Why this project is worth a look
A genuinely small scheme
With nine houses rather than hundreds of units, the overall plan is easy to understand. Real privacy will still depend on plot position, boundary treatment and how staff and guests move around the site.
About the project
Suku Residences is a nine-villa development rather than an apartment block or a hotel whose rooms are sold individually. Balitecture markets three two-storey private-pool house designs with two, three or four bedrooms. Each has its own kitchen and living space, while the development is intended to offer shared hospitality services. That distinction matters: the purchase centres on a specific home and its contractual rights, not a share of a large hospitality inventory. It may suit someone who wants occasional time in Bali alongside managed guest stays, but it still carries the ordinary responsibilities of a house, a construction project and a rental business.

The location needs more precision than the headline provides. Balitecture calls the project Uluwatu, a familiar destination label that covers a broad stretch of the Bukit Peninsula. Property catalogues place Suku in Ungasan, within South Kuta, Badung Regency. Listings distributed under the Balitecture name give Jalan Villa Kandara and Banjar Wijaya Kusuma as the address context. We found no land certificate, surveyed plot boundary or independently confirmed site pin that allows those listing details to be presented as a cadastral address. The useful starting point is therefore Ungasan, not an assumed position beside a particular Uluwatu beach.
Travel experience varies sharply across southern Bali. A villa can be close to the coast on a map yet require a drive to reach a usable beach entrance; cafés and beach clubs are scattered rather than gathered around one walkable centre. Seller descriptions mention short journeys to several attractions, but they are not substitutes for a route checked from the actual entrance. For buyers hoping to stay for several weeks, the surrounding road, deliveries, groceries and taxis may matter more than the distance to a landmark. Rental guests will judge the same details against the other options available in their chosen area.
The entry design has 108 sqm of advertised build area on a 105 sqm plot, arranged over two levels. Its two bedrooms are upstairs, with an open living and dining area below flowing out to the pool. That is a practical holiday-house arrangement for a couple, two friends or a small family, though anyone expecting a generous private garden should look carefully at the actual plot plan. The floor areas published are construction figures; the exact usable interior area is not broken out. Furniture sizes, staircase placement, daylight and the relationship with the next villa will be more revealing than the headline square metres alone.
Moving to the three-bedroom design changes the way the villa can be used. Balitecture lists 236 sqm of build area on 188 sqm of land, with one ensuite bedroom downstairs and two upstairs. The downstairs room gives a mixed-age family more flexibility, and the larger shared space should work better for longer stays or groups who eat and relax together. There is a designated area that could accommodate a sauna, though the private sauna and cold-plunge package is shown as an optional upgrade. The extra bedroom is not just a larger version of the same house: it creates a different guest mix and a different servicing burden.
At the top of the range, the four-bedroom home has a listed 312 sqm build area and a 358 sqm plot. Four ensuite bedrooms, a substantial pool deck and expansive shared living spaces aim at groups and extended families. The developer also promotes an optional waterfall pool feature and private wellness facilities. This could make the property more appealing for group travel, but a higher nightly rate does not automatically offset its higher purchase price and operating needs. A larger pool, more air-conditioned rooms and extra bathrooms bring maintenance and replacement costs that need a place in any credible rental budget.
The architecture is offered in terracotta and grey finishes, with open-plan interiors, broad glazing and rooms oriented toward their own outdoor space. The appeal is easy to picture, yet the published plans are expressly indicative. A villa on an end plot may have a different outlook and noise exposure from one in the middle, and a design-stage selection may no longer be available once work progresses. Buyers should match the marketing plan to a named villa, the signed drawings and the specifications attached to the contract. Neither a polished rendering nor a general project brochure confirms the exact delivered fit-out.
Private pools are standard, and Balitecture advertises butler service, a beach shuttle, concierge support and on-site security. These are meaningful features for guests who prefer the independence of a house without organising every detail themselves. They are also services with recurring labour and transport costs. The sales material uses different descriptions for the wellness offer: some copy refers to amenities within the development, while the larger villa pages present sauna and cold-plunge installations as additions. The sensible reading is that a serviced concept is planned, not that every amenity or operating cost is already fixed for every buyer.
Balitecture announced Suku in July 2025 and says work was to begin in early 2026, with completion targeted around the middle of 2027. Another agent gives the fourth quarter of 2027, while Balinsky marks the scheme as under construction and estimates about 70% progress. That percentage is not accompanied by a site inspection certificate we could verify. Nor does a target completion date confirm practical handover, utilities, operating approval or the first bookable guest night. The project should therefore be viewed as a construction-stage acquisition with a 2027 delivery target, not an established income-producing villa complex.
Public pricing is unusually specific: USD 239,000 for the two-bedroom, USD 355,000 for the three-bedroom and USD 579,000 for the four-bedroom version. Availability is less clear. The dedicated project page says six of nine have been reserved, while another public version of Balitecture’s homepage advertises only two remaining homes and a minimum asking price of USD 355,000. Online portals may keep multiple advertisements live for the same development even after availability changes. A buyer should not budget around the USD 239,000 headline until the seller identifies an unsold two-bedroom plot at that price and confirms what the package includes.
