The project is also mapped to a specific residential-building footprint in OpenStreetMap at 12.91872, 100.86971, which is precise enough for a tight location radius. This is not a beachfront building in the literal sense. The practical advantage is access: South Pattaya, Bali Hai and the central city are close, while the beaches sit down the hill. Cozy Beach is about 1.2 km away, while Bali Hai Plaza is roughly 1 km from the project. Those figures should not be flattened into one artificial master range because older condominiums often contain original variations, combined spaces or later renovations. The useful takeaway is that Pattaya Heights is not mainly a micro-unit project. It suits buyers who care about usable internal space and are prepared to judge each resale on its own floor plan, exposure, renovation quality and title rather than picking a standardized developer unit from a price sheet.

The shared facilities are typical of a small resort-style urban condominium from its period. The most consistently repeated features are a rooftop or upper-level swimming pool, fitness room, parking, lift access, 24-hour security and CCTV. Several independent local sources also mention key-card entry, underground parking, mini-golf, an on-site restaurant or bar, garden or barbecue space and rooftop leisure areas. For a resale buyer, the distinction between a published facility list and the facility that actually operates today is important. The advantage is visibility: buyers can inspect the real building, real views, traffic, neighbours and common areas instead of relying on renderings. The filter is almost seventeen years of operation by 2026. A well-managed older condominium can remain very usable, while a poorly maintained one can turn an apparently cheap purchase into a recurring cost.
