What the quoted area actually refers to
A 35 sq m label can sit on very different kinds of evidence. A listing may provide one room-size field, a sales brochure may draw a balcony and internal zones, while the registered title and plan identify the legally recorded condominium unit. Until those layers are matched, the number alone does not tell you how much of the home has actually been documented.
Thailand's Condominium Act gives the registered record a clear role: a condominium unit title must state the unit's location and area and include a plan showing width, length and height. Department of Lands registration requirements also call for floor-by-floor plans with unit dimensions and total areas, together with information separating private and common property. That tells a buyer what formal records can contain; it does not make every developer or portal label equivalent to the registered area.
This is where terms such as usable area, living area, unit size and room size need to stay attached to their source. They may describe the same figure in a particular case, but that cannot be assumed across projects or even across different records for the same building. When the measurement basis is not disclosed, the uncertainty should remain visible.
Balconies are a good test of the rule. A balcony drawn on a marketing plan does not establish by itself whether its area is included in the quoted figure or how it is treated in the selected unit's registered record. If the document does not break it out, there is no defensible balcony percentage to calculate.
Which Pattaya floor plans can be compared fairly
The comparison below contains eight identifiable layouts from five Pattaya projects. Each row has a project, a specific plan code or unit type, a quoted total area and a public plan or developer record that ties those pieces together. It is deliberately narrower than the market because a visually similar image is not a substitute for a traceable unit type.
Two pairs are especially useful. Copacabana Beach Jomtien publishes Type 9 and Type 10 at 35.00 sq m, while the Unixx South Pattaya brochure lists 1D1 and 1D2 at 34.5 sq m. These are separate plan identities with the same headline size, and the drawings contain labelled zones and dimension callouts. Neither brochure, however, supplies a complete square-metre split for the interior rooms versus the balcony.
Other projects disclose less geometry. Arcadia Millennium Tower's 27 sq m 1B-A plan labels the bedroom, living area, kitchen, shower and balcony but does not give separate zone areas. Arcadia Beach Continental publishes 1B-C at 35.5 sq m and 1B-D at 36 sq m, and The Panora Pattaya lists Type A1 at 34.84 sq m, yet the accessible developer pages do not provide an internal-versus-balcony breakdown for those types. Wongamat is not forced into the table simply to balance the map; a clean plan-to-area link is more useful than nominal geographic coverage.
Document date can be just as important as project name. Sansiri's current THE BASE Central Pattaya page gives 29–35 sq m for one-bedrooms and 62–71 sq m for two-bedroom, two-bath units, whereas an older official PDF gives 28.50–34.50 sq m and 61.50–69.50 sq m. Those are versioned project records, not numbers to average together. A republished copy of the same layout is also still one layout, regardless of how many portals display it.
Comparable floor plans: what the documents actually show
The table compares disclosed evidence, not layout quality. “Breakdown not stated” means missing square metres have not been reconstructed from the drawing.

Why the same square metres can produce different space
The same total area can describe more than one geometry. Copacabana's Type 9 and Type 10 are both quoted at 35.00 sq m, yet the brochure treats them as separate plans with their own arrangement of entrance, pantry, bathroom, bedroom, living zone and balcony. The drawings show where those functions sit, but they do not assign a square-metre figure to each part.
Unixx makes the same point with plan identity. Types 1D1 and 1D2 are each listed at 34.5 sq m and each has its own dimensioned drawing. A buyer therefore cannot treat “34.5 sq m at Unixx” as a complete description of the unit; the actual plan code still matters. The missing room areas do not need to be reverse-engineered from image proportions.
A small difference in total size is equally easy to over-interpret. Arcadia Beach Continental lists 1B-C at 35.5 sq m and 1B-D at 36 sq m. Without a published allocation for bedroom, living space, circulation and balcony, the extra 0.5 sq m cannot be assigned to any one of those zones.
Arcadia Millennium Tower's 27 sq m 1B-A shows why a detailed-looking drawing can still leave a measurement gap. The bedroom, living area, kitchen, shower and balcony are named, but their individual areas are not. The balcony cannot be subtracted from the 27 sq m simply because its outline is visible.
For a real purchase, the useful record is layered: registered evidence, developer-plan evidence and unresolved items. That structure captures genuine differences between layouts without inventing an efficiency percentage or turning visual impressions into measurements.

What actually fits using stated dimensions
Furniture symbols on a floor plan are design cues, not a measurement standard. The Copacabana brochure says its 35 sq m units are furnished with a custom king-size bed, but it does not publish that custom bed's external dimensions. That statement therefore cannot be used to prove that an unrelated bed frame will fit.
A real product gives a cleaner test. IKEA's 150 × 200 cm IDANÄS bed frame is 161 cm wide and 207 cm long. Copacabana Types 9 and 10 contain numerous dimension callouts, yet the clear bedroom rectangle is not stated unambiguously as at least 161 × 207 cm, so the defensible result for this particular frame is “fit not proven,” not a measurement taken from the picture.
Even a confirmed footprint would answer only the geometric question. Door swings, wardrobes, columns, sockets and the circulation space a buyer wants around the bed can change whether the room works comfortably. A rendered bed is not evidence of those clearances.
When price per square metre is comparable
Price per square metre is a valid calculation only when the price and area belong to the same unit. A Unixx South Pattaya resale listing updated on 18 September 2026 quotes THB 2,800,000 for 34.00 sq m, which works out to about THB 82,353 per sq m. That arithmetic is sound for the two fields in that listing.
The limitation is the measurement basis. The listing describes 34 sq m of living space; it does not establish that this is measured on the same basis as a registered area in another project, or even the 34.5 sq m 1D1/1D2 figures in the original Unixx brochure. A cross-project THB-per-sq-m comparison can therefore acquire false precision when the underlying area labels are not aligned.
For two units to be meaningfully compared, each price needs to match its own unit and date, and both area figures need a comparable basis. When that cannot be established, whole-unit asking prices with clearly labelled area sources are more transparent. An asking price is also not evidence of the final transaction price.
Questions about condo area and floor plans
Is the balcony included in a Thai condo’s quoted area?
A balcony cannot be treated as automatically included or excluded from every quoted condo size. The selected unit's registered plan and title are the strongest records for the legally recorded area, while a brochure or listing may use a different label. If the balcony is drawn but no separate area is stated, its treatment remains unresolved. Use the same documented basis before comparing two units.
Can I calculate internal floor area from a floor-plan image?
Only a reliable scale or explicit dimensions can support a geometric area calculation. A web image, screenshot or resized PDF page may not preserve a usable scale, even when the drawing looks precise. Pixel measurements alone should not be converted into internal square metres. The balcony and walls should not be subtracted visually from the quoted total either.
Why can two 35 sq m condos feel so different?
The total can be distributed differently between bedroom, living space, entrance/circulation and balcony, and the room shapes may differ as well. Doors, columns and furniture positions can further change how the space works. Those differences can be quantified only where dimensions are actually published. Otherwise the layout can be described, but the missing square metres should stay missing.
Can I compare price per sq m across two listings?
The metric works when each price and area belong to the same unit and the two area figures are measured on a comparable basis. Mixing a registered area with an unexplained living-area field can make the resulting THB per sq m look more precise than the evidence supports. In that case, compare the whole-unit asking prices and the area documents separately first. Listing prices are asks, not completed transaction prices.
Expert view

If two condos carry the same quoted size, I start with the document behind that number. A floor plan can reveal how the home is organised, but it does not tell me whether balconies, walls or other parts are counted on the same basis across two projects. One verified plan for the actual unit is more useful to a buyer than a polished comparison built on mixed definitions.
