Overview of Nova by OXO in city to be confirmed

From 8,171,976,000 IDROctober 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

An unusually small collection

Only four private homes share the name, so there is no high-density resort feel. A buyer can compare individual plot sizes and outdoor spaces rather than choosing between generic apartment stacks.

About the project

Nova by OXO has one advantage over an off-plan promise: there is already a hospitality operation to examine. OXO markets stays at the property, and the named bungalows appear on accommodation platforms with room descriptions and guest reviews. Someone considering a purchase can therefore ask to see a home that has been used, rather than judge only a set of renders. Yet a working holiday rental is not proof of what a buyer would legally acquire. Hospitality operations, property ownership, a transfer of lease rights and statutory building approvals are separate matters. Any financial decision needs evidence for each, not a leap from one successful guest stay to the assumption that the sale is straightforward.

This is also a distinctive kind of property to buy, not merely another room offered to holiday guests. OXO Living presents it as four individually themed, single-storey private pool villas in the Canggu area. Each has two bedrooms, a proper kitchen and indoor living space that opens to a poolside deck. There is no claim of a vast resort or a tower of serviced apartments here. The appeal is the scale: privacy, a recognisable design language and enough room for a couple, family or small group to settle in without sharing the house with strangers. That simplicity is also why the individual villa matters more than the project name when it comes to purchasing one.

The first number a prospective buyer is likely to see is the sales guide price. On 16 October 2026, OXO's property-sales page displayed a guide price starting at IDR 8,171,976,000. That is a property-interest asking-price reference, not a hotel rate. The same company has a separate booking journey with prices expressed per night, and those figures should never be used as a substitute for a sale quotation or an income statement. Nor does a starting price identify which villa remains available. No complete, unit-by-unit price and availability schedule was accessible, and different marketplace listings show different configurations and asking prices. Before discussing value, a buyer needs an offer that identifies the home, currency, taxes, furniture, any existing rental commitments and the total amount due at closing.

But the legal interest behind that price is more consequential than the brochure language. OXO labels the offer leasehold, meaning a contractual right for a defined period rather than direct ownership of land. Balinsky lists a 30-year base lease, but the primary sale page does not provide an executed agreement, the commencement date or the remaining term for any particular home. An operational villa could already be partway through an existing lease. The critical questions are who holds the underlying land right, what the present land certificate says, who is entitled to grant or assign the lease, and what obligations fall on the buyer. Extension options need precise language, an agreed mechanism and enforceable terms; a sales conversation about future renewal is not equivalent to years already secured.

Indonesia does not treat every property interest as the same kind of ownership. Hak Milik concerns land ownership; Hak Pakai and Hak Guna Bangunan are distinct statutory rights with different holders and conditions. A contractual lease is yet another arrangement. Foreign buyers cannot simply assume an Indonesian Hak Milik title will be registered in their personal name. Nor should a company acquisition be portrayed as direct ownership of the land without checking the company's rights. For Nova, the public material tells us how the product is marketed, but it does not settle the land-title category or confirm the instruments that would ultimately be signed by a particular overseas buyer. The difference affects transferability, term, renewal and the routes available for resale.

After the price and tenure, the second practical question is where a buyer would actually be living. The location deserves more attention than the familiar Canggu label. Booking platforms place the property on Gang Mangga VII in Padonan, Tibubeneng, within North Kuta, Badung. Older OXO material, and its current stay description, call the setting Babakan. Those place names are not interchangeable as precise administrative identifiers. The hotel-address evidence is more specific, but the cadastral parcel and official site plan have not been matched to the marketing description. For now, Gang Mangga VII is the best practical address lead. The broader Canggu designation tells you about access to the area; it does not mean the villas are a short walk from the beach.

The operator describes a cul-de-sac overlooking rice fields. That could make the immediate setting feel far calmer than the main roads, especially for guests coming to Bali to slow down. It also raises everyday questions that are hard to answer from a property brochure: whether a car can turn easily, how delivery vehicles enter, where guests park and how the lane drains in heavy rain. OXO mentions spaces for motorbikes and shared car parking, not a separate covered car garage for every unit. Rice-field views are a present feature of the surroundings, not a contractual promise that neighbouring land will remain undeveloped. Seeing the route into the property is as important as inspecting the pool and garden.

OXO's shared specification puts the building at approximately 197 square metres, with plots across the four-home collection ranging from 290 to 380 square metres. These numbers describe different things. The building area cannot be treated as a certified net internal area without an approved drawing that defines what is included. The plan is largely on one level, with two bedrooms, en-suite bathrooms, an additional powder room in the general specification, a combined kitchen and dining area, and a separate work corner. Large sliding panels can turn the living room into an extension of the deck, or seal it for air-conditioning. In a tropical climate that flexibility is more than an architectural flourish: it changes how comfortable the villa is during a hot afternoon or a long spell of rain.

