Why this project is worth a look

Only 34 homes

About 33 rai is shared by just 34 detached houses, with a four-metre landscaped belt between neighbouring plots. The low density is a physical master-plan feature, not merely a branding claim.

Large family layouts

The range runs from 441 to 727 sqm, with four or five bedrooms plus dedicated staff accommodation. These plans suit multigenerational living and frequent guests far better than a conventional city house.

Live developer pricing

Land & Houses currently shows individual plots and special prices, with the lowest specific home we found at THB 60.9 million for N441. That gives a more useful market anchor than the rounded THB 60 million headline, though stock still needs same-day confirmation.

Amenities for 34

A two-storey clubhouse, fitness room, 12-by-25-metre pool, formal landscaping and 24-hour security serve a very small resident base. The missing number is the common-area fee, which should be obtained before comparing total ownership cost.

Western Bangkok access

The address connects into Bangkok’s western road network while remaining inside the city, but the nearest listed MRT station is about 9 km away. It works for a driving household; it is not a rail-first location.

About the project

Nantawan Prestige Ratchapruek–Prannok is a new Land & Houses mansion community in western Bangkok, on Prannok–Buddhamonthon Sai 4 Road in Bang Phai, Bang Khae. Land & Houses introduced it in February 2026 as one of only two new projects the company planned to unveil that year. The useful starting point is not the luxury branding but the site plan: roughly 33 rai for only 34 detached two-storey houses. The developer says saleable plots account for about 54% of the estate and a four-metre landscaped belt separates neighbouring homes. That creates a materially different living proposition from a dense suburban compound — large private plots, very large houses and a small resident population, while still remaining inside Bangkok rather than in an outer neighbouring province.

There are three principal house designs, N441, N581 and N727, named after their stated usable areas of 441, 581 and 727 sqm. The entry design is already a substantial family house with four bedrooms, five bathrooms, four car spaces and one staff room. N581 and N727 move to five bedrooms and seven bathrooms, with two staff rooms. Published plot sizes start at about 144.3, 186.3 and 224.5 sq wah respectively, while independent project reviews show larger plots approaching 290 sq wah. The practical appeal is not simply the French-Chateau façade. These floor plans are built around large shared rooms, double-volume spaces, separated service functions and enough bedroom capacity for a multigenerational household or frequent guests without forcing every activity into the same part of the house.

At this price level, choosing a house design is only part of the decision. The published minimum land sizes establish the scale of N441, N581 and N727, but Land & Houses sells named plots individually, and the plot itself can change how the house works day to day. A useful viewing should therefore compare the actual frontage and driveway, the relationship to the four-metre green belt, the distance from the clubhouse and main internal road, and the outlook from bedrooms and shared rooms. Staff circulation matters as well: the entry design is published with one staff room, while the two larger houses have two. None of those points makes one plot universally superior. They do explain why two homes carrying the same model code can justify different asking prices, and why a headline 'price per house' is a weak comparison tool in a low-density estate with large, non-identical plots.

Pricing is unusually easy to cross-check because Land & Houses currently exposes individual plot pages. The project landing page still advertises a THB 60 million starting level, but the lowest specific live home we found on 20 August 2026 is N441 plot 00C03 at a special THB 60.9 million, against a displayed regular price of THB 69.9 million. N581 plot 00C01 is shown at THB 67.5 million against THB 92.5 million, while N727 plot 00F01 is THB 100.9 million against THB 115.9 million. We therefore use THB 60.9 million as the present lower inventory anchor rather than treating the rounded THB 60 million headline as guaranteed stock. At this end of the market, the plot, position, land area and included fit-out can materially change the price, so the selected plot page and sale contract need to be checked again immediately before reservation.

