Projects and buyer context
The catalogue spans compact leasehold homes and substantially more expensive villa compounds. October 2026 advertised starting prices were approximately IDR 4.12 billion for Berawa townhouses, IDR 8.17 billion for Nova, IDR 11.38 billion for The Pavilions, IDR 12.60 billion for The Residences and IDR 15.22 billion for The Bank. These are marketing guide prices, not quotes for an identified, available unit; transaction charges, inclusions and payment schedules still need to be established.
Tenure matters at least as much as the headline amount. OXO labels Nova as leasehold, and its older property catalogue gives finite lease terms for the Berawa and Umalas townhouses. The larger schemes are advertised as freehold. That wording cannot be treated as a promise of personal Hak Milik ownership to a foreign buyer. The eventual rights may depend on a lawful Indonesian company structure, the underlying title and the purchaser's own circumstances.
OXO's properties are spread across neighbourhoods with different daily realities. Nyanyi, on the Tabanan side of the southwest coast near Nuanu Creative City, is the setting for The Residences and The Pavilions. The Indonesian news agency ANTARA placed the first scheme specifically in Beraban village, Kediri district, Tabanan. Berawa and Umalas offer a different kind of urban convenience; the experience of living there should not be assumed to match a larger estate farther west.
The Bank illustrates why marketing location labels need care. OXO's newer listing places it under Canggu, while a dedicated project page describes a riverside community in Pererenan. Those descriptions may refer to the same catchment area, but they do not supply a cadastral address. The exact plot location, access road and local land-use conditions are more useful than either shorthand label.
