Why this project is worth a look

The redesign is explicit

The buyer is not being asked to pretend the old schedule is still intact. The latest project communication moves construction to 2027 and handover to 2030, with the revised design due to be presented from September 2026, so the purchase can be assessed against the project's real current stage.

418 homes remain

The residential unit count is one of the few design parameters specifically carried forward into the revised project. It gives a solid sense of project scale while the final floor count, layouts and amenity package wait for the relaunch documentation.

A central Rama IV address

Samyan ties together Chulalongkorn University, the Silom-Sathorn business corridor and the route toward Yaowarat, with Sam Yan MRT part of the location proposition. That urban relationship survives the redesign and is easier to evaluate today than the future architecture.

MQDC still shows everything from compact one-bedroom units to lofts, duplexes and large penthouses. The breadth is useful for understanding the intended product, but the revised floor plans should be the basis for choosing an actual unit rather than the legacy diagrams.

Price needs context

MQDC displays a THB 9.9M starting point while active marketplace listings go lower, including THB 6.29M. That gap is not automatically a bargain: the buyer first needs to establish whether a listing is fresh primary stock, a resale contract or an older buyer position and whether the specific unit survives the redesign.

About the project

Whizdom Craftz Samyan is a Whizdom-branded condominium project under MQDC on Rama IV Road in the Samyan area of central Bangkok. For a buyer looking at it in August 2026, the defining fact is not the original tower height or the legacy renders: the project is being materially redesigned. In March 2026, the project informed 68 existing buyers that it would continue but with a revised development plan and design. One key element was explicitly retained — the residential count of 418 units. That makes the identity clear: this is not a separate phase or a second tower, but a revised version of the same Whizdom Craftz Samyan project.

The schedule therefore has to be reset from the old launch material. The original scheme went on sale in late 2023, and many property portals still show completion in 2026 or 2027. The newer project communication dated 31 March 2026 says construction is to start in 2027, with completion and handover expected within 2030. Existing buyers were to be shown the revised design from September 2026, followed by an official relaunch in the fourth quarter of 2026. As of 29 August, that leaves the project in a pre-relaunch window. We classify it as planned rather than under construction even though some map data and listing portals still carry the older construction status.

The current MQDC project page creates a second layer of complexity because it still publishes the detailed specifications of the earlier design. It shows a site area of 2 rai 1 ngan 90.5 square wah, 55 above-ground levels plus four basements, 418 residences, one shop, four SoHo units, 2,316 square metres of facility space and 359 parking spaces. Virtual tours and floor plans also remain live. These are useful evidence of the original product, but a buyer should not treat every one of those figures as locked for the redesigned version. For that reason, the registry below does not promote the 55 floors, parking count or facility package to final project facts yet.

The same caveat applies to the unit mix. MQDC's live page currently lists one-bedroom homes of 30–39 sqm, one-bedroom lofts of 46–57 sqm, two-bedroom homes of 53–66 sqm, two-bedroom Plus units of 77–89 sqm, two-bedroom lofts of 70–90 sqm, three-bedroom units of 96–105 sqm, duplexes of 99–100 sqm and penthouses of 188–223 sqm. Those ranges are retained in the unit cards because they come directly from the developer page that is live today. They should be read as the currently published, pre-relaunch configuration rather than a promise that every layout will survive the redesign unchanged. A unit number should only be selected against the revised floor plans once MQDC issues them.

Pricing is similarly split between the live developer presentation and the secondary market. MQDC currently displays a starting figure of THB 9.9 million and a registration form for the project. PropertyHub, meanwhile, carries active sale listings below that level, including a 34 sqm one-bedroom unit at THB 6.29 million during the August 2026 check. The lower figure is useful as a market anchor but not as a like-for-like new-launch price. A listing may represent an existing buyer's contractual position, an assignment, or another resale structure established before the redesign. Until the revised MQDC sale package is released, the seller, contract status and continuity of the specific unit all need to be verified.

