Why this project is worth a look
Life around Nuanu
Arts, education and leisure spaces close to the development may give residents more options for everyday routines. Admission, fees and access to third-party venues are separate matters.
About the project
The first thing to understand about OXO The Pavilions is that buyers are looking at individual homes, not hotel suites. It is a compact collection of detached villas near Nyanyi on Bali’s west coast, each planned with a private pool and courtyard. The OXO Living proposition is built around the experience of living in the homes: space for family routines, separation from neighbouring houses and shared facilities geared towards wellbeing. The available configurations have three, four or five bedrooms. That makes it a rather different purchase from a managed apartment, where the unit may depend more heavily on a single building and its shared operations.

The location is in Beraban, Kediri district, Tabanan Regency, with listings placing the development along Jl. Galiran. Nuanu’s partner team describes it as close to Gate 3 and the former golf-course area, a short walk from the Nuanu boundary. Some promotional pages refer to being inside Nuanu Creative City; an OXO launch article also calls it just outside. The distinction has not been settled by a site survey or cadastral plan available to us. For prospective owners it is more than semantics, since access rights, utility arrangements and the ability to use neighbouring amenities can depend on the actual parcel and estate rules.
The broader Nyanyi setting offers something central Canggu cannot: a residential environment connected to a developing cultural and educational district rather than sitting in the middle of established nightlife streets. Nuanu has public-facing venues and projects associated with art, events, hospitality and schooling, including ProEd Global School and Luna Beach Club. Those are attractions in the area, not promises bundled into every villa purchase. Families should check school admission, transport and day-to-day services independently; investors should resist treating future community development as a guaranteed rise in resale values or rental demand.
Chris Precht and Precht Studio are credited with the design. Rather than repeating a fixed villa model, the concept brings together pavilions, planted courtyards, daylight and sheltered communal space. OXO says the villas vary in orientation, room arrangement and finishes. This matters more than the architectural story alone: a layout that works for extended family visits may be less suitable for people who want bedrooms well separated from one another or minimal upkeep. An appealing rendering does not tell you which side of a particular home faces its neighbour or how much of its quoted size is genuinely usable indoors.
The individual villas are planned with private pools and enclosed outdoor areas. Marketing descriptions also refer to generous living volumes, shaded terraces and optional additions such as saunas, entertainment rooms or basement wellness spaces for certain layouts. These should not be treated as features of every home. The tropical setting brings an operating budget of its own: pool servicing, humidity management, cooling, waterproofing, gardens and the equipment inside larger houses. The most valuable due-diligence conversation may be about systems, warranties and annual running costs rather than decoration.
A major part of the offer is The Core, the proposed private wellness centre for the development. Nuanu’s project listing names hammam and sauna facilities, a meditation structure, gym and yoga spaces, indoor hydrotherapy pools, a lounge and a café called Nowhere. The range is distinctive for a development with only a few dozen homes. It also raises practical ownership questions. A well-equipped centre needs staffing, insurance, cleaning and specialist maintenance. Neither the service-charge budget nor the precise membership and guest-access rules have been verified in an executed project document. Buyers need to know whether the finished facilities are included in the purchase specification and who will pay to operate them.
Published floor areas need careful reading. One current agency page identifies a three-bedroom option with 149 m² of building area, a four-bedroom option at 233 m² and a five-bedroom option at 322 m². Other listings publish a 170 m² three-bedroom home and larger five-bedroom houses. The differing figures could reflect genuinely different plots and layouts; there is not enough documentary evidence to reduce them to a single definitive size band. Buyers should obtain the exact numbered villa plan with building area, land area, indoor space, balconies or terraces, and any below-grade rooms clearly distinguished before comparing prices.
OXO’s property catalogue currently displays an indicative entry price of IDR 11,380,103,815, with its dollar reference dated 14 October 2026. Agency pages offer other price points, including an apparently lower three-bedroom listing. Those listings do not establish a discount against the same home: unit specifications, release dates, finishing packages and included taxes might differ. A purchase comparison should be based on a dated rupiah quote for one specific villa, a full inventory and a written breakdown of transfer costs, taxes and any later design upgrades. Project-level price headlines cannot answer these questions.
There is one unresolved discrepancy right at the level of the master plan. OXO’s announcement of the June 2025 sales launch describes 24 villas and says 21 were sold on launch day. The developer has continued to use 24 in its own property material. Nuanu’s partner portal, describing the same pavilion project and architect, says 26. The evidence points to one scheme under two counts, not to two distinct developments or a documented second phase. The registry therefore follows the developer’s figure of 24, while the discrepancy remains open pending a current, numbered site plan. The launch-day sales claim also says nothing conclusive about the homes available in October 2026.
