That gives buyers more choice than a single-format tower, but it also makes project-wide averages less meaningful: a 32 sq m studio and a 200 sq m penthouse belong to different buyer and rental markets.

A buyer can judge the building as it exists today: the condition of the common areas, how the juristic office runs the property, the quality of the specific resale unit and how well this exact location works for day-to-day life. Samirano Group identifies the development as its third condominium project and the historical project website names Samirano (Tonglor 10) Co., Ltd. as the project company. Most current databases agree on one 23-storey building with 135 units, although the completion year is not consistent across sources. DDProperty and PropertyScout show 2008, while FazWaz, Dot Property, Lazudi and several related databases use 2010. We retain that discrepancy rather than smoothing it away, and use 2010 as the registry value because it is the date repeated across the larger group of current project profiles.

The location works best when Thonglor and Ekkamai are viewed as one connected lifestyle district rather than as two separate BTS stops. The building sits on Ekkamai Road close to the Thonglor Soi 10 connection, with Donki Mall Thonglor almost next door and a mature mix of restaurants, shops, schools and services already around it. The trade-off is rail access. FazWaz describes Ekkamai BTS as roughly 1.2 km away, so this is not a step-out-of-the-lobby transit building. Residents who frequently use taxis, ride-hailing or a car may find the cross-connection between the two neighbourhoods more useful than the distance to the station suggests; someone who wants a very short daily walk to the BTS should treat the location differently.

The unit mix is broader than in many newer Bangkok projects that concentrate heavily on small one-bedroom stock. Project databases show studios around 32–37 sq m, one-bedroom units around 40–53 sq m, two-bedroom apartments around 69–79 sq m, three-bedroom layouts around 126–139 sq m and large penthouse formats around 185–203 sq m. That creates several different resale markets inside one building. A compact unit bought for personal use cannot sensibly be compared with a renovated family apartment or a large upper-floor penthouse simply because all three share the same project name. The useful comparison is between like-for-like units, with close attention to floor, outlook, renovation quality, furniture, mechanical condition and title status.

There is active resale stock in September 2026. The lowest current asking reference we found was approximately THB 3.09 million on PropertyHub for a compact unit, while DDProperty showed project asking prices ranging from about THB 3.3 million to THB 33.9 million. The spread reflects very different apartment sizes and specifications rather than one coherent project-wide price. For a buyer, that is an advantage only if the search is disciplined: choose the unit profile first, then compare several genuinely similar resales. Because the building is complete, the due-diligence process can include a physical inspection of the apartment and the building itself — corridors, lifts, parking, pool, gym and the general standard of upkeep — instead of relying on a brochure or show unit.

Ongoing costs deserve the same attention as the entry price. FazWaz and PropertyHub currently cite a common-area charge of about THB 55 per sq m per month. That is a useful reference, but it should be confirmed with the condominium juristic office before purchase, together with any seller arrears, the current sinking-fund position and planned major works. In a mature building, these checks matter because future ownership experience depends heavily on how well shared systems have been maintained. Age by itself is neither a positive nor a negative; the relevant evidence is the current condition of the lifts, façade, water systems, common spaces and the building’s management records.

For an international buyer, the project’s freehold condominium status is relevant but does not make every resale automatically eligible for foreign ownership. Thai condominium law limits aggregate foreign ownership to 49% of the registered unit area, so the remaining quota must be confirmed for the specific transaction. A resale purchase also calls for unit-level checks: the seller’s title, registered encumbrances, outstanding common fees and whether the physical apartment matches the registered documentation. In a completed building like The Alcove Thonglor 10, the project name gets you only so far. The final decision should be based on the particular unit and the documents attached to it.

Ownership format

The developer describes the project as a freehold condominium. A foreign buyer may hold a unit in registered freehold only while the building remains within Thailand’s foreign-ownership ceiling of 49% of the aggregate unit area. The available quota for the specific resale unit should be confirmed before committing to the transaction.

The upper end of the project. Current listings include apartments of roughly 200 sq m, sometimes marketed as four-bedroom homes; that may reflect later reconfiguration or listing conventions, so the registered plan and actual bedroom count should be checked for the individual unit.