The collection has more personality than a standard row of identical holiday villas, although individual differences need to be documented carefully. Hospitality references identify Nova Palm, Nova Waves, Nova Sands and Nova Sounds. They are separate homes within one four-unit development, not independent phases that should be counted as four projects. OXO's booking interface groups the accommodation into three room types, which is understandable from the perspective of a guest choosing available dates. A buyer is asking another question altogether: which legal interest corresponds to which physical home? The themed name must be tied to a numbered plot, a plan, an inventory of fittings and the specific terms of any sale.

Two guest listings are unusually informative. Nova Sounds is presented as Unit 04, with 197.30 square metres of building area on a 330-square-metre plot; its combined pool-and-deck space is stated as 53.82 square metres. Nova Sands is listed as Unit 03, also with 197.30 square metres of building area, but on a 380-square-metre plot with an 85.46-square-metre pool-and-deck area. Those are unit-specific figures supplied in accommodation listings, not measured certificates reviewed for a sale. A separate resale-style listing describes a Nova home of 189 square metres on 300 square metres of land. That may represent another design or a different measurement convention. It should not be silently rounded into the main specification or assumed to belong to a particular named bungalow.

Daily living is centred on private facilities rather than shared amenities. The villa descriptions include a pool, deck, equipped kitchen, smart television, audio system, Wi-Fi, working space and motorbike parking. OXO also offers housekeeping and help arranging guest services. A private chef, treatments, yoga, scooter hire and additional equipment are described as request-based offerings. Visitors may be offered access to OXO The Factory, a separate workspace nearby. None of those hospitality benefits should be treated as an automatically transferable entitlement of the lease buyer. A management agreement would need to say what services continue, who pays for them, what happens when the home is occupied by its owner and whether access to third-party facilities can change.

Returning to the distinction between an operating holiday home and a legally transferable asset, there is credible evidence that Nova has entered operation. Active accommodation pages, named units and public guest feedback in 2026 support a conclusion that the homes are not merely planned. Balinsky calls the development completed, gives 2025 as the completion year and reports construction progress at 100%. We therefore treat the physical status as completed for descriptive purposes. That remains different from verification of the formal handover process or the Indonesian SLF, the document addressing fitness for use. We did not inspect an SLF or the project-specific PBG building approval. A missing online document is not evidence that the permit does not exist; it is a gap in what an overseas buyer can verify from public material.

The corporate chain is not completely resolved by the OXO name either. PT OXO Group Indonesia appears in the brand's materials, while booking platforms identify OXO Group Indonesia as the operator of accommodation. Operating a rental property does not necessarily make that company the registered landholder or the counterparty selling a lease. The buyer should be able to follow the relationship from the land-title holder through the lawful rights to build and operate, to the entity receiving the purchase funds. This can be perfectly legitimate even where the entities are different, but there needs to be documentary support for the connections. Branding, a website footer and a helpful reservations team are not a substitute for that evidence.

Short-term rental licensing deserves a similarly careful reading. Accommodation listings for the named bungalows include business identification number (NIB) 1201230064196 and activity code (KBLI) 55900. These are host-published registration details, not the full underlying licensing record and not a property-specific building approval. Indonesia's building framework separately addresses PBG, the approval for building works, and SLF, the certificate concerning fitness for use. The legal suitability of tourist use also depends on zoning and the actual activity operated on the plot. A buyer intending to continue short stays would need to know whose licences apply, whether the operating arrangement can continue after transfer and what restrictions are attached to the particular villa.

An appealing nightly rate is only a first input to a rental case. This is a two-bedroom home aimed primarily at relatively small groups, so occupancy, length of stay and guest turnover will shape the economics. Revenue must be considered after platform fees, operator charges, staff, cleaning, utilities, insurance, pool servicing, repairs, tax and periodic replacement of furniture and equipment. OXO's broader portfolio marketing includes investment-performance claims, but those should not be repeated as a forecast for one Nova bungalow. The owner also needs a practical answer to personal-use rights: how far ahead dates must be blocked, whether there are blackout periods and what happens if the chosen management company changes its terms or stops operating.

Resale deserves a separate conversation from rental income. A distinctive, operational home gives a future buyer something concrete to inspect, yet the market for a particular boutique villa may still be narrow. For a leasehold asset, the remaining duration can become increasingly important as time passes. Replacing equipment in a tropical environment is another part of maintaining the property rather than an optional cosmetic upgrade. A sensible exit plan would therefore identify the right to assign the lease, any landlord approval requirement, transfer costs and the responsibilities for returning or maintaining the land at the end of the term. Without those terms, a headline purchase price says little about the flexibility of ownership.

Nova is most compelling for someone seeking a two-bedroom private house in the wider Canggu area, with one-level living, a pool and evidence of existing guest operations. It could serve for personal stays or as a potential managed rental after proper review of title, permissions and operating figures. It is much less aligned with a buyer expecting beachfront walkability, a large residents' clubhouse or freehold land ownership in their own name. The immediate next step is not to pick the prettiest of the four interiors. It is to match a named bungalow to a plot plan, confirm the remaining contractual term and legal counterparties, inspect the actual home and establish a total acquisition and management budget. Only then does the asking price become meaningful.
