Why this project is worth a look

An existing building

Completion in June 2017 means the buyer can inspect the real apartment and common areas instead of relying on a construction promise. That removes off-plan completion risk, but it shifts due diligence toward operating quality: lifts, pool, mechanical systems, façade, parking, housekeeping and any major works that may be due after years of use. For a resale purchase, the condition of the building and the condominium juristic person's records matter more than an old launch brochure.

Low entry price

The lowest asking-price anchor visible on the checked portals is about THB 899,000. That is a low absolute ticket for a coastal property in the wider Pattaya market, but it is still only a listing signal. Portal stock counts conflict, so the real availability, condition, furniture package, floor, outlook and seller motivation must be checked on the individual apartment before treating the headline price as actionable.

A compact format

The clearest current evidence supports a 26 sqm studio with one bathroom. It keeps purchase and running costs contained, but the space will not suit every use case: a couple living full time, a family or anyone needing a separate work area may find it restrictive. Larger layouts appeared in historical marketing, yet they are not treated as verified current unit types without a present-day title or floor plan.

Visible running costs

The published common-area management charge is THB 40 per sqm per month and the published sinking-fund figure is THB 500 per sqm. These are useful starting points for ownership budgeting. The fresh fee schedule, any arrears and any special assessments still need to be obtained from the condominium juristic person for the exact apartment because portal data is not a substitute for the building's current accounts.

Close to the beach

Bang Saray Beach is roughly 0.4 km from the project. That gives a small studio an intuitive own-use profile: a relatively simple base near the coast rather than a large resort-style property. The distance does not tell the whole story, though. Outlook, noise, afternoon heat, airflow and internal condition remain apartment-specific and should be judged during an inspection.

About the project

Bang Saray Bayview is a completed condominium in Bang Sare, south of central Pattaya and administratively within Sattahip district, Chon Buri province. The current project profiles converge on the same core specification: completion in June 2017, eight floors and 156 units. That changes the way the property should be assessed. A buyer is not underwriting a construction timetable or relying on a launch brochure; the building exists, the common areas can be inspected and a resale unit has a real ownership and maintenance history. The trade-off is that a building that has been operating for years deserves a closer look at upkeep, major repairs and the financial position of the condominium juristic person rather than a new-build style focus on handover dates and developer instalments.

The published project address is 51 Phu Sung Ayu, Bang Sare, Sattahip, Chon Buri 20250, Thailand. The map point linked from the project profile resolves to 12.765903, 100.897901. Bang Saray Beach is identified as the nearest beach at roughly 0.4 km. Bang Sare is a quieter coastal part of the wider Pattaya market, so the attraction is different from a central-city condominium. The practical question is how the actual unit works for the owner's routine: access to the beach, parking, road connections, shops and services. Those are best judged from the building and the specific unit rather than from a generic description of Bang Sare as a destination.

The lowest visible resale asking-price anchor is THB 899,000. The same lower figure appears across several property portals, while Dot Property has shown visible asking prices extending to around THB 1.35 million. This is not a developer price list. Bang Saray Bayview is a secondary-market building, so every unit has its own owner, condition, furnishings, floor, outlook, payment history and negotiating position. The portal inventory is also inconsistent: one project page advertises dozens of sale cards, another exposes only one active unit, and some underlying ads have old update dates. The THB 899,000 figure is therefore useful as evidence of where some sellers have been asking, but it should not be presented as guaranteed live stock or as an achievable transaction price on 9 September 2026.

The most clearly verifiable current unit format is a 26 sqm studio with one bathroom. That size appears in the live Hipflat inventory and in the FazWaz-linked resale data. Historical launch material mentioned one- and two-bedroom apartments as well, but those same old advertisements described a project configuration that conflicts with the 156-unit completed building shown by today's major project databases. Rather than merge the launch concept into the as-built property, this dossier limits the unit mix to what can still be supported today. Anyone seeking a larger layout should verify the individual title deed and floor plan for that exact apartment rather than assume the early marketing schedule survived unchanged into the completed project.

The amenity set is modest and consistent across the current project profiles: a communal swimming pool, gym, parking, security and CCTV, with reception or concierge functions also reported. The published common-area management charge is THB 40 per sqm per month and the published sinking-fund figure is THB 500 per sqm. Those numbers are useful for understanding the building's cost structure, but they should not be treated as a fresh statement from the condominium juristic person. Rates can change and a resale apartment may have arrears, prepayments or special assessments. A buyer should obtain the latest fee schedule and a debt-free confirmation directly for the selected unit before transfer.

