Why this project is worth a look
A genuinely small collection
Prestige contains 62 residences with only two to eight homes per floor. It gives the residential portion a different feel from the much larger mixed-use masterplan around it, which is useful for buyers who want amenities without living in a high-door-count corridor.
Space before unit count
Official layouts start at roughly 64.7 sqm, step up to 79.6 sqm and then to 144–146.3 sqm penthouses. Combined with 3.4-metre ceilings, the proposition is closer to a spacious city residence than an entry-level investment condo, although the exact plan still matters more than the collection name.
Amenities with conditions
The project promises an unusually broad wellness, leisure and service environment. Buyers should value it only after checking how it will operate: which services are included in common charges, which are paid separately, and whether access belongs to Prestige residents or is shared across the wider development.
Thonglor, not station-front
Soi Thong Lo 10 is firmly within the Thonglor–Ekkamai lifestyle area, but it is not a station-attached address. That is a reasonable trade for some residents and a poor fit for others, so mobility should be judged from the actual site rather than from the neighbourhood name alone.
Timing needs a contract
The developer's June 2026 progress page shows the wider project at 35% overall. With an older official Q4 2026 transfer target and a newer industry estimate around mid-2027, a buyer needs the handover clause, delay provisions and updated construction schedule in writing rather than relying on portal completion fields.
About the project
The first thing to get right is the product boundary. ORIGIN PRESTIGE Thonglor is not simply another label for the whole Origin Thonglor World scheme. It is a 62-unit residential collection within Building B, positioned separately from Origin Courtyard, Origin Glass House and the serviced-investment products elsewhere in the mixed-use development. That distinction changes almost every useful number. Hundreds of units quoted for the wider site, rental programmes attached to Grand Hampton, or specifications belonging to Courtyard should not be carried across to Prestige. A buyer here is considering one of 62 Prestige residences, with its own floor range, layouts and amenity proposition.
Prestige occupies floors 18 through 28 of Building B, a 30-storey residential building in current project descriptions. The official Prestige microsite says there are only two to eight homes per floor and a 3.4-metre ceiling height. It also gives a clear unit breakdown: 40 Premier Suites, 18 Royal Suites and four Presidential Suites. The official plan page lists Premier Suite at 64.70–64.80 sqm, Royal Suite at 79.60 sqm, and Presidential Penthouse variants at 144.00 sqm and 145.70–146.30 sqm. Those are unusually generous sizes for the entry end of a central Bangkok condominium project, and they make Prestige more relevant to buyers prioritising everyday living space than to someone simply looking for the cheapest Thonglor address.

The site sits on Thong Lo Soi 10 in Khlong Tan Nuea, Watthana. It is an inner-neighbourhood Thonglor position with access toward Ekkamai rather than a building attached to a BTS station. That can suit a resident whose daily life is already centred on Thonglor–Ekkamai, where restaurants, retail, medical services and offices are part of the neighbourhood fabric. It is less compelling for someone whose first requirement is a train platform at the front door. Origin's broader masterplan tries to offset that trade-off by placing residential, retail, office, healthcare and wellness uses on one mixed-use site. The practical value will depend on which components are operating when residents move in, not just on what appears in the masterplan.
Amenities are extensive on paper, but their meaning needs to be separated from the marketing vocabulary. Origin's Prestige materials list a pool, fitness areas, natural onsen, ice and steam rooms, massage and sound-healing spaces, lounges, a business club, landscaped areas and Thonglor Central Park. The service programme also advertises concierge support, engineering assistance, deliveries to the residence, housekeeping, valet support and several health or personal services. Some services on the official page carry an asterisk, which is a useful reminder that a service can exist without being included in the standard ownership cost. Before purchase, the question is not only whether a facility is planned, but how access works, which entity operates it, what is included in common fees, and what is charged separately.