Timing is another material uncertainty. Nuanu’s partner listing and several brokerage pages indicate Q3 2027 for handover, whereas another Nuanu sales catalogue and some more recent Indonesian agency listings show Q1 2028. A partner narrative says construction is active and that a building permit was obtained, but we have not viewed the underlying approval, an independently certified progress report or a project-specific occupancy document. Neither quarter should therefore be presented as a contractual commitment. The sale agreement needs to define completion, inspection, lawful use, delay consequences and the precise point at which the final payment becomes due.
OXO Living is the clearly identifiable developer brand. OXO’s websites name PT OXO Group Indonesia, while the Nuanu partner portal references Nuanu Creative City as a shareholder and also mentions Gouw in its fuller project narrative. None of those descriptions by itself identifies the land-owning entity, the construction contractor or the exact counterparty that will receive a buyer’s funds. The relationships need to be evidenced in transaction paperwork. That is particularly important where an expression-of-interest fee, construction instalments and a final property transfer may be handled at different moments.
The word “freehold” is prominent in this scheme’s advertising, but it does not settle a foreign purchaser’s title. Under Indonesian land law, direct ownership of Hak Milik land is generally reserved for Indonesian nationals. Depending on the facts and eligibility, a foreign individual may use an appropriate Hak Pakai structure; companies may hold Hak Guna Bangunan rights. One agency describes a PT PMA shareholding route for this development, which is not proof that the same route is offered, valid or suitable for every purchaser. Indonesia’s current ATR/BPN decision lists IDR 5 billion as the minimum qualifying price for a landed home bought by a foreigner in Bali. Reaching that threshold does not make direct Hak Milik ownership available to a foreign individual or remove other conditions. No parcel-specific land certificate, buyer title route or final contract has been examined for this dossier. A legal review must start with the actual titleholder and the rights transferred at closing, not the English label on a brochure.
OXO has said the homes are intended to be serviced and managed within its hospitality system. That could appeal to owners spending only part of the year in Bali, but property care and income-generating rentals should not be assumed to be the same package. The contract would need to specify owner-stay rules, management commissions, maintenance reserves, reporting, insurance responsibilities and the right to exit an arrangement. A credible rental model also needs realistic downtime, tax and operating assumptions. The project can be judged today as a residential design and location proposition; its net investment performance will only become assessable from verifiable costs and binding operating terms.
Unit types & sizes
One publicly advertised home sits on a 250 m² plot. Other sources show larger three-bedroom variations, so this is an example, not the standard size of every three-bedroom villa. Unit number, finishes and availability need confirmation.
Get floor plans and current pricesThe cited agency record places this example on a 435 m² plot. An equally sized family group may prefer a different layout, so room placement, terraces and any optional spaces should be checked on the numbered plan.
Get floor plans and current pricesThis advertised example occupies a 522 m² plot. Other brokers publish different five-bedroom floor areas, which reinforces the need to verify the specific villa rather than relying on a category-wide figure.

Best for: Families seeking a detached home with several bedrooms, a courtyard and a pool rather than an apartment complex. The choice should turn on daily routines, room separation and actual access to schools and services.; Design-conscious owners who enjoy distinctive architecture and can budget for the technical care of a tropical house. Individual plans reward careful inspection but make surface-level comparisons less useful.; Part-year Bali residents who might value OXO’s property-care services, provided the scope, fees and access rules are documented rather than assumed from branding.; Buyers with a flexible move-in horizon who can tolerate construction uncertainty and negotiate meaningful handover and delay provisions before committing substantial funds.; Anyone needing a legally ready, completed house in the coming months; publicly reviewed evidence does not establish project completion or operational clearance.; Foreign individuals expecting direct ownership of Hak Milik land merely because a sales page says “freehold”. The actual legal route must be structured and verified separately.; Yield-driven buyers who require proven net cash flow, a fixed operating budget or guaranteed rental occupancy before purchase.; Residents looking for the density of services found in central Canggu and low shared running costs; the location and planned wellness centre point to a different lifestyle and cost structure.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The home count is inconsistent: OXO’s June 2025 release and developer pages say 24 villas; Nuanu’s partner portal says 26. A current, numbered and approved master plan has not been reviewed. Nuanu’s partner page and various agents indicate Q3 2027 handover, while another Nuanu catalogue and some listings say Q1 2028. A partner mentions a building permit, but the building approval (PBG) itself, certified construction progress and any eventual occupancy fitness certificate (SLF) have not been inspected. “Freehold” and SHM labels do not establish title for a foreign purchaser. The land certificate, selling entity, OXO’s contractual relationships, eligible ownership route, estate-access rules and recurring charges remain undocumented in the material reviewed.
