That creates genuine choice between floors, sizes, furnishing and ownership status rather than a single developer-controlled inventory. The catch is that similar-looking advertisements may represent very different assets, so the exact unit and title details still have to drive the comparison.

Beachfront daily life

The building sits between Jomtien Beach Road and Jomtien Second Road near Soi 9, with the beach across the road and Jomtien Night Market about 100 metres away in project material. This works well for buyers who want a walkable beach routine with food and convenience retail close at hand.

Amenities up the tower

Rather than concentrating everything at ground level, the project spreads leisure spaces vertically: pools are identified at the lower level and on floors 30, 40 and 59, with a 25-metre rooftop lap pool and a sports court on floor 6. The specification is distinctive, but current maintenance and access rules should be inspected in person.

Operating rules are visible

The condominium has an active juristic person and published meeting minutes. Those records confirm the common fee and show real management issues, including enforcement around daily rentals and common-area use. For an owner-occupier or landlord, that evidence is more useful than a projected yield because it reveals how the building is actually governed.

Completion in 2022 is consistently supported across the project record, even though sources disagree on the exact month. That makes the individual unit more important than the brochure. Two apartments with the same nominal area can have very different exposure, view lines, furniture packages and wear, especially after several years of owner use or rental activity.

The physical location is unusually easy to define. The building address is 551/5 Moo 12, Nong Prue, Bang Lamung, Chon Buri 20150, with the site positioned between Jomtien Second Road and Beach Road near Soi 9. Jomtien Beach is across the beachfront road, and Jomtien Night Market is roughly 100 metres away. This is not a secluded resort compound. It sits inside the established Jomtien strip, with restaurants, convenience retail, the night market and local traffic close by. Buyers who want to step outside into an active beach neighbourhood may value that; buyers looking for a quiet, isolated coastal setting should experience the area at several times of day.

Scale is the defining trade-off. A single tower with 1,644 homes creates a much deeper resale pool than a boutique building, and major portals carry a large number of sale and rental advertisements. That gives buyers room to compare floors, views, sizes and furnishing instead of accepting the only available unit. It also makes superficial comparisons risky. Duplicate marketing, old photos and slightly different descriptions can make separate apartments look interchangeable. Before negotiating, match the exact unit number, floor, orientation, title holder, foreign-quota status, juristic-person balance and inventory of furniture and appliances that will remain at transfer.

The original unit programme is straightforward enough to use as a filter. Confirmed layouts include one-bedroom homes around 29–46.5 sqm, two-bedroom homes around 64–72 sqm, and an 80 sqm one-bedroom format with a private pool. The label 1 Bedroom Plus also appears in the project typology, but open data does not map that label consistently enough to a separate size band, so it should not be treated as a standalone category with a verified size range. At the entry end, 29 sqm is genuinely compact. A viewing should therefore test storage, kitchen working space, balcony usability and circulation with the existing furniture in place rather than relying on wide-angle listing photographs.

The common facilities are vertically distributed through the tower, which makes the building feel more like a large resort-style condominium than a conventional apartment block. Primary project material identifies a 2,000 sqm beach club at the lower level, a Jomtien-view pool on the 30th floor, a cantilever pool and leisure area on the 40th, and a 25-metre rooftop lap pool on the 59th. A multipurpose sports court is listed on the 6th floor, alongside a large gym, sauna and steam facilities, children's spaces, pocket gardens, CCTV, access control and 24-hour security. The list is useful, but a completed building should be judged on present condition, maintenance standards and operating rules rather than on the original specification alone.

The 2024 condominium meeting minutes add an important piece of due diligence. Management and co-owners discussed rule breaches, pressure on common areas and daily rentals that they regarded as unlawful and linked to safety and maintenance concerns. That is much more relevant to a rental buyer than a generic promise of investment potential. It does not mean normal residential leasing is prohibited, but it does mean a nightly-rental strategy should not be assumed to work like a hotel. Before buying for income, request the current house rules, ask the juristic office what rental periods are accepted in practice, and check how guest access and registration are handled today.