The location is the part of the proposition that is least affected by the redesign. The site is on Rama IV Road in the Samyan corridor, within Bang Rak district; most property databases place it in Maha Phruettharam subdistrict. Samyan sits in a dense central-Bangkok zone between Chulalongkorn University's education cluster, the Silom-Sathorn business area and the route toward Yaowarat. MQDC itself highlights proximity to Sam Yan MRT, Chulalongkorn University and Chinatown. For an owner-occupier, that means a genuinely urban daily routine with rail, university, offices, retail and food districts close enough to matter rather than a peripheral project dependent on a car for every trip.

That centrality has trade-offs. Rama IV is a major arterial road, and the surrounding area carries significant commercial, education and office activity throughout the day. Buyers seeking a quiet low-rise neighbourhood or a secluded residential compound should not assume the Samyan setting will feel that way. Orientation, floor level, glazing and actual acoustic performance will matter, and the redesign makes the final building placement even more important. Legacy renders cannot answer those questions. Once the revised plans are issued, it will be worth checking how residential floors are positioned relative to Rama IV and how the updated design handles privacy and road exposure.

On tenure, the current MQDC page describes the development as a freehold condominium. That does not mean every unit is automatically available to a foreign buyer as freehold. Thai condominium rules cap combined foreign ownership at 49% of the total unit area in a registered condominium. The foreign quota therefore needs to be confirmed for the selected unit at the time of purchase and ultimately at transfer. We do not assume that a leasehold alternative is offered here simply because leasehold structures exist elsewhere in Thailand; the current project materials reviewed for this dossier do not establish a specific to the project leasehold option.

The project company named in the March 2026 redesign communication is Whizdom Pinnacle Corporation Co., Ltd., with the development operated under MQDC and the Whizdom brand. That distinction matters when reviewing documents. A buyer should identify the legal counterparty in the new reservation and sale agreement rather than relying on brand recognition alone. The March communication also set out special cancellation and compensation arrangements for people who had already bought into the old scheme. Those remedies are evidence of how the transition is being handled for legacy buyers, but they are not a current payment plan or an entitlement that a new buyer should assume will apply to a fresh booking.

Whizdom Craftz Samyan is therefore best evaluated today as a central Bangkok project approaching a formal relaunch, not as a conventional off-plan tower with a frozen specification. The attractive elements are easy to identify: Rama IV, the Samyan-Chulalongkorn-Silom relationship, a broad published range of unit sizes and a large developer platform behind the brand. The decision risk is equally concrete: a buyer is standing between an old product and a new one. Before committing money, the revised floor plans, final level count, facility schedule, payment terms, unit specification, sale contract and the 2030 delivery timetable should all appear in the new sales documents rather than being inferred from 2023–2025 material.

It is also important to separate two different pools of supply. One will be the official MQDC relaunch with the redesigned product and whatever pricing and contracts are introduced in Q4 2026. The other is the stock already visible through agents and marketplaces, some of which may trace back to pre-redesign buyer positions. A low asking price, a floor number and an area in a listing do not by themselves prove that the buyer will receive the same unit in the redesigned project on unchanged terms. The seller's contractual rights, MQDC's recognition of the specific unit and the revised plan should be checked before treating that listing as directly comparable with new primary inventory.

Several registry fields are intentionally left out rather than filled with old numbers. That is a consequence of the project's current stage, not a lack of research. The live official page still carries the prior scheme while the company has already announced a new design that had not yet been publicly presented on the date of this check. A current down-payment percentage, payment schedule, final post-redesign floor count and final facility package were not found in reliable new-version documents. Those should be the first items refreshed after the formal relaunch because they materially affect affordability, delivery risk and the actual product a buyer is agreeing to purchase.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register freehold ownership only within Thailand's foreign quota, capped at 49% of the total unit area in the registered condominium. Quota availability must be confirmed for the selected unit before transfer; a specific to the project leasehold route is not confirmed in the current materials.
