The four main house types span 302 to 608 sqm, so upgrading changes the way the house functions rather than merely adding a prestige label. The smaller pair keeps four bedrooms; the larger pair moves to five bedrooms and significantly more service and family space.
Land still matters
Plots start from about 100 square wah. In a low-rise Bangkok estate, the exact plot can materially affect privacy, garden usability, parking and the relationship with neighbouring houses. Two homes of the same model are therefore not automatically equivalent.
What you see exists
This is a functioning community with completed houses, established landscaping and active resale stock. Buyers can inspect the real streetscape and common facilities rather than relying only on a master plan. Developer inventory remains in the market as well, which can be useful for price comparison.
East Bangkok logic
The location works best for households whose daily life already points east — international schools, Srinakarin, Suvarnabhumi-side travel and ring-road access. It is less naturally suited to a buyer who wants a rail-first central-Bangkok commute.

The developer's current project page lists 136 plots across 69 rai 1 ngan 59 square wah, with land plots starting from 100 square wah and house sizes from 302 sqm. This matters because buyers are no longer evaluating an early presale concept: completed homes are occupied, developer-held ready stock is still being marketed, and a sizeable resale and rental market exists alongside it. In practice, that creates three price layers at the same time — the developer's headline project range, short-lived special offers on specific plots, and individual owner asking prices.
The house mix is broad enough to change how the property works for a family rather than simply changing the façade. LE BARON provides 302 sqm with four bedrooms and five bathrooms. LE COMTE expands to 378 sqm while keeping four bedrooms, giving more room to living, work and family areas. LE MARQUIS moves to 449 sqm with five bedrooms and six bathrooms, while LE DUC reaches 608 sqm with five bedrooms and seven bathrooms. Plots start at roughly 100 square wah. A sensible comparison therefore starts with household structure: whether a ground-floor bedroom is needed, how many cars are in daily use, whether staff quarters matter, and whether the family genuinely benefits from the additional internal space rather than simply paying for a larger model name.

The common areas are unusually substantial for a 136-home Bangkok housing estate. Land & Houses lists a clubhouse, an infinity-edge pool, a fitness space positioned over the water, co-living and work areas, a large landscaped garden and a lake. Independent project profiles also describe a children's pool, controlled access, CCTV and 24-hour security. Power and fibre infrastructure run underground, and the houses are prepared for EV charging. The practical result is a community that uses water and landscaping as real spatial buffers rather than treating the clubhouse as a small decorative amenity at the entrance.
This is a car-first location. The official address is 8 New Krungthep Kreetha Road, Saphan Sung, Bangkok 10240. Land & Houses places Si Kritha Yellow Line station about 6 km away, Kanchanaphisek Ring Road access about 7 km away and the Si Rat Expressway access about 10 km away. Land & Houses lists Brighton College Bangkok at about 6 km, Wellington College International School Bangkok at 6 km and Samitivej Srinakarin Hospital at 6.4 km. That profile makes the estate particularly relevant to households tied to international schools, Suvarnabhumi-side employment or regular east-Bangkok travel. It is less compelling for someone expecting to walk to rail transit every morning.
Pricing needs to be read at house level. On 4 October 2026 the developer continued to present a THB 40–65M project range while its live sales page showed individual ready homes below that band, including a LE BARON at THB 36.5M and a LE COMTE at THB 38.5M. At the same time, refreshed PropertyHub resale listings in early October included asking prices from roughly THB 33.5M and then spread much higher according to house type, plot size, furnishing and position inside the estate. A low headline number therefore does not make one house directly comparable with another. A buyer comparing a developer-held furnished house with a privately owned resale should treat condition, included furniture, land size and transfer timing as part of the price, not as afterthoughts.
Foreign-buyer structuring is the major legal boundary. This is a landed-house project, not a condominium with a foreign ownership quota. Thai law generally restricts direct land ownership by foreign individuals, subject only to narrow statutory exceptions. A registered land lease and separate ownership rights in the building may be relevant in some transactions, but NANTAWAN's public materials do not present a standard foreign-buyer structure for this project. The active rental market can make the houses interesting to long-term residents or landlords, but advertised rents alone do not establish an investment return: the acquisition structure, actual negotiated rent, maintenance of a large house and garden, vacancy, common charges and resale liquidity all affect the outcome. The strongest case for the project is therefore residential first — a substantial family home in a mature east-Bangkok luxury corridor — with investment considerations assessed only after the specific house and legal structure are clear.
Ownership format
This is a landed house rather than a condominium. As a general rule, a foreign individual cannot directly own Thai land; any registered land lease and separate building-ownership structure must be checked against the selected house and its title documents. The project's public materials do not set out a specific foreign-buyer structure.
Home types & sizes
The smallest core model in the estate is still a large family house by Bangkok standards. Sources consistently show four bedrooms, five bathrooms and three parking spaces. It suits a household that needs four proper bedrooms and service space without paying for the much larger footprint of the upper models. Some of the lowest current special offers were attached to LE BARON homes, but those prices belong to specific plots and inclusions, not to the model as a whole.
LE COMTE keeps the four-bedroom format but provides materially more internal space than LE BARON. The developer's model page shows three parking spaces together with expanded family, work, kitchen and staff areas. It is the logical step up for buyers who value larger shared spaces more than adding a fifth bedroom.
LE MARQUIS moves the plan into a five-bedroom format and is commonly listed with four parking spaces. At 449 sqm, it is better suited to larger or multigenerational households that want guest or parent accommodation without sacrificing work and family rooms. Resale asking prices vary materially with plot and fit-out, so there is no single meaningful LE MARQUIS price.
The largest confirmed model in the original line-up reaches 608 sqm with five bedrooms and seven bathrooms. It is a clear step beyond the other house types and only makes sense when the extra space has a real use case — a large household, frequent guests, staff and multiple independent living areas. LE DUC is not shown in PropertyHub's current core plan cards, but its specification is supported by Home.co.th, PS Property and live listings for actual houses.
All four are two-storey detached house types. The 302, 378, 449 and 608 sqm figures are supported across multiple sources. One ThinkOfLiving profile lists LE COMTE at 376 sqm, while Land & Houses and other project databases show 378 sqm; the developer's 378 sqm figure is used here.