Construction status is the part of the file where old project pages are least reliable. The official Origin Thonglor World website reported 35% overall progress in June 2026, with structural work at 66.74%, architectural work at 3.98% and M&E at 2.20%. It also stated that the EIA and construction permit had been approved. That makes 'completed in 2025' claims still circulating on portals incompatible with the developer's own current progress update. A 2024 Origin bond prospectus had expected Prestige transfers in Q4 2026, while a much more recent ThinkOfLiving project review says completion is expected around mid-2027. The current official site does not publish a fresh handover date, so this dossier deliberately treats the timing as unresolved rather than choosing the most convenient date.
Current asking prices also need a timestamp. DDproperty carried a 64.7 sqm one-bedroom Prestige unit at THB 24.01M on 8 August 2026, and another recent listing for the same floor area appeared at THB 24.24M. The lower figure is useful as a market entry anchor, not as a developer price list. A 64.7 sqm listing could disappear, change price or represent a resale/assignment position with different payment obligations. For a project at this price level, a buyer should compare the actual unit number, floor, orientation, contractual stage, remaining instalments and transfer terms rather than relying on a headline price per collection.
Tenure is broadly clear at project level but still unit-specific in practice. Origin describes the wider development as freehold, and recent Prestige listings also identify their units as freehold. Thai condominium law limits foreign ownership to no more than 49% of the total unit area in a registered condominium building. A foreign buyer therefore needs confirmation that foreign freehold quota is available for the particular unit at transfer. If a seller proposes leasehold because quota is unavailable, that is a different legal and economic position: the lease term, registration, renewal language and payment structure should be read on their own terms rather than treated as equivalent to foreign freehold.
Prestige therefore makes most sense as a low-density, large-unit residential proposition inside a much larger urban campus. The strongest evidence is tangible: 62 homes, two to eight per floor, 3.4-metre ceilings, large official layouts and a substantial amenity programme. The main constraint is equally tangible: this is still a construction-stage purchase in September 2026, and the public record does not yet provide one current, authoritative handover date. For a serious buyer, the next layer of work is unit-level rather than promotional — confirm the seller and contracting entity, the remaining payment schedule, foreign quota, contractual handover provisions, delay remedies, exact service charges and which amenities or hotel-style services are included after completion.

Ownership format
Origin Thonglor World is marketed as a freehold condominium development. A foreign buyer can hold a unit freehold only within the available foreign quota, capped by Thai law at 49% of the registered condominium's total unit area. If quota is unavailable for a chosen unit, any leasehold alternative and its contractual terms need separate confirmation.
Unit types & sizes
This is the core Prestige product: the official microsite allocates 40 of the 62 residences to Premier Suite. At roughly 64.7 sqm, it offers materially more space than the compact one-bedroom format common in newer central Bangkok projects. A live August 2026 listing confirms that a 64.7 sqm one-bedroom is being marketed, but the exact unit still needs plan-level checks for floor, orientation, view, contractual stage and remaining payments.
Royal Suite accounts for 18 residences and has an official area of 79.60 sqm. Public sources are not fully consistent about the bedroom label: a recent project review calls it a one-bedroom-plus layout, while some market listings classify similar floor area differently. The dossier therefore keeps the official product name and area rather than forcing a bedroom count. A buyer should use the signed unit plan to understand whether the extra space functions as a study, multipurpose room or true bedroom.
The penthouses are genuinely scarce: the official microsite assigns only four homes to the Presidential Suite category. The official plan page shows one 144.00 sqm variant and others at 145.70–146.30 sqm. That is stronger evidence than secondary pages that cite sizes up to 220 sqm without matching the publicly available official plans. For a penthouse purchase, the specific unit plan and specification should take priority over any generic collection range.
Official product names and areas come from the Prestige microsite. No bedroom count is forced for Royal Suite because recent secondary sources classify the 79.6 sqm layout differently. For penthouses, the registry follows the official 144–146.3 sqm plan range and treats the larger range seen in a third-party review as unresolved.
