A genuinely small building
Seventy-eight apartments across eight floors puts Nova Ocean View in a very different category from Pattaya's large resort condominiums. Fewer homes can make day-to-day circulation feel less anonymous, but it also means a smaller owner base sharing the cost of major replacements. A buyer should therefore treat the building's accounts and reserve position as part of the property, not as back-office paperwork.
Space is the differentiator
Current and historical records show layouts ranging from low-40s sqm studios to two-bedroom apartments above 100 sqm. That is a meaningful draw for buyers who want an actual home rather than a compact holiday unit. It also makes headline price comparisons misleading: renovation standard, outlook, floor, title structure and layout efficiency can create more value difference than a single project-wide average.
Pratumnak, not beachfront
The Soi 6 address places the building inside one of Pattaya's established coastal residential areas, but Nova Ocean View is not a direct-beach-access development. For many buyers that is a reasonable trade-off: access to the neighbourhood without paying purely for a beachfront label. The practical test is the route you will actually use, including the hill gradient, traffic and the specific beach or commercial strip that matters to you.
Foreign freehold exists
Live resale advertising includes units identified as foreign-quota ownership, so foreign freehold is not merely theoretical in this building. The transfer still depends on quota capacity and the selected title at the time of purchase. A clean deal requires the juristic-person quota letter, title review and debt-free certificate rather than reliance on an agent's ownership tag.
You can inspect the reality
Because the project has been occupied for years, the buyer can test what off-plan marketing cannot show: lift condition, rooftop maintenance, water pressure, parking behaviour, corridor wear, management response and the actual noise profile of a chosen stack. The same age creates the principal risk, because deferred maintenance can turn a seemingly cheap resale into an expensive ownership experience.
About the project
Nova Ocean View is an established Pratumnak condominium rather than a construction-stage proposition. Nova Group itself includes the building among its completed Pattaya condominium projects, while the major property databases consistently identify a single eight-storey building with 78 residences. That shifts the buyer's due-diligence priorities. There is no delivery risk to price in; the real questions are the condition of the chosen apartment, how the condominium juristic person is run, whether major common-area work is adequately funded, and whether the unit can be transferred in the ownership form the buyer needs.
The building is on Phra Tam Nak Soi 6 at 352 Phra Tam Nak 6 Alley, in Nong Prue, Bang Lamung. OpenStreetMap maps Nova Ocean View as a distinct residential building at this address, which is useful because Pratumnak has many similarly described low-rise projects clustered along the same sois. It is close to the coast but should not be marketed as direct beachfront. Public project pages quote anything from roughly 400 metres to about a kilometre to a beach, depending on the beach and route used. For a buyer, the dependable location fact is the Soi 6 address and its position within Pratumnak rather than a single marketing distance.

At 78 units, Nova Ocean View is materially smaller than the large resort-style developments that dominate much of the Pattaya resale market. Some buyers will prefer that scale because circulation areas, lifts and facilities are shared by fewer apartments; others may find that a small building offers less redundancy when major equipment needs replacement. Low density is therefore not a substitute for reviewing the juristic person's finances. In a building completed in 2011, records of lift servicing, roof and pool repairs, water systems, reserve funds and outstanding owner contributions can matter more than the original specification brochure.
The apartment mix is unusually broad, and the live resale market does not line up perfectly with simplified project descriptions. Older project profiles describe roughly 48 sqm studios, 94 sqm one-bedroom apartments, 106 sqm two-bedroom layouts and 116 sqm two-bedroom homes with a private plunge pool and garden. In 2026, however, public listings also show studios around 43 sqm, a 70 sqm one-bedroom unit and two-bedroom apartments around 85–107 sqm. That variation is a reason to work from the title deed and measured unit particulars rather than assume every apartment fits one of four brochure types.