Running costs are unusually well documented for an open-source review. The current common-area maintenance rate is THB 50 per sqm per month, with a one-year advance under the building's regulations. A THB 500 per sqm sinking-fund contribution is also recorded for the original transfer process. A resale purchaser should not simply assume that the latter is payable again. The useful questions are whether the unit is fully paid up, whether any special assessments exist and whether the seller can obtain the required debt-free certificate before transfer.

Foreign ownership needs to be checked at unit level. Thai condominium law allows qualifying foreign buyers to own units freehold within a foreign quota capped at 49% of the aggregate unit area in the building. Current Copacabana resale stock includes listings explicitly marked Foreign Quota, so foreign-name ownership clearly exists in the project. That still does not make every resale unit available in foreign freehold. The juristic person should confirm the selected unit's status and the quota position before money becomes non-refundable. If a seller proposes leasehold or another structure because foreign-quota freehold is unavailable, treat it as a different legal product and review the contract separately.

Pricing is equally unit-specific. A 29 sqm resale was visible at THB 3.599M with a 31 July 2026 update, while fresh August 2026 stock at the lower end was generally around THB 3.7M–3.9M. Larger homes, high floors, stronger sea orientations and the private-pool layout sit much higher. These are asking prices, not registered transaction evidence, so the lowest visible figure is best used as a search anchor rather than a valuation. A sensible comparison set should keep size, floor, view, ownership quota, condition and furniture broadly similar; otherwise the headline price gap can be misleading.

The advantage of buying in a completed, high-volume project is that the important questions are observable. Visit in daylight to judge heat, glazing, sea-view obstruction and road noise. Return in the evening or at a busier time to see lift waiting, lobby traffic and how the pools are actually used. Inside the unit, check air-conditioning, moisture marks, balcony doors, built-in furniture, plumbing and any modifications against the title and approved plan. On the legal side, review the title deed, seller identity, foreign quota, debt-free status, building rules, transfer-cost split and the exact inventory included in the sale. Copacabana gives buyers enough live evidence to make a decision based on the actual asset rather than on marketing projections.

Ownership format

A foreign buyer may hold a condominium unit freehold within Thailand's foreign-ownership quota, capped at 49% of the aggregate unit area in the building. Resale stock at this project includes listings explicitly marked Foreign Quota, but the status of the selected unit and remaining quota should be confirmed by the condominium juristic person before transfer. If foreign-quota freehold is unavailable for a particular unit, any leasehold structure offered instead needs a separate contract review.

The 29 sqm layouts are genuinely compact, so storage, circulation and kitchen usability matter once the furniture is in place. Homes in the 35–46.5 sqm range offer materially more breathing room, which makes headline-price comparisons with the smallest units misleading. Floor, orientation, actual view, condition and foreign-quota status should be checked unit by unit.

2 bedrooms
64–72 sqm

The 64, 65 and 72 sqm two-bedroom layouts suit buyers who need a true second bedroom, a work room or more comfortable long stays. Resale pricing varies sharply with floor, orientation, sea exposure, fit-out and ownership status, so area alone is not a valuation tool. Any owner modifications should be compared with the title documentation and approved plan before transfer.

1 bedroom with private pool
80 sqm

This is the uncommon original one-bedroom format, with a private pool and far more area than the standard one-bedroom stock. Bedroom count therefore makes a poor comparison metric. The private outdoor/pool element also adds condition-specific due diligence: waterproofing, pool equipment, drainage, finishes and the exact boundaries recorded in the unit documents should all be inspected.

The project typology also uses the label 1 Bedroom Plus, but open data does not map it consistently enough to a distinct verified size. It is safer to check the plan and area of the specific unit rather than treat the label as a separate standard type. Resale portals also contain 3-bedroom units around 110–112 sqm; that format is not part of the confirmed original standard mix and should be checked against the specific unit's approved plan and title documents.