Project-level completion is reported for 2027. ThinkOfLiving and Homenayoo both place construction commencement in 2024, and TerraBKK records a late-2027 finish. Meanwhile, the developer already has plot-specific sale pages and 2026 reviews show developed common areas and show homes. The sensible project status is therefore under construction, with the important caveat that individual houses may be at different stages. Land & Houses also markets these homes with a relatively complete fit-out. Current house pages refer to built-in kitchen work, EV-charger preparation, home automation, AirPlus² ventilation, courtyards and other supplied items. Those references are useful for understanding the intended delivery level, but the actual inclusions should be taken from the schedule attached to the contract for the chosen plot, not from a generic web page.

The delivery specification deserves the same plot-by-plot treatment. Current Land & Houses pages refer to built-in kitchen work, EV-charger preparation, home automation, a ventilation system, courtyards and other supplied components. Those are useful indicators of the intended finish, but they are not a substitute for the contractual schedule. Before reservation, the buyer should identify exactly which kitchen appliances, sanitaryware, air-conditioning and ventilation equipment, automation components, landscaping, built-in furniture and charging hardware are included with the selected home. The same applies to timing. A 2027 project completion target does not mean every currently advertised plot will hand over on the same date. The useful document is the selected home's construction status, remaining-work list and contractual handover date.

The amenity package is large relative to a 34-home estate. The two-storey Château au bord de l’eau clubhouse contains a reception/lounge area and fitness space, while ThinkOfLiving describes a 12-by-25-metre saltwater pool with children’s and Jacuzzi zones. Landscaping is part of the master plan rather than a small leftover strip: the four-metre green belt is used between homes, electrical lines are underground and the central facilities open onto formal gardens. Security materials mention controlled vehicle access, CCTV and round-the-clock staff. The unanswered cost question is the common-area charge. We did not find a reliable published rate, so a buyer should request the current fee schedule and any sinking or initial common-area payment before comparing the carrying cost with another luxury housing estate.

This is a car-based address. Land & Houses lists MRT Lak Song at about 9 km, MRT Fai Chai at 10.3 km and the Si Rat Expressway connection at 10.4 km. The project sits on the Prannok–Buddhamonthon Sai 4 corridor between the Sai 2 and Sai 3 roads, with road connections toward Kanchanaphisek, Borommaratchachonnani and Phetkasem. For a family whose daily geography is western Bangkok, Pinklao, Charan Sanit Wong and trips into the centre by car, that network can work well. It is a poor match for someone buying specifically for walkable rail access. The address offers the space of an outer-city house while remaining administratively in Bangkok, but the trade-off is that most everyday trips are likely to start in a car.

Foreign ownership needs to be separated from the marketing term “freehold.” Property portals may describe the development as freehold because Thai buyers can acquire house-and-land title in the ordinary domestic structure. That does not create personal land freehold for a foreign individual. Thailand’s BOI/OSOS guidance states that non-Thai citizens are generally not permitted to own land, while foreigners can own a building standing on leased land. For a foreign buyer, the workable legal analysis therefore starts with a registered land lease and separate documentation for the house, rather than assuming the land can be transferred personally. We did not find a public Land & Houses foreign-buyer structure for this specific project, so the plot title, contracting party, proposed lease, building rights and transfer mechanics all need to be reviewed before paying a reservation. Nominee-company workarounds should not be treated as a substitute for a lawful ownership structure.

Taken as a whole, Nantawan Prestige Ratchapruek–Prannok is best judged as a very large family residence inside a deliberately small community, not as a yield product. Its strongest factual points are clear: 34 houses, large plots, 441–727 sqm homes, substantial common facilities and current direct developer inventory. Its limits are just as clear. The entry ticket is around THB 60 million, the location is driving-oriented, and a foreign buyer cannot interpret a portal’s “freehold” label the way they would for a foreign-quota condominium. For a household that wants space, privacy and western Bangkok road access, those trade-offs may be acceptable. For a buyer prioritising simple foreign title, walkability or a straightforward rental-investment model, another property category is likely to fit better.

A foreign individual generally cannot take personal freehold title to Thai land. A foreign purchase requires a lawful structure using a registered land lease with separate verification of rights to the house; the exact documents for the selected plot must be agreed before reservation.
