There is no construction timetable left to underwrite. A buyer can inspect the building, the actual apartment and the common areas, which shifts due diligence toward title, juristic-person records, outstanding fees, maintenance quality and the condition of the specific unit offered for sale.

Most of the project-level sources agree on seven floors and 70 units. FazWaz, Hipflat, Dot Property and Thailand-Property repeat the same core specification, and FazWaz continues to show active resale inventory. The relatively small number of units distinguishes CW Ocean View from several much larger Bang Sare resort-style condominiums. A smaller scheme can be easier to understand physically, but it also means buyers should pay close attention to how shared costs are distributed, whether the sinking fund is healthy and whether a limited number of owners are carrying future capital works.

Hipflat gives the street address as 72/3 Tan Diao 1, Bang Sare, Sattahip, Chon Buri 20250, Thailand. The Street View point linked from the FazWaz project profile resolves to 12.763455, 100.896458. The project is positioned in the Bang Sare coastal area, with project descriptions referencing Bang Saray Beach and access toward Sukhumvit Road. This is not the same urban setting as central Pattaya. Buyers choosing Bang Sare are generally choosing a more spread-out coastal environment where everyday convenience depends more on the exact street, transport habits and the route to the main road than on being surrounded by dense city amenities.

The most consistently documented apartment format is a one-bedroom unit of 30 square metres. FazWaz currently displays 30 sqm one-bedroom resale units on the fifth and sixth floors, each with one bathroom and furniture. Hipflat and Thailand-Property show the same basic layout. What is missing is a complete primary-source unit schedule for all 70 residences. The available evidence therefore supports a 30 sqm one-bedroom type, but it does not prove that every apartment in the building follows that plan or that no larger layouts exist.

As checked on 9 September 2026, FazWaz shows asking prices of roughly THB 2.39M and THB 2.59M for 30 sqm one-bedroom units. Thailand-Property also shows a listing from THB 2.39M, while Hipflat presents one unit in a comparable range through its USD display. These are resale advertisements, not a live developer inventory. Some underlying listing pages have old publication or update dates, so the figures are useful as a market anchor but should not be treated as proof that a unit is still available, that the seller will accept the asking price, or that the furniture and ownership terms shown online remain unchanged.

The common facilities are straightforward and repeatedly reported: swimming pool, gym, parking, reception or lobby space, 24-hour security and CCTV. FazWaz and Hipflat also publish a common-area fee of THB 40 per sqm and an original sinking-fund contribution of THB 500 per sqm. Those numbers are worth knowing because a 30 sqm apartment would have been quoted against that fee basis, but a buyer of an older completed building should ask for the current juristic-person schedule rather than rely on a project profile. The key documents are the latest fee rate, any arrears attached to the selected unit, the sinking-fund position and information on major repairs already approved or under discussion.

CW Asset Co., Ltd. is named as developer across the main project directories, and BaanFinder supplies a Thai company name and a Chon Buri address for the developer. What is not available from the research set is a current official project or developer website that provides a primary archive of the original specifications, unit schedule or handover documentation. That gap does not prevent a resale dossier from being built because the building and secondary project records are identifiable. It does mean that corporate marketing history should carry less weight than the condominium's current legal and operating documents.

There is a material data conflict that should remain visible. BaanFinder and Lazudi list eight floors, while Lazudi gives 2013 as the completion year. FazWaz, Hipflat, Dot Property and Thailand-Property instead converge on seven floors and June 2016. The registry record therefore uses the better-supported seven-floor, June-2016 version, without pretending the minority data do not exist. For a transaction, this is easy to resolve from the condominium registration and physical inspection; no buyer should rely on an aggregator's floor count when the official building documents are available from the seller or juristic person.

For an overseas buyer, ownership depends on the foreign quota at the time of transfer. Thai government guidance states that foreign ownership in a registered condominium is limited to 49% of the aggregate unit area, with the condominium juristic person issuing confirmation used for the transfer process. None of the public CW Ocean View listings reviewed establishes the live quota position for a specific resale apartment. A seller may advertise a condominium as suitable for foreign ownership, but the transaction should proceed only after the quota position, title deed and source-of-funds requirements are checked for that unit.

The practical case for CW Ocean View is therefore simple but document-heavy. It may suit a buyer who wants a completed, compact condominium in Bang Sare and prefers to assess an existing unit rather than wait for a new development. The trade-off is that the public information set is thin: there is no comprehensive official floor-plan archive in the sources reviewed, no current developer portal and conflicting secondary records on floor count and completion year. The quality of the purchase will depend less on the project name and more on the exact apartment, its title, the building's current finances and maintenance, and the terms negotiated with the resale seller.

Ownership format

A foreign buyer may hold a condominium unit in freehold within the statutory foreign quota, which is capped at 49% of the aggregate unit area in the registered condominium. Public sources do not establish whether foreign quota is currently available for a particular CW Ocean View resale unit, so the condominium juristic person's confirmation should be checked before a deposit or transfer.
