Multiple project and resale sources place it within the larger Park View Viphavadi residential cluster, built as a group of eight-storey blocks. What is available today is primarily resale stock rather than a uniform developer inventory, so the condition, furnishing, title position and asking price vary from unit to unit. A buyer should treat each listing as an individual secondary-market purchase rather than assume that one project brochure describes every apartment still on the market.

The location makes the most sense for people whose daily life is already oriented toward northern Bangkok. Listings place the project around Kamphaeng Phet 6 Soi 5, within practical reach of Lak Si station, the Red Line and the Pink Line interchange area. Don Mueang airport, Chaeng Watthana and the Government Complex are also part of the same northern corridor. This is not a central-Sukhumvit proposition, but that is precisely the point: the project can offer a much lower entry price to residents who value access to Don Mueang, Lak Si and the northern employment belt more than proximity to the traditional downtown core.

The unit mix is straightforward. DDproperty describes studios of roughly 27 sqm, one-bedroom apartments around 33 sqm and two-bedroom layouts around 63.5 sqm. Current resale listings support the same broad pattern, with compact 26–33 sqm homes at the smaller end and roughly 63–64 sqm two-bedroom units at the larger end. In an older multi-building development, however, the headline layout is only the first filter. Building, floor, orientation, renovation quality, plumbing condition and the efficiency of the internal plan can make two similarly sized apartments feel very different.

Common facilities are better documented than many older budget projects. Sources consistently mention a swimming pool, gym or fitness area, landscaped space, security and CCTV. SAM's asset record for building A6 also lists fire-safety systems and a passenger lift, while DDproperty describes a separate recreation building, children's area, basketball court, sauna and shared work or meeting space. These facilities should still be checked in person because a large mature estate can have different levels of maintenance across buildings and common areas, and historical project descriptions do not prove the current condition of every amenity.

Pricing is one of the project's main attractions. At the time of this review, FazWaz showed asking prices from about THB 1.17 million, recent DDproperty listings clustered around THB 1.29–1.40 million for smaller units, and Kasikornbank marketed a 33.06 sqm repossessed unit at THB 1.297 million. These are resale anchors, not a developer price list. A cheaper apartment may need renovation, sit in a less convenient block or carry other practical disadvantages, so acquisition cost should be assessed together with refurbishment, common fees and the condition of the building.

The project history is less clean than the physical product. DDproperty's dedicated Parkview Vibhavadi 3 page attributes the development to T.M.T. Land and gives 2015 as the completion year. SAM, however, records condominium registration number 3/2549 for building A6, pointing to registration in 2006. Zmyhome reports 2007, while FazWaz reports January 2018. Broader Park View Vibhavadi 1–3 profiles also connect the wider estate to Grand Unity. Those records may be describing different stages, legal registrations or parts of the larger complex, but the available public evidence is not strong enough to collapse them into one definitive developer-and-completion story.

For a foreign buyer, the relevant ownership question is not simply whether a portal labels the project as freehold. Foreign ownership of a registered Thai condominium is subject to the foreign quota, and the quota must be available for the specific unit at transfer. A buyer therefore needs the condominium juristic person's quota certificate and the required evidence for incoming foreign-currency funds. Two apartments in the same estate can differ in whether they are actually transferable into a foreign buyer's name, so ownership eligibility belongs in the unit-level due diligence rather than the project-level marketing copy.

Building-level checks matter here. SAM states that building A6 contains 64 units and one passenger lift, while other sources provide different descriptions of lift provision and the overall unit count. That is not a minor database inconsistency: lift ratios, maintenance budgets and major repair liabilities affect everyday use and future costs. Before committing, a buyer should obtain current common-fee statements, any sinking-fund information available, records of arrears for the selected unit, recent major-maintenance history and the present parking rules.

The project can also work as a rental product for tenants who need an affordable base around Don Mueang, Lak Si and Chaeng Watthana. Recent listings show small apartments offered around THB 7,000–7,500 per month. That is useful market evidence, but it is not a net-yield promise. Vacancy, furnishing replacement, agent commission, common fees and unit-specific renovation costs all matter, and an investor should model those items against the actual apartment rather than rely on an advertised percentage return.

Taken together, Park View Viphavadi 3 is best understood as an established value-oriented condominium choice in northern Bangkok, not as a new-launch investment story. It has a visible resale market, practical small-unit layouts and a useful set of shared facilities. The main work for a buyer is documentary and building-specific: identify the exact block, verify the unit's title and foreign-quota status, inspect the common areas and reconcile the project's historical records. If those checks are clean, the low entry price can be meaningful; if they are not, the headline affordability is much less important.
