Why this project is worth a look
Real family-scale houses
The smallest developer layout is already 447 sqm with four bedrooms and five bathrooms. That gives a household enough room to separate parents, children and guests without sacrificing the main living areas. Staff accommodation and at least three parking spaces also make the plans more credible for full-time family use rather than occasional prestige ownership.
Only 62 plots
A 62-home estate is easier to understand at plot level than a large suburban compound with several hundred houses. Buyers can focus on where an individual home sits relative to the gate, central garden and clubhouse. The low unit count does not guarantee silence or privacy, but it makes the physical layout and neighbourhood pattern more legible.
Two-way road access
SC Asset describes access from both New Krungthep Kreetha and Rom Klao. That gives drivers alternatives for trips toward Rama 9, central Bangkok, Suvarnabhumi and the eastern suburbs. It also makes the project’s main limitation clear: this is a car-led location, not a home chosen for a short daily walk to BTS, MRT or Airport Rail Link.
Useful shared facilities
The estate includes a pool, gym, central garden, co-working space, children’s area, jogging track and private lounge. These are practical extensions of the home rather than a long list of hotel-style services. For an actual purchase, the important question is where the selected plot sits in relation to these facilities and the traffic they attract.
Finished homes to compare
Because the estate is completed and the resale market is active, buyers can compare real houses instead of relying on a single show unit. Plot size, garden orientation, built-ins, furniture and existing tenancy can create large value differences between homes with the same floor plan. Physical inspection is therefore unusually informative here.
About the project
Grand Bangkok Boulevard Krungthepkritha is a completed gated estate of detached two-storey houses by SC Asset on Srinakarin–Romklao Road in Khlong Sam Prawet, Lat Krabang. It is no longer a paper launch: completed homes are actively offered for sale and rent, while SC Asset still maintains the project page, publishes a current starting-price band and takes viewing appointments. The estate has 62 houses, so the decision can be based on the finished environment rather than on renders alone. A buyer can inspect the actual streets, clubhouse, neighbouring plots, landscaping and condition of individual homes before committing.
The defining feature is the size and family function of the houses. SC Asset presents three core designs: Ingelheim at 447 sqm, Franconia at 521 sqm and Wurzburg at 604 sqm. Ingelheim and Franconia have four bedrooms and five bathrooms, while Wurzburg has five bedrooms and six bathrooms. The developer’s layouts also provide staff accommodation and three, four or five parking spaces depending on the design. These are not compact suburban houses stretched by marketing language; they are genuinely large homes intended for households that need several private bedroom suites, substantial shared living areas and service space.

The location is on Bangkok’s eastern side in the New Krungthep Kreetha / Srinakarin–Romklao corridor. It works best as a car-oriented address. FazWaz places Lat Krabang Airport Rail Link station at roughly 4.5 km, so this is not a walk-to-rail proposition. In return, SC Asset highlights access in two directions, via New Krungthep Kreetha and Rom Klao, plus a short drive to the Rama 9 expressway. The developer quotes approximately eight to nine minutes to Suvarnabhumi Airport in different parts of its current page. That positioning is practical for families whose routines are tied to the airport, eastern Bangkok and the cluster of international schools around the corridor.
The common facilities are focused rather than exotic: a clubhouse, swimming pool, gym, co-working area, private lounge, children’s space, jogging track, central garden, CCTV and controlled vehicle access. For a household buying a 447–604 sqm home, that matters because exercise, children’s outdoor time and informal meetings can happen inside the estate without turning the development into a resort. The trade-off is that the exact plot still matters. A house beside the main park, a quieter inner street or the entrance road can feel very different even when the floor plan is identical.
The architectural identity is unusually consistent for a suburban estate. SC Asset links the gate, clubhouse and main park to a Modern Classic concept inspired by the Würzburg Residence in Germany. That story should not be mistaken for investment value by itself, but it does matter when inspecting completed homes: façade condition, common-area maintenance and the quality of permanent built-ins all influence how an expensive house ages. Resale listings also show substantial owner customisation, so buyers should separate the original house specification from furniture, decoration and later upgrades when comparing prices.