For foreign ownership, Bang Saray Bayview falls under Thailand's condominium framework. Foreign freehold is possible only while the statutory foreign quota remains available; the government states that foreign ownership cannot exceed 49% of the aggregate unit area in the condominium. That national rule does not tell us whether capacity is available in this building today. For a resale acquisition, the condominium juristic person should confirm the foreign ownership proportion and issue the documentation required for registration. The buyer should therefore treat 'foreign freehold' as a unit-specific condition to verify, not as an automatic feature of every listing carrying the project name.

The least settled part of the public record is the developer identity. Current major project profiles generally do not identify a developer. A 2014 first-person buyer account, however, says the buyer's Bang Saray Bayview contract was with CW Asset, and surviving historical contact traces belong to the same period. That still does not justify promoting CW Asset to the developer field without primary registration or project documents. The registry entry therefore leaves the developer out and treats the identity as unresolved. For a completed resale condominium, that does not prevent analysis of the physical building, but the legal history should be reconstructed from title and condominium documents if it matters to the transaction.

Taken on its own terms, Bang Saray Bayview may suit a buyer looking for a low-entry-price completed studio close to Bang Saray Beach and willing to do the work that a mature resale property requires. Construction completion removes one category of risk, but it does not remove due diligence. The relevant questions are now the condition of the particular unit, building maintenance, the reserve position, any outstanding common fees, foreign-quota availability and the seller's clean chain of title. A low asking price is attractive only when those checks support it. That is the difference between buying a cheap apartment and buying a cheap problem.

Ownership format

A foreign buyer can hold a condominium unit in freehold within Thailand's foreign-ownership quota, capped at 49% of the aggregate unit area in the condominium. Whether foreign-quota capacity is available for the specific Bang Saray Bayview resale unit must be confirmed with the condominium juristic person before funds are committed and the transfer is registered.

Unit types & sizes

Studio
26 sqm
1 bathroom

The 26 sqm size is supported by current resale cards. In a studio this compact, the real layout matters as much as the headline area: storage, kitchen placement, bathroom condition, balcony and window orientation can materially change usability. A resale buyer should match the advertised area against the selected unit's title document rather than rely on the portal alone.

From THB 899,000

Current portals clearly support 26 sqm studios. Launch-era advertising also mentioned one- and two-bedroom apartments, but it described a different overall project configuration; without current floor plans or title evidence, those layouts are not presented as verified stock in the completed building. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 899,000 on resale-market pages checked on 9 September 2026. This is a lower asking-price anchor from listings: the platforms disagree on current stock and some ads may be stale, so the selected unit, seller, price and transaction terms need fresh confirmation.
  • Completed: 2017-06

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A budget-conscious buyer seeking a completed small apartment near the sea rather than an off-plan project with a long construction payment schedule.; A buyer prepared to inspect the unit and building, verify common-fee arrears, review the common areas and check the seller's documents before transfer.; A foreign buyer for whom freehold works only if foreign-quota capacity is confirmed for the selected unit.; An owner who values a low absolute purchase budget and the simplicity of a studio more than large internal space, brand-new finishes or a broad resort amenity package.; may not suit: A couple or family needing a separate bedroom and materially more than 26 sqm for full-time living unless a larger unit in the building is verified by title and floor plan.; A buyer who specifically wants a new-build warranty, current-generation building systems and a developer-led primary payment schedule.; An investor requiring a verified rental-management programme or guaranteed return; no current specific to the project operator or contractual income programme has been established..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The developer is not reliably established. Current major project profiles generally omit the developer, while a 2014 buyer account links the Bang Saray Bayview contract to CW Asset. No primary project document or registration record was found that confirms that link.
  • Current resale availability is inconsistent across portals: FazWaz shows a project-level count in the dozens, while Hipflat and Dot Property expose far fewer units. THB 899,000 remains a listing anchor, not confirmed live stock.
  • Foreign-quota capacity for a specific unit, the condominium juristic person's latest fee schedule and reserves, and any current rental-management operator are not publicly confirmed and must be checked at the time of the transaction.
