Why this project is worth a look

A pool to yourself

The villas are designed with individual pools and outdoor terraces rather than a shared swimming deck. That is attractive for private stays, although boundary lines, overlooking and the relationship to neighbouring homes will determine how secluded a particular plot really feels.

About the project

The ERA by OXO is a planned hilltop community of 26 private pool villas in the Uluwatu area of southern Bali. The appeal is straightforward: a house with its own outdoor space, backed by the sort of shared hospitality services that an independent holiday home rarely has on site. OXO's project materials show one-, two- and three-bedroom homes, each intended to have a private pool and terrace. It is not, however, a collection of finished homes available for an immediate move-in. Third-party project listings place the anticipated handover in the final quarter of 2027, and completion remains a future event rather than a verified achievement.

The setting helps explain the design. The project is marketed as a hillside enclave in Pecatu, the southern part of the Bukit Peninsula often referred to more broadly as Uluwatu or Bingin. OXO describes a site set inland from the coast, with views across the landscape and towards the sea. A hillside property offers a different experience from beachfront accommodation: the draw is the outlook and a degree of separation from busy visitor areas, while the beach and day-to-day amenities still require a journey. Marketing images cannot establish the sightline, road approach or level of privacy of a particular villa. Those need to be judged from its position on the actual site.

The homes have been conceived around connected indoor and outdoor living. OXO describes open kitchens and dining areas, generous glazing, furnished bedrooms, pool terraces and fire-pit seating. Some layouts are said to include a balcony hammock, which should not be taken as a feature of every home. There is enough detail to understand the intended atmosphere, but less certainty around contractual specifications. A buyer would need an itemised finishes and fixtures schedule to establish what the price covers: fitted appliances, loose furniture, air-conditioning equipment, pool systems, landscaping, boundary treatments and anything that might otherwise appear only in an illustration.

The communal side of The ERA is unusually prominent for a small villa estate. OXO's own amenities page lists a 24-hour concierge, a café, food prepared by an on-site kitchen for delivery to villas, a 40 sqm gym and a 200 sqm wellness area. Parking and a controlled entrance are also part of the advertised plan. Taken together, these facilities could make a villa easier to use as a holiday base or hospitality-managed property. They also introduce shared operating costs. Without the estate rules and management budget, it is impossible to say how much an owner must contribute, which services carry extra charges and whether all facilities are due to open at handover.

The engineering specification is another part of the pitch. Water treatment and reuse for landscaping, quiet fresh-air air-conditioning, smart energy controls, pool filtration and backup power are described in the official materials. These are relevant details on a tropical island, where long-term ownership involves far more than maintaining attractive interiors. Equipment needs inspections, parts, electricity and a dependable servicing arrangement. For now, the technical features remain design commitments presented by the brand. We did not find commissioning certificates, an as-built equipment list or warranties showing what will actually be installed and how it will be supported over time.

The published range of home sizes is more varied than the project's compact scale might suggest. Balinsky and other property databases describe a 148 sqm one-bedroom villa, a 148 sqm two-bedroom villa, a larger 175 sqm two-bedroom option and a 208 sqm three-bedroom villa. The official amenities page lists a category called '2+ bedroom', but does not make clear what that additional element represents. These are marketed building areas, not confirmed net usable areas or land parcels. Several portals also report different floor counts. The sensible comparison is therefore between actual lot plans, showing each room, stairway, outdoor area and land boundary, rather than between headline square-metre figures alone.

OXO Living is the developer brand associated with The ERA, and the project sits within OXO Real Estate's official portfolio. The designers page names Spacemakers and SHOVK among the teams involved in the scheme. That is useful background when assessing the architectural concept, but it should not be confused with evidence of legal responsibility. PT OXO Group Indonesia appears in the website's copyright notice. We could not establish from a project-specific contract or corporate record whether this is the landholder, the contracting seller, the construction company or simply a group entity. The identity of the party taking the buyer's payments matters independently of the brand on the sales brochure.

Construction reporting needs similar care. Balinsky labels the development as under construction and publishes an approximate 70% progress figure; another property database also describes the project as being built. Those claims support an under-construction classification, but not a certified percentage of works completed. There was no independent dated survey, site-inspection record or certificate of substantial completion in the material reviewed. Q4 2027 is an advertised target, not evidence that a villa will be usable at the start of that quarter. Workmanship checks, utilities, occupancy authorisation and the staffing of communal services all stand between a construction milestone and a properly operational property.

