Why this project is worth a look

House-scale central living

Current stock is around 350–358.5 sqm in the examples we found, with three or four bedrooms, multiple bathrooms, service space and on-site parking. The value proposition is therefore not a generic luxury label; it is the ability to live in a full-size multi-level house without moving to the outer suburbs. The cost of that space is more building fabric and more private systems to inspect and maintain than in a typical condominium.

Charoen Krung riverside setting

The estate sits on Charoen Krung in Bang Kho Laem, close to the Chao Phraya and Asiatique The Riverfront. That is an uncommon setting for a townhouse community this close to central Bangkok. It is not a station-at-the-gate location, however, so the right way to judge connectivity is against the household's actual school, office and evening routes rather than the apparent closeness of landmarks on a map.

A mature resale asset

Land and Houses' archive confirms a 2004 launch, which means the buyer is assessing an existing estate rather than a promise on a brochure. Streets, landscaping, security, shared amenities and the house itself can all be inspected in their current state. The trade-off is age: waterproofing, roof and façade condition, electrical systems, plumbing, air-conditioning, windows, moisture history and previous alterations deserve more attention than they would in a new-build handover.

Scarcity is not liquidity

Only a small number of public listings are visible at any one time, so direct comparables are limited. That can make the product feel scarce, but scarcity should not be confused with easy resale. A high absolute ticket and land-ownership constraints for foreign buyers narrow the buyer pool. Exit assumptions should therefore be based on real comparable transactions and marketing periods, not on the fact that few houses are listed.

The title outranks the brand

The original developer identity is unusually well supported because Land and Houses named the project in its own 2004 investor release. Even so, developer reputation does not substitute for transaction-level due diligence after two decades of secondary ownership. The land title, registered owner, encumbrances, building records and any material alterations belong to the individual property, and those documents matter even more for a foreign purchaser.

About the project

Ladawan Na Chaopraya is an unusual central-Bangkok product: a low-rise gated riverside community on Charoen Krung rather than a high-rise condominium or a new suburban estate. That distinction matters because several modern portals make the project look much newer and much smaller than the historical record suggests. Land and Houses' own investor archive listed Ladawan Na Chaopraya on 1 March 2004 among projects scheduled for launch in the first quarter of that year, placing it on Charoen Krung, describing the product as a “villa house” and showing a THB 15M price point. A later secondary database gives 2006 as the completion year. By contrast, PropertyHub labels it as a 2019 project with two units, a figure that is difficult to reconcile with the developer's 2004 launch announcement. For a buyer, the sensible reading is that this is an established mid-2000s riverside project and that the newer portal metadata is unreliable for project scale and age.

Today the project is a resale and rental market rather than a developer-led launch. We did not find current Land and Houses inventory or a live developer sales brochure for this specific estate. What is visible in 2026 is individual owner stock: active rentals and at least one current sale card. That shifts the due-diligence focus from launch-stage questions to house-level questions. The important variables are the actual plot, the house's position within the estate, river exposure, refurbishment history, building condition, land and building title documents, common charges, and what has been altered since the original handover. Two houses with broadly similar internal area may be materially different assets here because the estate is old enough for owners to have renovated, reconfigured or extended interiors in different ways.

Current listings provide a useful sense of scale without giving us a verified original unit catalogue. PropertyHub showed two rentals around 350 sqm in late September and early October 2026: one with three bedrooms plus a multipurpose room and five bathrooms, and another with four bedrooms and five bathrooms. A separate sale listing describes a four-storey house with 358.5 sqm of usable area on 39.3 sq wah of land, four bedrooms, six bathrooms and a maid's room. An older rental listing quotes more than 364 sqm. These are meaningful real-world examples of the housing stock, but they should not be presented as the developer's official type range. Differences can reflect corner plots, owner alterations, varying floor-count descriptions and the way individual agents measure usable or land area.

The practical attraction is the combination of house-scale living space with a central riverside address. Around 350 sqm of internal area gives a family a very different living pattern from most central condominiums: multiple bedrooms, service space, parking and several levels rather than one apartment floor. At the same time, the estate sits on the Charoen Krung corridor close to the Chao Phraya and Asiatique The Riverfront; market databases place Asiatique at roughly 0.4 km from the project. This is not a rail-first location with a BTS station at the gate, so daily convenience depends on how the household actually travels and on traffic conditions. For buyers who value international schools, the riverside corridor and access to central districts more than immediate rail adjacency, the trade-off can make sense.

