Open listings in September 2026 start around THB 1.17M for units near 36 sqm. That is a low entry point for an established Bangkok neighbourhood, although unit condition matters more than the project-wide average.

Resale stock regularly appears around 35–36, 47–48 and 72 sqm. That gives buyers more usable floor-area choices than many newer budget projects, particularly for two bedrooms or a separate work space.

Established neighbourhood

Schools, shops, Town in Town and the road network were established long before the Yellow Line opened. The condominium is not at the station entrance, but the surrounding area does not depend on future-development promises.

Building checks matter

Public sources conflict on age, floor count and total units, and the original developer remains unverified. A sensible purchase requires building-level inspection, juristic-person records, current common charges and unit title checks.

About the project

Bodin Suite Home is an established multi-building condominium in Phlapphla, Wang Thong Lang, close to Town in Town and Bodindecha School. It should not be approached like a current new launch with one developer price list, a clean brochure and a small set of standard layouts. The market is entirely resale now, and the condition of two similarly sized units can differ more than the floor plan itself. Public project data has also become inconsistent over time. For a buyer, that changes the due-diligence priority: the exact building, floor, unit title, condominium juristic-person records, foreign quota, common charges and physical condition matter more than the original sales story. Current listings repeatedly map the estate around 13.768138, 100.613591. A registered business address inside Building A corroborates 393/1 Soi Phraya Prasoet, Lat Phrao 94, Phlapphla, Wang Thong Lang, Bangkok 10310. Hipflat uses “Soi Samakkhi” for the same 393/1 address, so the street-name variation is treated as an address alias rather than evidence of a different project.

The six-building layout is one of the more stable project facts. PropertyHub identifies six buildings, and live resale listings refer to Buildings A through F. Floor count is less tidy. Major project directories commonly say seven floors, while fresh PropertyHub listings clearly advertise units on Floor 8 in Building F. ZmyHome adds stronger supporting evidence: its Treasury Department valuation table runs from Floors 1 to 8 for Buildings A, B, C, D, E and F. On balance, eight floors is the more defensible project-level figure, but the discrepancy is retained in the dossier. Total unit count is not treated as verified. PropertyHub, DDproperty, FazWaz and related databases repeat 526 units, whereas ZmyHome gives 206. Both numbers have circulated for years, and no primary condominium-registration document with the definitive total was found. That uncertainty is inconvenient for a database, but it does not prevent a buyer from assessing a specific resale unit; it simply means the project-wide count should not be presented as an official fact.

Completion year has the same problem. A large cluster of portals dates the project to January 2007. ZmyHome and older owner-direct listings consistently use Buddhist year 2540, equivalent to 1997. A ten-year gap is too large to smooth over as a formatting difference. What is not in doubt is that Bodin Suite Home has been operating as a completed residential estate for many years and has an active resale and rental market. The registry therefore records the project as completed without assigning an unverified completion year. For a buyer, the practical issue is the age of the building and what has happened since completion. Lift replacement, water systems, electrical infrastructure, roof and façade works, sinking-fund balances and special assessments are more relevant than a portal's completion label. The condominium juristic person should be able to provide registration records and current financial documents that settle the historical question and, more importantly, show how the estate is being maintained today.

The current resale market covers several distinct size bands. The most common entry-level units are around 35–36 sqm and appear both as studios and one-bedroom layouts. In September 2026, PropertyHub listings start around THB 1.17M–1.20M for this size. Larger one-bedroom units around 47 sqm are advertised around THB 2.39M. Two-bedroom stock is broader: compact examples around 48 sqm exist alongside much larger 72 sqm units, and bathroom counts also vary. PropertyHub showed a 72 sqm two-bedroom at THB 2.69M in September 2026 and another 72 sqm listing at THB 2.2M earlier in the year. FazWaz has shown a 48 sqm two-bedroom around THB 1.7M and explicitly marked that particular unit as foreign quota. This dispersion is normal in an older resale project. Renovation quality, building, floor, view, furniture, title status and seller urgency can move the price more than a simple size comparison suggests.