The project name can also blur the geography. The official address is on Srinakarin–Romklao Road in Khlong Sam Prawet, Lat Krabang, while “New Krungthep Kreetha” is the wider residential corridor used in market positioning. That distinction matters in real life. School runs, office commutes and airport trips should be tested from the actual estate gate, not from a generic Krungthep Kreetha pin. The rental audience is similarly specific: large houses here are most logical for households that want the eastern side of Bangkok, rather than tenants who need universal access to every central business district.
Pricing needs two reference points. SC Asset currently publishes a THB 30–50 million starting band, so THB 30 million is best treated as the developer’s lower advertised anchor, not as a guaranteed price for any particular available house. The resale market is broader. Current 2026 listings on major portals show substantial variation for the same nominal house type, depending on plot size, garden position, built-in furniture, renovation level and whether the property is sold with an existing tenant. That makes headline price comparisons weak unless the buyer also compares the exact land plot, house design, condition and included fit-out.
Foreign ownership requires a separate legal review because this is a house-and-land product, not a condominium. Thai government guidance restricts ordinary direct land ownership by foreigners, with only narrow statutory exceptions. Open project materials do not provide a single foreign-buyer ownership route that can safely be assumed for every resale or remaining developer unit. Before a meaningful deposit is paid, the buyer should see the title for the exact plot, establish who owns the land, confirm how ownership of the building is documented and understand whether the proposed structure is a land lease, another lawful arrangement, or a transaction available only to a buyer who can legally hold the land.
As a completed estate, Grand Bangkok Boulevard Krungthepkritha is best approached house by house. Two Ingelheim homes can carry very different values if one faces the central garden, one has a larger plot, one includes an expensive built-in package and one sits on a busier internal road. The same applies to the larger Franconia and Wurzburg designs. A sensible shortlist therefore starts with household needs and total budget, narrows to the right house type, then compares several actual plots. The project name establishes the environment; the specific house determines whether the purchase makes sense.
Ongoing estate costs deserve the same unit-by-unit treatment. Third-party portals publish common-fee figures for some listings, but SC Asset’s public project page does not provide one current rate that can safely be applied to every house, so no fixed fee is stated here. Before purchase, the buyer should obtain the current estate-management schedule, confirm the calculation basis, check whether the selected property has any arrears and review rules covering renovation, façade changes, pets and use of shared areas. These items are unlikely to decide a THB 30M-plus purchase on their own, but they shape the annual carrying cost and the owner’s freedom after transfer.
Ownership format
A foreign buyer should not assume ordinary direct freehold ownership of the land. A transaction may instead involve a long lease of the land and, where properly documented, separate ownership of the building; the title and contract structure need to be checked for the specific house. Nominee-company structures are not treated as an acceptable workaround.
Home types & sizes
The entry house type: two storeys, four bedrooms, a double living room, separate kitchen and dining area, staff room and three parking spaces. It offers the estate’s full family-house format without moving up to the two larger designs.
The middle layout has four bedrooms, five bathrooms, staff accommodation and four parking spaces. On the resale market, the practical comparison with Ingelheim is not only the extra floor area but also the individual plot, orientation and fit-out.
The largest official design provides five bedrooms, six bathrooms, two staff rooms and five parking spaces. It is the clearest fit for a large or multigenerational household that will genuinely use the extra bedroom and service capacity.
These are SC Asset’s three official base house types. Resale homes can differ in land-plot size, furniture, built-in packages and owner modifications, so the house-type card should not be treated as a substitute for checking the actual property. When comparing resale options, match the seller’s current plan against the original house type so later alterations are not mistaken for the developer’s standard specification.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources disagree on the completion year: FazWaz and DDproperty state 2023, while PropertyHub states 2024. The estate is completed and has active sale and rental listings, but an exact formal completion date could not be confirmed from SC Asset’s open project material.
- Open project materials do not confirm one land-title type or a universal ownership structure for foreign buyers across all houses. The title and legal structure must be checked for the selected plot.
- Exact remaining developer inventory, included fit-out, estate fees and unit-specific payment terms are either dynamic or not published consistently, so they are not presented as fixed project facts.
