Why this project is worth a look
Bang Sare, not downtown
The development sits inside Bang Sare rather than among central Pattaya’s high-rises. It suits buyers who intentionally want a calmer coastal base and are comfortable travelling into the city when they actually need its larger retail and entertainment offer.
Two buildings, 262 homes
There are enough units to support a substantial amenity programme, while the project remains only eight storeys high. That puts it between a tiny boutique residence and a very large tower, with a scale buyers can understand before viewing.
Amenities with real range
A lagoon pool, gym, sauna, steam room, onsen, children’s facilities, co-working space and rooftop areas go well beyond a token pool-and-gym package. The benefit is strongest for longer stays, but the current operating cost of all that infrastructure should be checked carefully.
More than studio stock
The range begins with small studios and extends through one- and two-bedroom homes to a limited number of large three-bedroom penthouses. That gives the project credible options for seasonal residence and family use as well as compact coastal apartments.
Foreign-quota stock exists
Fresh listings include units marketed under foreign quota. That is useful evidence for an international buyer, but freehold eligibility is confirmed only for the chosen unit and the quota certificate available at the time of transfer.
About the project
ECO RESORT is an eight-storey resort-style condominium by Sisaran Group in Bang Sare, south of Pattaya’s main urban core. It is neither a beachfront high-rise nor a basic residential block with a pool tucked behind the car park. The development has two buildings and 262 homes, with a substantial share of its identity coming from communal space: a lagoon-style pool, wellness facilities, work areas, children’s zones and rooftop amenities. That makes the project most relevant to buyers who deliberately prefer Bang Sare’s quieter coastal setting but still want services and things to do without leaving the property every day. Fresh market profiles published in August 2026 describe construction as completed in July 2026. Sisaran itself has a public construction-update archive running through July 2026, although we did not find a separate written handover announcement for the entire development. For that reason the registry treats the project as completed, while a real transaction should still confirm the handover condition and documentation of the specific building and unit.
The scale matters more than the word “resort.” With two eight-storey buildings, ECO RESORT is large enough to support a broad amenity programme without becoming a Pattaya-style tower. The shared facilities are spread across several levels: pool and garden areas at ground level, wellness and recreation spaces below, and additional leisure uses on the roofs. Across current project profiles, the exact service list is not perfectly identical, but the recurring core includes a communal pool, gym, sauna, steam room, onsen, children’s areas, co-working space, restaurant, reception, security and parking. For a full-time resident, that means more of the day can happen inside the development. For an owner who visits for weeks or months at a time, the apartment is not the only usable space on site. The trade-off is equally practical: amenities of this breadth have to be maintained. A buyer should therefore obtain the current juristic-person budget and fee schedule and understand which services are included in regular common charges and which are paid separately.

The unit mix starts with compact studios of roughly 25 sqm. One-bedroom and two-bedroom homes make up the more conventional middle of the range, while current market material also shows larger two-bedroom layouts and a limited number of three-bedroom penthouses around 102–124 sqm. This is a broader spectrum than a scheme built only around short-stay studios. A studio can make sense for one person or a couple who prioritise the location and facilities over private floor area. One-bedroom homes provide the separation many longer-stay residents want. Two-bedroom layouts move the project into genuine family, winter-stay and shared-use territory. The largest penthouses are a separate proposition altogether: they should not be evaluated against the project’s entry price because their purchase cost, running expenses and use case are materially different. Public catalogues are not fully consistent on every size band, so the exact floor plan and area should always be tied to a unit number before money changes hands.
The project sits in central Bang Sare around Soi Tesaban 5/6, Moo 2, in Sattahip district, Chon Buri. This is an established coastal town with its own market, local restaurants, shops and everyday residential streets rather than a self-contained resort compound. ECO RESORT is not directly on the beach; access to the coast is through the local street network, and project material describes a beach/Bang Sare shuttle as part of the service concept. For a buyer, the practical character of the location is straightforward. Bang Sare is calmer and less intensely urban than central Pattaya, yet Sukhumvit Road remains the main connection north toward Jomtien and Pattaya and south-east toward U-Tapao. If daily life depends on walking to large malls, nightlife and dense city entertainment, this location will feel remote. If the priority is a quieter base near the coast and driving or shuttle use is acceptable, the setting is much more coherent.
Price needs to be read as a market snapshot, not a promise from the developer. The lowest fresh listing we found at the end of August 2026 was THB 2.899 million, while other active homes in the development are materially more expensive depending on size, floor, outlook and configuration. That does not prove the developer currently has unsold stock at the same figure: public portals can mix developer inventory, assignments and resales. Ownership needs the same unit-by-unit discipline. ECO RESORT is a condominium, so a foreign buyer can in principle hold condominium freehold within Thailand’s foreign-ownership ceiling, which is 49% of the aggregate unit area in a registered condominium. Fresh ECO RESORT listings include homes explicitly marketed as foreign quota, and leasehold is also offered in the market. The useful question before reservation is therefore not whether “foreigners can buy” in the abstract, but whether the selected unit has foreign-quota capacity, what title and transfer documents are available, and which ownership structure is written into that specific transaction.

Unit types & sizes
The smallest format in the project. It works best for one person or a couple who value a coastal base and full access to the shared amenities more than generous internal space. For long stays, storage and the actual furniture layout matter more than the headline square metre figure.
A more versatile layout with a separate bedroom and living area. Current listings show several sizes within this band, so two homes both called “1 bedroom” can feel quite different once balcony size, furniture placement and circulation are considered.
This is the least uniform category in the public data. Some two-bedroom homes are very compact, while larger plans add a second bathroom and more usable living space. A proper comparison should therefore look at bathroom count, living-room shape, bedroom separation and the actual outlook, not just the label.
A much rarer large-format option that should be assessed separately from the project’s mainstream studios and one-bedroom units. The space is genuinely more suitable for a family or long stays by several people, but both acquisition cost and ongoing ownership will sit far above the entry level.
Public catalogues do not describe the layout range in exactly the same way. Studios and one-bedroom units are the most consistently documented; two-bedroom homes appear both in the core range below roughly 59 sqm and in larger versions around 69 sqm, while three-bedroom homes show up in detailed project material and market listings. Before purchase, floor area, bathroom count and plan should be matched to the exact unit number. Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing is inconsistent: FazWaz, Dot Property and Hipflat mark the project completed in July 2026, while some recently crawled agency pages still say Q3 2026 and PropertyHub retains an older 2024 date. Sisaran has a July 2026 construction update but we found no separate written announcement confirming handover of the entire development.
- Common-area charges conflict. FazWaz shows THB 70/sqm/month with a THB 700/sqm sinking fund; My Pattaya Real Estate shows THB 75 and THB 750; Keller Henson shows THB 75 and THB 600. These figures are therefore not carried into the registry pending a current official fee schedule.
- The street number is inconsistent. Some sources and Sisaran’s local address use 222, while Hipflat shows 38/25, Moo 2. The road, district and mapped location align, so the public address omits the disputed house number.