The common facilities are conventional rather than theme-park-like: a rooftop swimming pool, fitness room, parking, reception or lobby, security and CCTV recur across the more credible project records. Rooftop garden or relaxation space and a barbecue area are also repeatedly mentioned. The important issue for a resale buyer is present condition. A rooftop pool is an attractive feature when waterproofing, pumps and finishes are well maintained, but it can also become a meaningful capital-expense item in an older building. A site visit should therefore include the roof, parking and plant areas, not only the apartment interior.
Pricing is fragmented, as expected in a mature resale building. A DDproperty advertisement published on 3 September 2026 asked THB 2.2 million for a 43 sqm sixth-floor studio advertised under the foreign quota. Other live or recently updated records showed a 94 sqm one-bedroom apartment around THB 3.9 million and a 100 sqm two-bedroom foreign-quota unit at THB 6.9 million, with further two-bedroom stock priced differently. Those figures are not a project price list. Renovation quality, floor, outlook, furniture, title structure and seller urgency can easily outweigh a simple price-per-square-metre comparison.
Foreign ownership needs to be checked at unit level. Thailand's condominium regime permits foreign freehold ownership within the statutory 49% foreign quota, and current Nova Ocean View advertisements explicitly include units offered in foreign ownership. That is encouraging but not conclusive. Before a transfer, the buyer should verify the unit title deed, the seller's current registered ownership, the condominium juristic person's confirmation of foreign-quota capacity and the debt-free certificate required for transfer. A listing label such as 'foreign quota' is a lead for due diligence, not evidence on which funds should be released.
The developer identity is comparatively clear at brand level. Nova Group's own current website lists Nova Ocean View among its past Pattaya projects, alongside several other completed condominiums. Some local secondary sources go further and name The Unique Property Co., Ltd. as the project company. That may be correct, but this research did not locate a government record tying that legal entity to Nova Ocean View strongly enough to present it as independently verified. For the public project page, Nova Group is the defensible developer brand; for a transaction, the legal names appearing on the title and sale documents still need their own check.
Nova Ocean View therefore makes most sense as a selective resale search rather than a blanket recommendation. It can suit a buyer who values Pratumnak, larger older-style floor plans and a smaller building, especially when a clean foreign-freehold unit appears at a sensible price. It is less compelling for someone who wants a new-build warranty, extensive resort facilities or a building whose common-cost structure can be understood from a current developer sales pack. The quality of the opportunity lives in the individual apartment and the building's current management, not in the project name alone.
Ownership format
A foreign buyer may register a condominium unit in freehold while the building has capacity within Thailand's 49% foreign-ownership quota. Public Nova Ocean View listings include units explicitly marketed as foreign-quota ownership, but the selected unit's title, quota availability and condominium-juristic-person certificate should be checked before funds are committed.
Unit types & sizes
A current resale example is a sixth-floor studio advertised in the foreign quota. Its 43 sqm area is smaller than the 48 sqm studio figure repeated in older project summaries, which is why the unit's own title and particulars matter more than a generic brochure layout.
A very large one-bedroom format by current Pattaya standards. The referenced resale is marketed under company ownership rather than foreign freehold, so a foreign buyer should not assume that this particular unit can simply be transferred into personal foreign ownership without a separate title and quota check.
A high-floor two-bedroom resale is advertised with sea views and foreign-quota ownership. It is a useful reference for buyers who need two separate bedrooms and personal foreign freehold, but it should be compared with other two-bedroom stock in the building because floor area and interior condition vary materially.
Older project specifications describe a 116 sqm two-bedroom configuration with a private plunge pool and garden. This does not mean one is currently available; the card records a documented layout variant that should be verified against the specific apartment number and title before being treated as live inventory.
Public records do not resolve into one neat brochure matrix: studios appear around 43–48 sqm, one-bedroom units at 70 and 94 sqm, and two-bedroom apartments roughly from 85 to 116 sqm. For a transaction, the selected unit's title and actual configuration take priority over generic project-type summaries.
