Why this project is worth a look

A retreat-sized compound

Three houses share a single gated plot, with individual outdoor spaces rather than a resort-style amenity complex. The shared entrance and parking still create common responsibilities for owners.

About the project

Umah Ubud is a proposed cluster of three private-pool villas associated with Balitecture in the Ubud area of Bali. Its official design portfolio describes two-bedroom homes over two storeys, with roughly 85 square metres of building area and about 120 square metres of land per villa. There are three homes on one parcel but only two design configurations. That distinction matters: buyers are looking at a small group of individual houses, not an apartment building or an extensive resort with a large shared amenity programme.

The central idea is to give a relatively compact house the feel of a secluded tropical retreat. Living, dining and kitchen spaces occupy the lower level and connect with the pool terrace. Two bedrooms with their own bathrooms are planned upstairs. Guests could spend much of the day around the water without having their sleeping areas facing the main social space. These are design intentions, however. Balitecture explicitly describes the pictures on the portfolio page as renders, so a buyer should not mistake the visuals for independently verified photographs of completed construction.

The master plan shows three separately oriented homes, marked A, B and C, within a gated compound. The two layout names, 2BR-A and 2BR-B, describe alternative floor plans rather than additional buildings. Balitecture also says the size may change slightly according to the individual plot. No complete, signed schedule of dimensions for each of the three houses was available in the public sources reviewed. The approximately 85-square-metre figure is therefore a useful sense of scale, not a substitute for a measured floor plan and a list of what counts as built, covered, or outdoor area.

A small private plunge pool is provided in the design for each villa, along with an outdoor lounge. Balitecture's concept includes a recessed seating area, a sheltered daybed in an arched alcove, tropical planting and an open-air bathroom feature. The combination is intended to create an experience rather than simply add another bedroom. For an owner, the corresponding question is what it costs to maintain that experience in a humid climate. Pool treatment, garden care, drainage, outdoor finishes and replacement cushions are operational matters. A rendered daybed is not proof that the delivered furnishing package includes one.

Privacy is an appealing part of the layout, but it has limits. The official description says the villas were oriented not to look into one another and that walls define individual outdoor spaces. Vehicle access, parking and storage are shared. That should feel different from a dense block of units, yet it also requires practical rules about who maintains the entrance, pays for shared repairs and controls access for visitors or service teams. None of those cost-sharing terms can be read from a site plan alone.

The location deserves a separate conversation from the architecture. Balitecture places Umah Ubud in the hills around Ubud, near a working rice field and jungle planting. Property listings refer to Kemenuh in Gianyar Regency, but the precise code F73J+X23 and the address on Jalan Ir. Sutami are also used by a Properstar listing for Balitecture's separate Dasa Ubud development. Two distinct products sharing an identical map reference is a reason not to treat that point as the verified Umah Ubud plot. Until the land parcel is identified, specific drive times, access roads and distances to Ubud's centre remain uncertain.

Ubud attracts a different property search from Bali's beach districts. The appeal is often nature, creative and cultural activities, wellness stays and having somewhere quiet to return to. Umah Ubud has been designed around that use case, not around immediate access to surf or beach clubs. The right setting could help its appeal for couples or small groups seeking a private base. Yet the strength of the Ubud tourism market in general does not establish achievable room rates or occupancy for this particular three-villa site. Access, noise, finishing quality and management still need to prove themselves.

A rice-field outlook is also less permanent than a wall inside your own boundary. The developer can specify a planting plan, a terrace and privacy screens on the project land. It cannot generally promise that neighbouring plots will remain agricultural forever unless an enforceable restriction actually exists. What guests see from the pool today could change with future construction or changes in farming activity. Buyers choosing a villa largely for its greenery need to know which views sit within controlled land and which depend on someone else's property.

Public accounts of construction progress are inconsistent as of 16 October 2026. Balitecture's launch announcement dates back to July 2024, while its current portfolio presentation shows design work rather than a handover record. Balinsky labels the development approximately 100% completed. Other property sources describe groundwork or an off-plan project, and OffPlan gives Q2 2027 as an anticipated handover; Rumavi states 2027 without a quarter. These statements cannot all be treated as a verified current status. The listing with the boldest completion percentage is not necessarily the one with the strongest evidence.

There are important stages between an attractive concept, a physically finished house and a property cleared for use. Depending on what has actually been built, the buyer may need to assess construction exposure, outstanding snagging work, utility connections and the right to occupy or operate the villa. No project-specific PBG or SLF document was available for verification in the public material reviewed. PBG is Indonesia's building approval, while SLF concerns a building's fitness for use. Not seeing either document is not evidence that it has not been issued; it does mean the website alone cannot substantiate a claim of lawful handover or permitted commercial operation.

The most frequently repeated advertised entry price is USD 199,000 for a two-bedroom villa. It appears on several third-party sales platforms, including listings refreshed in 2026, rather than as a firm current price list on Balitecture's official project page. Treat that amount as a lower marketing indication at the date checked, not as an executable offer for whichever villa a buyer prefers. It does not establish which of the three remains available or whether taxes, furniture, appliances, administration, notary fees and any post-handover service obligations are included. Small exclusions can meaningfully change the cash required at completion.

