Several portals mix 421–426 sqm homes and sub-120 sq wah plots into the new-project name. Those records conflict with the official new-project typology and are excluded unless a specific plot and documents prove otherwise.
