The regular Nantawan project carries homes around 302 sqm and materially lower asking prices; the Pool Villa scheme is consistently documented as a 30-home estate with two core house types of 656 and 816 sqm, a private pool and an internal passenger lift. Listings in the THB 35–45 million range that appear under the Pool Villa name often describe the smaller Le Baron-style houses from the other project. A buyer comparing value should therefore use Idyllic and Holistic homes, or plots explicitly identified by Land & Houses as part of NANTAWAN Pool Villa, as the relevant benchmark set.

The estate is at No. 98 on New Krungthep Kreetha Road, part of the Srinakarin–Rom Klao corridor, in Saphan Sung district. A specialist project profile places it at 13.755709, 100.692467. This is an eastern-Bangkok residential location built around driving access, international schools and links to the motorway network rather than a walkable central-city lifestyle. Land & Houses gives approximate distances of 6 km to Si Kritha station on the MRT Yellow Line, 7 km to the Kanchanaphisek ring-road expressway access and 10 km to the Si Rat Expressway access. The density is unusually low even by Bangkok luxury-estate standards. Thirty homes sit on a published project area of 34 rai, 2 ngan and 28 square wah. Idyllic provides 656 sqm of usable space with four bedrooms, while Holistic expands to 816 sqm and five bedrooms. Published base plot sizes have started around 213 square wah for Idyllic and 265 square wah for Holistic, although the actual land parcel varies by plot. The Idyllic 00D01 currently displayed by the developer, for example, is 222 square wah. This is not a choice where another ten or twenty square metres drives the decision. The difference between the house types is felt in the volume of reception and family spaces, the extra bedroom and the amount of capacity for a multi-generational household, staff and guests.

Both layouts are organised around a private pool courtyard. The pool is treated as the visual and functional centre of the house, with living and reception spaces opening towards it rather than leaving it as a detached amenity at the far end of the garden. Detailed project reviews document double-height living volume, separate family and guest settings, large kitchen areas, staff quarters and private bedroom suites. A passenger lift is included in the house specification. For a family planning to stay for many years, especially one with older relatives, that has practical value: the upper floor does not become difficult to use as mobility changes. Common facilities are designed as a complement to the private houses rather than as a substitute for what each home already contains. Formal gardens and landscaped lake areas provide the outdoor shared environment. Access uses a two-stage security arrangement, automatic licence-plate recognition, CCTV coverage and 24-hour guards. With only 30 homes, these spaces are most useful as places to meet, exercise or host visitors outside the private residence. The pool, principal living areas and much of the entertainment capacity are already within each plot.

Sales are still active at the review date. Land & Houses continues to publish a project-level starting anchor of THB 100 million and currently displays two specific opportunities: Idyllic plot 00D01 at THB 102 million and Holistic plot 00A01 at THB 125 million. Both use a 20% initial-payment structure: THB 1 million on reservation, a contract payment bringing the buyer to 20%, and 80% on transfer. The mortgage illustration shown alongside those figures is a separate banking example, not a guaranteed developer financing term. Older reviews carried higher starting figures of roughly THB 120–145 million for the two types, so the current prices are best treated as present plot-specific commercial terms rather than evidence that every home in the estate has repriced by the same amount.

Completion information is less clean. A detailed 2025 project review stated that the whole estate was scheduled for completion in 2027, and a recent project database also shows 2027 with an under-construction status. Other portals label the project as completed in 2026, while some agency pages use still earlier dates. At the same time, Land & Houses is already marketing specific homes as available to inspect and buy. The practical distinction is between completion of an individual house and completion of the estate as a whole. A serious buyer should confirm the condition and handover date of the selected plot, the remaining works around it, and the contractual point at which common facilities and surrounding infrastructure are considered complete.

Foreign buyers face an additional legal issue because this is a landed house rather than a condominium. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions that are not the normal route for a residential purchase. NANTAWAN Pool Villa's public sales material does not publish a foreign-buyer ownership structure or the land-title type for each plot. The house price therefore cannot be separated from the legal structure of the acquisition. Before reservation, a foreign purchaser should see the land document, establish who would be registered as owner of the land and building, and obtain advice on the lawful structure available in that person's circumstances. A nominee-style Thai company should not be treated as a routine shortcut around the land rules.

Daily life is car-dependent; acquisition and operating costs are high in absolute terms; the resale audience for a THB 100-million-plus landed home is necessarily narrow; and foreign ownership of the land requires more legal work than buying a condominium unit. A buyer prioritising rental yield or fast resale should model those goals separately rather than assuming the project's prestige solves them. For a household prioritising privacy, scale and multi-generational living, however, the physical product is unusually well aligned with that brief.
