Why this project is worth a look

Compact building

A single eight-storey block with 64 units is easy to understand compared with a very large resort complex. The smaller scale can feel more residential, although actual common-area use and management quality should still be checked on site.

Beach proximity

Sisaran places ECOndo about 400 metres from Bang Saray Beach. That supports a genuine beach-near use case without pretending the building is beachfront, and the walking route is easy to verify during a viewing.

Rooftop utility

The pool and gym are on the upper level, with other sources confirming garden, yoga, sauna or steam and co-working facilities. For a low-rise building, the roof is a substantive part of the resident experience rather than a token amenity.

Resale choice

The current market includes studios, one-bedroom and two-bedroom units at materially different price points. Buyers can therefore compare floor, outlook, furnishing, condition and tenure instead of treating the development as one fixed product.

Inspect before buying

Because the building is complete, a buyer can see the actual apartment, common areas and operating condition before committing. That reduces reliance on launch-stage marketing and shifts due diligence toward the specific resale unit.

ECOndo Bangsaray is a compact eight-storey condominium by Sisaran Group in Bang Sare, south of Pattaya’s main urban area. With 64 units in a single building, it sits at the opposite end of the spectrum from the large resort-style developments that can run into hundreds or thousands of apartments. The smaller scale does not mean a bare-bones building: project sources consistently show a rooftop pool and gym, sauna or steam facilities, a yoga area, shared working space, landscaped or sky-garden areas and standard security features. Sisaran places the project roughly 400 metres from Bang Saray Beach, so it is beach-near rather than directly beachfront.

This is now a completed, resale-led property rather than an off-plan purchase. As of 1 September 2026, live listings include studios, one-bedroom and two-bedroom homes, with the lowest verified asking price we found at THB 1.499M for a 21.75 sqm studio on the fifth floor. That current resale anchor is more useful than an old developer launch price because today’s buyer is choosing a particular finished unit with its own view, floor, furnishings, wear, ownership status and seller. Asking prices vary materially within the building: current advertisements also show one-bedroom units around THB 2.8M–3.4M and two-bedroom units from about THB 4M, with larger upper-floor examples substantially higher.

The core building facts are unusually consistent across the available project records: one building, eight floors, 64 units and Sisaran Group or Sisaran Development as the developer. The completion date is the main exception. Several current records place completion in October 2021 or simply in 2021, while others still display 2020, which appears to reflect the earlier scheduled completion. We use October 2021 because it is the more specific completed-project date, but the discrepancy is recorded rather than silently averaged. The dedicated ECOndo project page also retains old construction-stage wording even though the developer’s current rental section treats ECOndo as a completed Bang Saray project.

The unit mix needs the same discipline. DDproperty and PropertyHub describe the original project range as studios of 23–29 sqm, one-bedroom units of 40–46.5 sqm and two-bedroom units of 43–76 sqm. Current listings do not fit those bands perfectly: a 21.75 sqm studio is for sale, a 28.27 sqm unit is marketed as a one-bedroom, another one-bedroom is advertised at 34 sqm, and two-bedroom resales include 47 sqm and 59 sqm examples. For a buyer, that means the project-level unit table is a useful map of the original product, not proof of the legal layout of a specific resale. The title deed, registered area and actual floor plan should take priority over an agent’s bedroom label.

The rooftop is a meaningful part of the building rather than a decorative amenity list. FazWaz places the communal pool and gym on the eighth floor, while other project profiles add a sky garden, yoga space and co-working area; lobby and steam facilities are shown on the lower level. Sisaran’s rental brochure also lists a rooftop pool, herbal steam room and sauna, fitness centre, yoga pavilion, café, high-speed internet and service options such as maid and laundry support. Because this is an operating condominium, buyers should still inspect what is functioning now, what is included in common fees and whether any services are commercial add-ons rather than juristic-person facilities.

The “ECO” branding is best understood as a set of design intentions, not an investment claim. Earlier sales material for ECOndo referred to passive ventilation, energy-efficient lighting and appliances, thermal-efficient cladding, rainwater collection and recycling systems. Those are specific features worth checking, but they do not by themselves establish lower running costs, certified green-building performance or a measurable return premium. A practical inspection should focus on how the apartment actually ventilates, afternoon heat exposure, air-conditioning demand, waterproofing around roof amenities and the current condition of common systems.

Bang Sare gives ECOndo a very different lifestyle proposition from central Pattaya. The area is a smaller coastal community in Sattahip, and the project’s own material emphasises the quieter local setting and proximity to the beach. That can suit a buyer who wants everyday access to the sea without living on Pattaya’s busiest streets. The trade-off is mobility: for work, international schools, larger hospitals, major shopping centres or frequent central-Pattaya trips, a car or regular taxi use may matter more. The correct comparison is therefore not simply “Pattaya condo versus Pattaya condo,” but whether Bang Sare itself matches the buyer’s weekly routine.

For a foreign purchaser, the decisive tenure question is unit-specific. Thailand allows qualifying foreign buyers to own condominium units in freehold only while the building remains within the statutory 49% foreign-ownership quota by total condominium area. ECOndo is presented by the main project databases as a freehold condominium, and one current studio listing is explicitly marketed as “Foreign Freehold / Thai Name.” That wording does not guarantee foreign quota for every unit. Before paying a reservation or deposit, the buyer should obtain confirmation of quota availability for the selected apartment and review the title, encumbrances, common-fee position and transfer-cost allocation.

ECOndo Bangsaray therefore works best as a building in which to compare individual resale opportunities, not as a single homogeneous product. A low-priced studio, a mid-sized one-bedroom and a larger top-floor two-bedroom can have very different utility, resale depth and rental audience even though they share the same facilities. The project’s clearest strengths are its modest 64-unit scale, short walk to the beach and unusually complete rooftop amenity package for a low-rise building. Its main limitation is the normal complexity of a resale market: public databases disagree on some dates and addresses, listing labels are not always consistent with project-level floor-plan ranges, and legal availability must be checked apartment by apartment.

Ownership format

ECOndo Bangsaray is a freehold condominium. A foreign buyer may register a unit in foreign freehold only within the statutory 49% foreign-ownership quota by total condominium area; quota availability must be checked for the specific unit. If the quota is unavailable, any alternative tenure should be confirmed before a deposit is paid.