Facilities need the same evidence filter. Project-level sources consistently support lifts, parking, 24-hour security, CCTV, access control and a gym. PropertyHub also identifies a swimming pool and on-site convenience store. Individual listings sometimes display much longer facility menus, including sauna, children's spaces, library, restaurant, sports areas and other amenities. Those lists may reflect a particular period, an agent template or features that are not equally available across the estate. The dossier therefore keeps only the facilities that are repeatedly confirmed at project level. For a condominium of this age, physical inspection matters more than a portal icon. A working lift, parking availability, clean corridors, access-control reliability and visible maintenance of pipes and common areas are the things that affect daily life and future cost. Buyers should inspect the relevant building rather than assuming all six are maintained to exactly the same standard.

Location is a major reason Bodin Suite Home continues to trade at relatively low entry prices. ZmyHome places Mahat Thai station on the Yellow Line at roughly 1.5 km, Bodindecha School at around 0.2 km, Makro Bodindecha at about 0.3 km and The Scene Town in Town at approximately 0.6 km. PropertyHub describes multiple road approaches through Ramkhamhaeng 43/1, 39 and 21 and through Lat Phrao 112 and 94. This is not a true station-door condominium: daily rail use still involves a feeder ride or a meaningful walk. What the location offers instead is an established neighbourhood with schools, local retail and useful road connections between Lat Phrao, Ramkhamhaeng and Town in Town. A buyer who drives should test the approach during evening traffic, while a buyer relying on the Yellow Line should try the actual door-to-platform journey rather than judging the map distance alone.

Foreign ownership is materially simpler here than in a landed villa, but it still needs unit-level verification. Thai condominium law allows foreigners to hold freehold title to condominium units provided total foreign ownership does not exceed 49% of the aggregate unit area in the registered condominium. The condominium juristic person must issue confirmation of the foreign quota for the transfer process. Bodin Suite Home listings currently include both Thai-quota units and units specifically marketed as foreign quota. That is useful for screening, but the listing label is not the legal confirmation. Before paying a deposit, a foreign buyer should obtain the unit title details, confirm the registered owner, check mortgages and other encumbrances, obtain the juristic-person certificate on foreign quota and verify that common charges are fully paid. A unit can look attractive on price and still be unsuitable if the ownership route assumed in the advertisement cannot be registered for that buyer.

Common charges are another area where old online data should not be carried forward blindly. Historical listings and project databases quote figures around THB 10 and THB 15 per sqm per month, while individual owners have also published monthly amounts that do not line up perfectly. For an older estate, an old rate is not a reliable picture of current ownership cost. Management may have changed the fee, introduced special assessments or allocated costs differently between residential and commercial areas. The useful documents are the latest common-fee notice, recent invoices, juristic-person financial statements and minutes from co-owner meetings. Special assessments deserve particular attention. A low purchase price can be offset quickly if the estate is about to collect a large amount for lifts, façades, waterproofing or major mechanical systems. That risk is manageable, but only when the buyer sees the current documents before transfer.

Bodin Suite Home therefore works best for a value-oriented buyer who is comfortable doing unit-level due diligence. Its appeal is straightforward: entry prices around the low THB 1M range, established surroundings and floor areas that are often generous by current Bangkok standards. A 35–36 sqm entry unit is already larger than many modern studios; 47–48 sqm creates more flexible one- or two-bedroom use, and 72 sqm gives genuinely substantial space for this price bracket. The trade-off is age and inconsistency. This is a weaker fit for someone who wants new common areas, a polished developer-managed lifestyle or a train station within a few minutes' walk. For the right buyer, however, the project is worth viewing. The shortlist should be reduced to specific units and then checked for building and floor, registered area, foreign quota, title, outstanding fees, engineering condition, furniture inventory and recent juristic-person maintenance records.

Ownership format

A foreign buyer may hold freehold title to an individual condominium unit within the statutory foreign quota, which may not exceed 49% of the total unit area in the registered condominium. Available foreign quota must be confirmed with the condominium juristic person before transfer; some current Bodin Suite Home listings are specifically marked as foreign-quota units, but that does not mean every unit is transferable to a foreign buyer.