Pricing illustrates why a project overview is not a live offer. OXO advertises an entry point of IDR 7.95 billion and also quotes USD 475,000 on its own page; these are its published figures, not our currency conversion. Newhomes' September 2026 update, meanwhile, lists one-bedroom homes from roughly USD 556,000. Other intermediaries quote still different prices for larger layouts. They may be referring to different releases, inclusions, commercial arrangements or dates. We have not verified a currently available unit at the lower advertised figure. A usable purchase budget would need a numbered lot, the full payment currency and schedule, taxes, transaction fees, specification and the price of any mandatory management package.

Ownership is the unresolved question with the greatest consequences. OXO presents the villas as freehold, whereas Balinsky and Rumavi call the tenure leasehold. Those descriptions point to different legal arrangements. Under Indonesian land law, a foreign individual cannot simply be registered as the owner of Hak Milik (SHM) land. Other instruments, including qualifying Hak Pakai rights, a properly documented lease or an eligible corporate structure holding Hak Guna Bangunan, are legally distinct and depend on the buyer and the underlying title. We found no project land certificate or transaction documents resolving this discrepancy. It would be misleading to infer a foreign buyer's rights from either marketing label alone.

Property management is presented as a potential convenience rather than a fully documented financial proposition. OXO describes hospitality-branded services covering rental operations and maintenance. The practical questions are how bookings are handled, who sets prices, how much discretion an owner retains over personal stays, what the fee covers and how repairs and replacements are funded. A busy rental market does not ensure a profitable individual villa, particularly once platform charges, operating costs, taxes and periods of vacancy are accounted for. No projected yield should be treated as a contractual payment without an actual enforceable obligation, and no such document was available for review here.

Taken on its own merits, The ERA offers a distinctive proposition: a limited number of private villas, individual pools, sizeable shared wellness and hospitality facilities, and a hillside Uluwatu address rather than a beachfront setting. It may suit someone who values both occasional personal use and a managed rental option. It is a less comfortable fit for a buyer who needs immediate occupancy or a clear, already documented ownership structure. The remaining work is not cosmetic. Until the land right, site boundaries, relevant permits, actual contracting entities, unit specification and handover protections are documented, this remains a promising design concept to investigate—not a property purchase whose legal and operational risks have been settled.

Best for: A buyer looking for a personal Bali base that can be looked after between visits. The service model may reduce the burden of staffing, cleaning and pool maintenance, provided the management contract gives the owner enough control over stays and recurring costs.; Couples, families or groups who prefer private outdoor space to immediate beach access. The bedroom range makes that choice possible, although the suitability of a given layout still depends on detailed room plans rather than the gross area alone.; Someone comfortable committing to a property ahead of handover and managing delivery uncertainty. The OXO brand and design team can inform that decision, but the buyer must be equally interested in the title, contracting company and remedies if the schedule moves.; An owner considering managed holiday rentals as a real operating activity, with fees, vacancies, taxes and maintenance. On-site hospitality services may help with execution, but they are not a substitute for a property-specific cash-flow assessment or an agreed management mandate.; Buyers who need an operational, inspectable villa now, with final occupancy documentation and a functioning management team. An end-2027 target does not meet an immediate-move requirement.; Foreign buyers expecting direct individual ownership of Indonesian freehold land, or investors treating projected yields as guaranteed payments. The project's available documentation supports neither assumption.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • OXO markets the homes as freehold, while Balinsky and Rumavi describe leasehold. The land certificate, registered holder, term and legally available route for a foreign buyer have not been obtained, so tenure cannot be stated as a verified project fact. We have not reviewed a project-specific PBG building approval, SLF occupancy certificate, land-use clearance or contract naming the seller. Q4 2027 is a target; Balinsky's approximate 70% completion estimate is not a certified construction report. The exact parcel address remains unresolved: Housebook lists Jalan Labuansait 88, while another advertisement uses Jalan Pantai Cemongkak. Portals also disagree over floor counts and pricing. The map pin is indicative, not a surveyed boundary.