The offer also sets out a staged route to payment. A USD 5,000 reservation deposit is followed by five payments of 20% as construction progresses. That could be more manageable than paying the entire price at once, but the protection comes from the wording: who signs off a construction stage, whether the money is held separately, what happens if work stops and whether a milestone can be disputed. The main page describes the booking payment as non-refundable, whereas an individual villa page says it is credited toward the first instalment. Both statements can be true, but only a written reservation agreement can establish the actual position.
For an overseas buyer, the advertised tenure is a contractual lease, called Hak Sewa, initially for 30 years with a proposed further 30 years. A lease is a time-limited agreement; it does not confer Indonesian Hak Milik land ownership. Balitecture also discusses a foreign-investment company route, PT PMA, in its sales material. That does not mean a foreign-owned company can simply hold Hak Milik title. We have not seen the land certificate, the landholding party, the proposed lease deed, the expiry date or the enforceable renewal wording. These papers determine what the purchaser acquires more reliably than the shorthand claim of sixty years.
The project is promoted as being in a tourism-compatible pink zone, with short-stay operation described as legal. We did not find an official site-specific planning extract or a permit identifying the approved activity at this plot. Indonesian building administration also distinguishes PBG, the building approval, from SLF, the certificate addressing fitness for use. A booking platform listing or a seller’s zoning claim cannot replace that paperwork. The absence of publicly accessible documents is not proof that approvals were refused or never issued; it simply prevents independent confirmation at the level a foreign buyer would need before paying a substantial sum.
Balitecture offers villa management, including bookings, guest communications, housekeeping coordination and owner reporting. Its public management material starts at a 20% share of booking revenue, with property running expenses treated separately. The Suku pages contain attractive projections, including rental yields around 12–18% in some scenarios. They are forecasts prepared around assumed nightly rates and occupancy, not audited results from Suku homes. The owner still needs to account for platform fees, supplies, staff, utilities, maintenance, tax, vacancies and refurbishment. The advertised option to stay in your own villa for up to 90 nights a year should also be reflected in a forecast, because personal use removes nights from the available rental calendar.
The most defensible reason to consider Suku is its defined small scale: three distinct house sizes, private pools and a planned operating service in a part of Bali that already attracts holidaymakers. It is less straightforward as a pure financial product. Rental performance will depend on execution after handover, while resale depends on lease transfer terms, the years remaining, the condition of the house and the continued legality of guest accommodation. A good decision can follow from liking the location and a particular floor plan, provided the contract and land position withstand independent review. Neither prospective capital growth nor a projection of passive income should be treated as the answer in advance.
Home types & sizes
Both bedrooms are upstairs; the main living floor opens towards the private pool. This is the smallest plot in the range, so courtyard dimensions, neighbour outlook and actual availability matter more than the brochure headline.
Get floor plans and current pricesOne ensuite bedroom on the ground floor and two upstairs give the layout more flexibility for multi-generation groups. The sauna-ready area is an upgrade possibility, not a confirmed standard installation.

Best for: Someone who expects to spend some time in Bali and rent the house during the rest of the year. The published owner-use allowance is up to 90 nights annually, but booking priority and charges still need to be agreed.; Families and travelling groups who value private outdoor space, a working kitchen and separate bedrooms more than a hotel-style room. The downstairs bedroom in the three-bedroom plan is a particularly useful distinction.; Buyers comfortable with an unfinished property and a delivery target rather than immediate occupation. They can treat construction progress, final inspections and rental commencement as different milestones.; An overseas owner willing to pay for local operations instead of self-managing guests. The appeal is practical convenience, not freedom from operating costs or a promise of particular occupancy.; An investor who understands that a transferable, time-limited lease can be a viable contract but is not equivalent to freehold land title. The underlying land certificate and renewal clauses should be available to independent counsel.; Buyers who need an immediately habitable, operating villa with the final fitness-for-use documentation already reviewed. Suku has not been established as a handed-over project.; Anyone seeking direct, permanent Hak Milik land title in their own foreign name. The offer is framed around a time-limited contractual lease.; People whose decision depends on guaranteed rental income, a firm first-payment date or a predictable resale premium. Public material provides projections, not those guarantees.; Owners who require a walkable setting around one named beach or beach club. The available location evidence does not establish that experience from the actual property gate.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The advertised 30+30 Hak Sewa arrangement is unsupported by a reviewed land certificate or lease deed. The contracting landholder, commencement date, assignment rights and enforceable renewal terms remain unknown; a PT PMA reference does not establish foreign freehold title. No cadastral plot identification, independently verified pin, parcel-level zoning document, PBG approval or SLF certificate was available for review. Jalan Villa Kandara appears in listings, while tourism-zone legality is asserted by the seller. Balitecture targets mid-2027 and says six of nine are reserved; another broker gives Q4 2027, and public catalogue snapshots disagree about whether two or three units remain. Balinsky’s roughly 70% build-progress estimate is not a certified site inspection.
