When two Pattaya payment plans are genuinely comparable
A THB 100,000 reservation does not define the buyer's true entry cash. For the 34.7 sq m one-bedroom Aquarous example used here, the foreign-quota price starts at THB 4.80M and the reservation is credited toward a 30% payment due within 30 days, bringing early cash to THB 1.44M. Avenue Boutique shows the opposite headline: a larger THB 200,000 reservation on a THB 3.483M studio, yet the contract-stage total still comes to 30%, or THB 1.0449M.
Plans that look identical at the start can put capital to work very differently later. Aquarous leaves 50% for handover. The Zenith II apartment shown in this comparison has already collected 90% before the keys are due, leaving only 10% at transfer. A buyer therefore needs to look beyond the first percentage and see where the payment concentration sits over the life of the purchase.
A clean comparison needs the same kind of evidence on every row: an identifiable apartment, its ownership quota, the price that the schedule applies to, a clear booking-credit rule and a date or validity period. Calendar instalments and construction-triggered instalments also behave differently when a buyer enters part-way through a project, so the trigger matters as much as the percentage.
Aquarous illustrates why dated documents matter. One current sales page presents 30% within 30 days, 20% through construction and 50% at handover, while another public marketing page splits the construction portion into five 4% instalments and states that it is not the developer's official website. Those versions should never be blended into a synthetic schedule; the operative plan is the one issued for the selected apartment when the reservation is made.

How much cash is needed before handover
Across the four comparable examples, the first major threshold happens to be the same 30% of price, but the cash amount is not: roughly THB 1.0197M to THB 1.6068M. The THB 100,000–200,000 booking fee is only a slice of that requirement. A reservation headline therefore tells you how much secures the unit, not how much liquidity the purchase consumes over the next month.
The paths separate after that point. Aquarous adds 20% during construction, so 50% has been paid before handover. LOVE IT and Avenue Boutique reach 80%, while the Zenith II schedule reaches 90%. Two buyers can start with the same 30% headline and still commit capital at very different speeds.
The handover balance can be the largest cash event in the whole plan. Aquarous leaves THB 2.40M, or 50% of this apartment's price, for the key handover. Zenith II leaves only THB 339,900 at transfer, but by then THB 3.0591M has already been paid. A small final balance is therefore not the same thing as a light payment burden; it can simply mean the money was required earlier.
Timing language deserves equal attention. A four- or six-month instalment cycle can be placed on a cash calendar, while construction-stage triggers move with the contract definition of that stage. A buyer entering after launch needs a schedule showing the dates that apply to that purchase, not a historic promotional graphic.

The handover balloon and cash-payment discounts
The handover balloon can matter more to liquidity than the reservation amount. In the Aquarous example, THB 2.40M remains due at handover; the Zenith II example leaves THB 339,900. One schedule keeps more cash with the buyer during construction, while the other collects most of the price earlier. That is a timing difference, not a verdict on which plan is better.
A genuine cash-payment discount needs a matched pair: the same apartment, specification, ownership quota and quote date, priced once for instalments and once for full payment. The current rows do not provide a sufficiently reliable matched pair, so this page does not treat any advertised project-level price gap as financing cost. A project launch price and a selected-unit instalment price are not comparable substitutes.
If a matched cash price becomes available, the first useful calculation is the absolute price difference and its percentage on a stated base. A discounted-cash-flow comparison can go further, but its discount rate is an explicit buyer scenario. The resulting NPV difference should not be presented as an interest rate charged by the developer.
Contract terms that can change the real burden
A reservation form and the full sale-and-purchase agreement do different jobs. Thailand's consumer-protection framework treats condominium sales as a controlled-contract business, and in February 2026 the Office of the Consumer Protection Board reported inspections of condominium reservation contracts for compliance with the 2024 contract-control notification. That makes the reservation document consequential, but it does not create a universal refund outcome for every cancellation.
Four clauses can materially change the cash plan: whether the booking fee is credited to price, the consequences of buyer delay, the contractual handover date, and the mechanism that applies if the project is late. Those terms can vary by document and promotion. Percentages on a marketing page do not replace the language issued for the actual purchase.
Some cash is also due around transfer without forming part of the apartment price. Published Aquarous terms separately identify items such as sinking fund, common-area fees, meter installation and a transfer-fee share; the LOVE IT, Avenue Boutique and Zenith II listings likewise show additional handover charges. Keeping those amounts outside the 100% price schedule prevents a buyer from mistaking the final price instalment for the entire cash requirement on transfer day.
A delayed handover can move the timing of the final balance and therefore change how long capital stays available or committed. Refund, termination and delay remedies depend on the wording of the relevant documents and applicable rules, so they should be read from the contract for the selected purchase rather than inferred from a generic payment-plan advertisement.

A THB 100,000 or THB 200,000 booking fee can look modest even when the contract brings the first cash requirement to roughly a third of the apartment price within weeks. I would focus on when the largest pool of cash must be available, because a 50% transfer balance and a 10% transfer balance place the pressure at very different points in the purchase. If the payment dates and booking-credit mechanics are not fixed in the documents issued for the chosen apartment, the advertised percentages are too weak a basis for a cash plan.
