The project's core appeal is Bang Sare's quieter coastal setting rather than central Pattaya. Construction-era material put the beach at roughly 200 metres, making the condo practical for buyers who want frequent seaside access without living in the busiest tourist districts. The actual walking route should still be checked from the chosen building, including street conditions and access after dark.

Low-rise scale

Two eight-storey buildings create a different living environment from the very large high-rise compounds common elsewhere around Pattaya. A smaller physical scale can feel easier to navigate, but it does not automatically mean low running costs or perfect management. Occupancy, common-area condition, maintenance practice and the juristic person's finances matter more than the floor count alone.

Lower entry point

The lowest public asking price found on the review date was THB 965,000 for a 32 sqm studio. That brings the project into range for buyers who value a completed coastal apartment more than a new-build specification. The cheapest units deserve the most careful inspection: condition, furniture, renovation needs, unpaid common fees and foreign-quota status can materially change the real cost.

Already operating

There is no future handover risk to price into the purchase. Buyers can inspect the actual unit, common areas and day-to-day operation before committing. The trade-off is age, so the due-diligence focus shifts to building maintenance, lifts, water systems, façade condition, reserve funding and how well the condominium has been managed over time.

Evidence to verify

The development has a useful documentary trail, allowing a buyer to cross-check construction history, legal registrations and today's resale market rather than relying on one marketing page. Unit-level documents still decide the transaction: public databases disagree on the total unit count and completion chronology, so the exact building and registered condominium name should be confirmed before a deposit is paid.

About the project

Bang Saray Beach Condominium is a completed low-rise residential development in the coastal part of Bang Sare, south of central Pattaya. The geography matters more than the Pattaya label used by many property portals. The building sits in Bang Sare, Sattahip District, Chon Buri, in a quieter seaside setting rather than the dense urban core of Pattaya. Historical project material placed the beach at roughly 200 metres. That makes the development more relevant to buyers who want an everyday coastal environment, a second home near the sea or a lower entry point into the broader Pattaya market. It is less suitable for someone whose priority is to walk out to central Pattaya malls, major nightlife streets and the city beachfront.

The developer is best identified as CW Asset Co., Ltd. Some English-language databases contain the alternative rendering C-Z Asset, but the Thai company name and construction-period record point clearly to CW Asset; this is a transliteration problem rather than evidence of a second developer. For a resale buyer today, the marketing name matters less than the legal trail: the registered condominium, the selected unit's title and the records held by the condominium juristic person. Because the property has been operating for years, current management quality and any unit-level arrears are at least as important as the development history.

The most consistent description is a two-building, eight-storey development with about 150 units in total. The construction history also treats the two buildings as one project delivered in sequence, with the first building finishing ahead of the second. One major current database instead shows 300 units split into two 150-unit phases. That structure is not used for the core record because it conflicts with the legal registrations and most project-level descriptions. The practical implication is straightforward: when assessing a resale listing, confirm the exact building, unit number and registered condominium name rather than relying on a portal's project-level counter.

The completion history does not reduce neatly to a single year. The first building was effectively finishing by late 2013 while the second continued through 2014. The complex has two related condominium registrations, one dated 2014 and the other 2015, while market databases variously label the project as completed in 2013 or 2015. It is more accurate to treat the development as long completed without pretending that one disputed date captures a phased delivery. For a resale purchase today, the selected building's condition and the unit's legal documents matter more.

The unit mix is weighted toward compact apartments. Historical project information and later records show studios from roughly 25 sqm, while current resale listings confirm studios around 30–32 sqm and one-bedroom units in the mid-30s to low-40s, including a 43.66 sqm example. DDproperty also records a two-bedroom type of around 80 sqm, although no comparable two-bedroom unit appeared in the current listings reviewed for this dossier. This is how an established resale building should be read: there is no developer inventory sheet controlling today's choice. Availability depends on individual owners, and units with similar floor areas can differ substantially in renovation quality, furniture, outlook, maintenance condition and ownership status.

The live price anchor is based on resale stock rather than an old developer brochure. As of 3 September 2026, a 32 sqm studio was publicly offered at THB 965,000, while a 42 sqm one-bedroom provided a current reference around THB 1.6 million. Neither figure is a project-wide tariff or a promise that the unit will remain available. A low asking price may reflect condition, urgency, floor, outlook, furnishing or legal circumstances that are not obvious from the headline. The 2016 price sheet is useful historical evidence for the two-building layout and compact unit sizes, but it should not be used as a present-day valuation benchmark.

Facilities consistently confirmed across several sources include a swimming pool, fitness room, parking, CCTV and 24-hour security. In a building that has been operating for more than a decade, the condition of those facilities matters more than a marketing checklist. A serious viewing should include the common areas, pool, lifts, corridors, parking, signs of water ingress or deferred maintenance, and the general standard of housekeeping. Buyers should also ask for the current common-area fee, sinking-fund position if available, house rules and any outstanding balance attached to the unit. Early marketing also referred to features such as rooftop solar panels and rental management, but we did not find strong enough current evidence to treat those services as operating today in the form originally advertised.

Ownership follows Thailand's condominium framework rather than the land-ownership issues associated with villas. Foreign nationals can own condominium units freehold within the statutory foreign quota, which cannot exceed 49% of the aggregate unit area of the condominium. One of the current FazWaz listings is explicitly marked as Foreign Quota, but that does not establish quota availability for every unit in the project. Before paying a reservation deposit, a foreign buyer should verify the selected unit's quota status with the condominium juristic person, review the seller's title, confirm that common fees are paid, and make sure the transfer can be registered in the intended ownership form.

Ownership format

The project is registered as a condominium. A foreign buyer may own a unit freehold within the statutory foreign quota, capped at 49% of the aggregate unit area of the condominium. Quota availability must be checked for the selected unit, and the actual ownership route depends on that unit's title and quota status.

View the balcony, window orientation, kitchen and bathroom carefully because two studios with the same floor area can now have very different renovation and maintenance histories.

Buyers needing two genuinely separate bedrooms should search owner-by-owner and verify the project identity carefully, as Bang Sare has other condominiums with similar names.

Registered unit areas and current listings support the compact formats, but the exact plan, condition and price are unit-specific. Old developer-era price sheets are not treated as current market values.   • There is no single confirmed completion date: DDproperty and Lazudi use 2013; construction-period material shows the first building complete by late 2013 and the second still progressing in 2014; municipal registrations are dated 2014 and 2015; FazWaz uses August 2015. An exact completion year is therefore intentionally omitted.
  • The municipal register shows two condominium registrations, Bang Saray Beach Condominium and Bang Saray Beach Resort Condominium, using 109/… and 108/… addresses. No public document was found that unambiguously maps those legal registrations to the marketing labels for the first and second building.