Land rights require still more care. OffPlan and another broker profile describe a 30-year contractual lease. Rumavi presents a 30-plus-30-year arrangement instead. The underlying lease, its commencement date, the identity and title of the landholder, transferability and the price or certainty of renewal have not been published for this project. A proposed second term cannot be counted as acquired tenure unless the agreement makes that outcome clear and enforceable. Neither description should be treated as a verified land title or as evidence of direct foreign freehold ownership.

Indonesian law draws a meaningful distinction between Hak Milik ownership of land, Hak Pakai rights of use, Hak Guna Bangunan building rights and private leasing contracts. A foreign individual cannot simply register Hak Milik in their own name. What may be available instead depends on the person's circumstances and the actual land documentation. One advisory listing mentions a PT PMA corporate option, but there was no supporting Umah Ubud offer, company arrangement or title document that would establish what an investor receives through that route. A corporate holding structure is not interchangeable with personal land ownership, and terms marketed for another Balitecture project should not be borrowed here.

Balitecture is a credible named project brand in a narrow, verifiable sense: it presents the concept as its own design and published an Umah Ubud launch announcement. Its broader website offers architecture, construction, real estate services and villa management. Those activities may sit with different contracting entities. The public sources did not identify the registered owner of the Umah Ubud parcel, the specific Indonesian seller or project company, or an approved payee for purchase funds. A deposit request therefore has to be connected to actual agreements, company documents and the chain of rights over the land, not simply to the familiarity of the Balitecture name.

The small scale could suit an owner who wants occasional personal stays and professionally managed holiday rentals at other times. It does not make rental income passive by default. Someone must price nights, handle guest messages, coordinate cleaning, inspect the pool, maintain landscaping, manage repairs and account for taxes and local licensing. Balitecture says it provides management services, and third-party property pages publish detailed income forecasts. No executed Umah Ubud management contract or independently verified trading history supports those projections. A realistic rental decision would start with comparable operating villas, then subtract all recurring and periodic costs before considering an expected return.

Having only three villas brings both intimacy and concentration. There is little internal competition if each owner operates a distinctive home well, but also almost no development-level operating sample. One long vacancy, a major repair or an owner's extended personal stay can distort the small pool of performance data. Likewise, communal upkeep cannot be spread across dozens of properties. Buyers should understand whether common-area costs follow equal shares, land shares or a separate management agreement, and whether rental management is optional or tied to ownership. Those points are unconfirmed rather than implied by the layout.

For personal use, two bedrooms could serve a couple who hosts visitors, a small family or friends travelling together. The open lower floor and pool terrace offer a clear social centre. The trade-off is that a compact two-storey building is unlikely to behave like a spacious single-level family house: stairs, outdoor circulation, storage space and privacy around the pool are practical issues that a floor-plan rendering may not answer. The available description does not substantiate step-free access, a dedicated office, child-safety barriers or a large swimming pool, so buyers who need those features should not assume them.

An eventual resale depends heavily on the remaining rights and the buyer's ability to verify the property. If the purchase is through a lease, the term left at resale and the mechanics of assignment or renewal matter as much as décor. If the structure is different, the relevant company or land records and transfer process will change. Street access, parcel boundaries, utility accounts and arrangements with the other two owners also shape how easy the home is to sell. A design-led villa can be appealing while still requiring careful documentary work to establish a transferable asset.

There is enough consistent project-level evidence to distinguish Umah Ubud from nearby, similarly named accommodations and from Balitecture's larger Dasa Ubud project: three two-bedroom villas, two floor-plan alternatives, individual plunge pools and a shared gated setting. What remains unsettled is not cosmetic. The parcel location, current build status, applicable permits, tenure agreement, contracting company and live inventory all affect whether this is the right purchase and what a buyer would actually receive. Before paying, request a villa-specific document pack covering the cadastral plot, boundaries and access, signed plan and finishes schedule, land-right documents, PBG and SLF where applicable, confirmed milestone and delivery terms, all transaction charges and operating arrangements. Until that is available, the project is best understood as a well-described design with an unverified transaction package.

Best for: Buyers who prefer a private two-bedroom home and its own small pool to an apartment or resort residence.; People whose idea of a Bali stay centres on Ubud's inland greenery and a private terrace rather than beach access.; Owners prepared to review the actual site, construction evidence, legal tenure and recurring costs instead of relying on promotional returns.; Those considering occasional personal use alongside rentals, subject to verified operating permissions and a workable management agreement.; Anyone requiring independently evidenced completion, occupation approvals and a verified street location before even shortlisting a property.; Households needing a large single-storey family villa or buyers expecting an extensive on-site facility and service programme.; Investors seeking a guaranteed yield or direct foreign freehold of Indonesian land; the available marketing material establishes neither.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Construction claims conflict: Balinsky reports roughly 100% completion, while other sources describe groundwork or a 2027 handover. No project-specific handover evidence, PBG or SLF was available for inspection. Market sources give either 30 years or 30+30 years of lease tenure. The lease, commencement date, renewal rights, land title, any PT PMA offer and the project's legal seller remain undocumented in the reviewed material. The official portfolio does not identify the parcel. Listings mention Kemenuh and map code F73J+X23, but that same code is assigned to Dasa Ubud in another listing; site coordinates and confirmed access are still unknown.