Shared amenities repeatedly reported across project profiles and listings include a swimming pool, garden, gym, parking and 24-hour security, with CCTV also appearing in several sources. The current sale card goes further, describing roughly 2.02 rai of common area, underground utilities and controlled access. Those details are useful but should be read as features of a mature estate rather than as a fresh developer promise. The buyer's real question is how these shared areas are maintained now, what major repairs have already been carried out, what work may be approaching after roughly two decades of use, and whether the quoted annual common fee for the selected house matches the management records.

Foreign ownership needs special attention because this is a land-and-house product. The 49% foreign quota that applies to registered condominiums is not the relevant route here. Thai government guidance states that foreign individuals generally cannot acquire land outright except under narrow statutory conditions that include specific investment and approval requirements. For a foreign buyer, the first document question is therefore not simply “is it freehold?” but what land title exists, who is registered on it, how the building is recorded, and what lawful structure is available for this exact transaction. Ladawan Na Chaopraya can still be relevant to an international household, particularly as a rental or where a compliant ownership structure is available, but its legal due diligence is fundamentally different from buying a condominium unit.

Ownership format

This is a townhouse-and-land transaction, not a condominium-quota purchase. A foreign individual generally cannot take direct title to Thai land except under narrow statutory conditions. For the selected house, the land title and the lawful ownership or lease structure for both the building and the land need to be verified.

Home types & sizes

3 bedrooms + multipurpose room
about 350 sqm
5 bathrooms

A fresh 2026 rental card describes a renovated house of roughly 350 sqm with three bedrooms, a separate multipurpose room, five bathrooms, a maid's room, two kitchens and parking. It is a real current-house example after refurbishment, not a verified original developer floor plan.

4 bedrooms
about 350 sqm
5 bathrooms

A second live rental card shows a four-bedroom house with roughly the same internal area. Public sources disagree on the floor count and plot size of individual homes, so 350 sqm is best treated as an example of current stock rather than a project-wide standard.

4 bedrooms — resale example
358.5 sqm
6 bathrooms

The sale card describes a four-storey home on a 39.3 sq-wah plot with four bedrooms, six bathrooms and a maid's room. Its headline shows THB 60M while the body still states THB 68M, so the live asking price needs direct confirmation.

Public asking range shown: THB 60–68M

We did not find the original Ladawan Na Chaopraya unit catalogue. The cards above are real resale and rental examples, not a complete developer type matrix; two decades of owner renovations can change room counts, layout and even how agents describe floors and usable area. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The estate is on Charoen Krung Road in Wat Phraya Krai, Bang Kho Laem, close to the Chao Phraya River.
  • Market project profiles place Asiatique The Riverfront at roughly 0.4 km from the estate.
  • Rama III Bridge BRT is listed at roughly 0.9 km; the nearest BTS station is farther away and normally requires a road transfer.
  • Public listings variously use Charoen Krung 74 Soi 3 and Charoen Krung 76/1, so the exact gate and plot address should be confirmed for the selected house.

Price & purchase terms

  • Current price: From THB 60M in a current resale card checked on 4 October 2026. The body of that same card still states THB 68M, so THB 60M should be treated only as the lower public asking-price anchor; the seller's live price, inclusions and availability need to be confirmed for the specific house.
  • Completed: 2006

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family that wants roughly 350 sqm of house-scale space in central Bangkok without moving to an outer suburban estate.; A buyer who values the Charoen Krung riverside corridor, international-school access and car connectivity more than having a rail station at the project entrance.; Someone comfortable underwriting a specific mature resale house on condition, plot position and documents rather than buying a standardized new-build floor plan.; A tenant looking for a rare large urban townhouse: public 2026 stock shows asking rents around THB 120,000–140,000 per month for houses of roughly 350 sqm.; may not suit: A foreign buyer expecting the straightforward direct-ownership route of a condominium purchase; this is a land-based house transaction and the legal structure is more complex.; A buyer who needs a new home with developer warranty, a fully documented original type catalogue and a developer payment plan.; Someone whose priority is daily walkability to BTS rather than house size and a riverside Charoen Krung location..

  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing conflicts across sources: Land and Houses' own archive confirms a Q1 2004 launch, Zmyhome states 2006 completion, while PropertyHub says 2019. This record uses 2006 as the more plausible working reference, but we did not find an original completion certificate in the public source set.
  • We did not find an official total home count. One older listing says the estate has 40 houses, while modern portals show one or two “units”; in context those numbers appear to reflect visible listings rather than full estate inventory. The the total-unit field field is therefore omitted.
  • The current sale card contradicts itself, showing THB 60M in the headline and THB 68M in the description. Until the seller confirms the live ask, the price is treated as a market anchor rather than a fixed project value.
