Current local listings place Bang Sare Beach at about 250 metres, while the official project page positions Le Beach on the village’s beach road. That does not guarantee a sea view from every apartment; orientation and floor still matter. The practical advantage is simpler: the waterfront can be part of the daily routine without needing to drive there.

Usable apartment sizes

The original product mix starts with separate one-bedroom homes rather than micro-studios and extends to two-bedroom layouts above 70 sqm. That gives resale buyers a meaningful choice between a compact personal base and a layout suited to longer stays, guests or a small family. The title deed should still confirm the exact registered area of the chosen unit.

Reality can be inspected

Le Beach is already lived in, so the buyer can evaluate the actual apartment, common areas, lift condition, parking, pool and surrounding development before committing. The flip side is that mature buildings should be judged on management and maintenance, not only on their original specification. Recent juristic-person records are part of the investment case.

Foreign quota is visible

Live resale inventory includes units advertised with foreign quota available, including a two-bedroom unit already marketed on that basis. The most coherent set of project records points to a two-building, roughly seven-storey scheme with 132 units. Home.co.th reports 132 units, PropertyScout describes two towers and seven floors, and the narrative section of an older Thai project review gives the same two-building and 132-unit configuration. Other databases, however, show 186 or 120 units and in some cases eight floors. That inconsistency is material enough to disclose rather than smooth over. For an actual purchase, the condominium registration and the juristic person’s records should take priority over directory data. They establish the registered building, unit count, common property and management structure that matter legally.

The original apartment mix is straightforward. Baan Sukniwate lists one-bedroom homes from 38.22 to 42.89 sqm and two-bedroom homes from 72.27 to 83.04 sqm. Home.co.th adds a one-bedroom example of about 38–43 sqm with one bathroom and a two-bedroom example of roughly 83 sqm with two bathrooms. These are practical layouts for a beach-area resale project: the smaller units still provide a separate bedroom, while the larger format can work for a couple who wants a proper guest room, a small family, or longer seasonal stays. Live resale listings occasionally show registered or marketed areas slightly outside the original published range, so the title deed should be the final reference for the purchased unit.

Amenities are conventional rather than resort-scale. The official project page confirms a swimming pool, fitness room, lifts, parking, CCTV and 24-hour security. That is enough for buyers who want a functional residential base near the sea, but it is not the feature set of a new-generation lifestyle compound with multiple pools, extensive gardens, coworking, children’s facilities and hospitality services. Because the building is mature, condition is more important than the historic amenity list. A serious inspection should cover the lifts, pool equipment, common corridors, façades, parking, pumps and visible signs of deferred maintenance, backed by recent financial and management records from the condominium juristic person.

The visible resale market provides a useful price anchor. As checked on 9 September 2026, an active one-bedroom listing of about 43.1 sqm is offered at THB 1.75 million. That listing says the unit is currently Thai-owned while also stating that foreign quota remains available in the condominium. A separate 73 sqm, two-bedroom, two-bathroom corner unit is advertised at THB 4.39 million with foreign quota available. These are not interchangeable comps and should not be treated as a project price list. Floor, outlook, furnishing, renovation quality, ownership status and seller urgency can move resale prices substantially. Their value here is to show the current order of magnitude for an entry-level one-bedroom and a larger foreign-quota unit.

Foreign ownership needs to be checked unit by unit. Thai condominium law permits qualifying foreign purchasers to hold freehold title within the 49% foreign-ownership ceiling measured by total condominium area. The condominium juristic person issues the quota confirmation needed for transfer. Current Le Beach listings indicate that foreign quota is available, which is encouraging, but it does not mean every resale unit can automatically transfer into foreign freehold. A Thai-name unit may require a different structure or a change in quota position before transfer. The buyer should therefore obtain written quota confirmation for the selected unit before committing funds beyond a carefully drafted reservation.

Bang Sare is the other defining part of the proposition. This is not central Pattaya living. The project is tied to Bang Sare Beach Road, and current local listings place the beach at roughly 250 metres and Sukhumvit Road at around one kilometre. The village market, small shops and restaurants serve daily needs, while Nong Nooch Tropical Garden is one of the established nearby landmarks cited by Thai project sources. The setting works well for buyers who deliberately prefer a quieter coastal community and are comfortable using a car or motorbike for many trips. Anyone who expects to walk out to major malls, dense nightlife and the full urban convenience of Pattaya should view the location as a different lifestyle rather than a cheaper substitute.

Le Beach therefore makes most sense as a completed resale building where the buyer can inspect reality before paying: the exact view, noise level, renovation quality, furniture, common areas and management standards are all observable. The trade-off is that an older condominium demands more document work. The title deed, debt-free certificate, foreign-quota letter, condominium rules, current common fees and recent juristic-person accounts matter more than launch brochures. If those checks are clean and the building condition meets expectations, Le Beach can be assessed on familiar resale fundamentals: purchase price, unit quality, ownership clarity and whether Bang Sare suits the buyer’s actual pattern of use.
