The named current detached-home plans run from 216 to 320 sqm with four or five bedrooms and two or three parking spaces. The layouts are large enough for a genuinely multi-room household rather than simply adding floor area to one oversized living zone.

About the project

Prestige Rama 9–Krungthepkreetha is a gated landed-home development by Frasers Property on Bangkok’s eastern side, along the Kanchanaphisek corridor in Saphan Sung. It is not a central-city condominium product dressed up as a family address. The project combines two-storey semi-detached and detached houses, while the current developer page places most of its attention on the larger detached homes. That changes the buying logic completely: the relevant questions are usable house area, land plot, parking, private outdoor space and the routes you drive every day. The Rama 9 and Krungthep Kreetha name is useful as a market-positioning shorthand, but the actual administrative location is Saphan Sung, so buyers should judge the property as an east-Bangkok house rather than a Rama 9 CBD residence.

The strongest part of the current offer is the scale of the detailed floor plans. Frasers Property currently publishes three detached-house layouts: Siena at 216 sqm with four bedrooms, four bathrooms and two parking spaces; Milano at 251 sqm with five bedrooms, five bathrooms and two parking spaces; and Luzern at 320 sqm with five bedrooms, five bathrooms, three parking spaces and a private swimming pool. These are genuinely family-sized plans rather than apartments stretched into house proportions. The larger layouts leave room for separate living and dining zones, extra-purpose rooms and, in the Luzern plan, staff accommodation and a separate staff bathroom. The exact specification still belongs to the selected house, but the published plan data is detailed enough to understand how each size is meant to be lived in.

There is one obvious data problem on the developer page and it should not be smoothed over. The summary block says the project contains both semi-detached and detached homes with 140–163 sqm of usable area, yet the detailed house cards on the same page show 216, 251 and 320 sqm. A 2024 project review helps explain the split: the earlier master mix was described as 53 semi-detached homes and 61 detached homes, with the three detached types running from 216 to 320 sqm. For that reason the unit cards in this dossier use only the areas tied to named current plans. The 140–163 sqm figure is kept as an unresolved compact-home range rather than blended into a misleading project-wide average. Anyone considering a smaller semi-detached house should request the current lot sheet and plan for that specific property.

The overall unit count has also evolved. Older market material used 114 homes. Frasers Property’s 2025 annual report, however, lists Prestige Rama 9–Krungthepkreetha at 112 units and 82.1% sold as of 30 September 2025. The detailed property schedules in the same report show two completed homes remaining for sale at that date and another 18 homes carried as development property with a target completion in the third quarter of FY2026. The live consumer page now advertises the scheme as having only 61 units without defining whether that number covers the whole historical development or the detached-house component. Because 61 matches the older detached-home count, the wording is plausibly segment-specific, but that is an inference rather than a statement made by the developer. The registry therefore uses the newer corporate total of 112 and flags the difference.

Direct developer sales are still live on 20 August 2026. The current Frasers Property page shows a THB 11.59M–19M range, but the THB 11.59M entry is not a neutral base price. It is an August promotion for two homes, reduced from THB 14.49M and displayed for 1–31 August. That makes THB 11.59M a useful live lower anchor and nothing more. A buyer should not assume that a Siena, Milano or Luzern can automatically be bought at that number. The selected plot, house type, land size, private-pool specification, fit-out and current incentives can all change the final figure. Historical asking prices from launch-era reviews are therefore kept out of the current price field rather than mixed with today’s developer campaign.

The communal amenities are straightforward and appropriate for a gated family estate. The live developer page lists a clubhouse, shared swimming pool, garden, playground, key-card access, CCTV and security guards. A detailed 2024 review described a broader set that included a fitness room, two landscaped areas and a putting green, but the registry deliberately sticks to the facilities Frasers Property is still presenting on the current page. This is not a resort-residence proposition where the amenity deck is the main reason to buy. Most of the usable value sits in the house itself: bedrooms that can serve different generations, proper parking and, on selected larger homes, a private pool and support spaces.

The location also needs a car-first reading. The project sits by Kanchanaphisek Road and connects into the east-Bangkok network through Ramkhamhaeng, Srinakarin–Rom Klao, Krungthep Kreetha and the motorway system. That can work very well for a household whose routine stretches between eastern Bangkok, the airport corridor and central employment areas, because the house is positioned around major roads rather than deep inside a small residential lane. The trade-off is equally clear. This is not a five-minute-walk-to-BTS lifestyle, and a quoted drive time to Rama 9 should never substitute for checking the route at the hours you actually travel. For this address, commute pattern matters more than a map pin’s straight-line distance to the CBD.

Foreign buyers have an additional ownership issue that does not arise in the same way with a condominium. Frasers Property’s corporate schedule records the project land tenure as freehold, but that describes the developer’s underlying asset and does not grant a foreign individual unrestricted ownership of Thai land. Thai government guidance continues to state that foreigners are generally restricted from owning land directly except within narrow statutory exceptions, while the Board of Investment’s one-stop service notes that foreigners can own a building on leased land. The public Prestige material does not set out a specific to the project foreign-buyer structure. A foreign purchaser therefore needs the selected plot’s title documents and a clear legal structure for land and building rights before paying a material deposit. A nominee-company workaround should not be treated as a normal buying solution.

Taken as a whole, Prestige Rama 9–Krungthepkreetha is most convincing when viewed as a mature family housing project with active developer inventory rather than as a speculative new launch. The three current detached-house plans are concrete, the gated-estate facilities are already defined, and Frasers Property is still quoting live stock and pricing. The caution comes from the data presentation: 112 units in the latest corporate report versus 61 on the consumer page, and a 140–163 sqm summary beside detailed 216–320 sqm house plans. Those discrepancies are manageable if the purchase starts from one identified house rather than from a brochure range. Plot position, land area, road exposure, pool, fit-out and legal rights can matter far more here than the project-level headline.

Frasers Property’s corporate property schedule records the project land as freehold. That describes the developer’s asset tenure, not an automatic route for a foreign individual to own Thai land. No specific to the project foreign-buyer structure was found in the public material.
