Why this project is worth a look
Space with its own responsibilities
A 124-home estate offers private entrances and a different daily rhythm from high-rise living. Parking and outdoor areas are part of the attraction, yet owners must budget for the house itself as well as their share of common property. It is a lifestyle distinction, not simply a matter of buying more square metres.
Two sizes to compare
The core floor areas are 141 and 165 square metres, with a four-bedroom layout documented for the larger design. Families can start with the amount of usable space they genuinely need, then move to the plan of the exact resale house. Published bedroom and bathroom counts for the smaller design are not consistent.
A real street today
The developer marked the scheme ready for occupation in 2018, and there are resale homes to inspect rather than only proposed units on a brochure. That makes the neighbourhood, access roads and individual building condition observable. The trade-off is that repairs and previous owners’ alterations become part of the decision.
Amenities worth checking
The clubhouse, pool, gym and communal greenery were designed to make the estate useful beyond each private plot. Their present condition, access rules and operating costs are what determine the value for a new owner. An old promotional list is not evidence of today’s maintenance standards or charges.
Best assessed by car
Hathai Rat, Ramintra and the eastern ring road define how the estate connects with the surrounding districts. Residents whose work and schools lie along these routes may find that practical. Rail access is possible via the Pink Line, but getting from the gate to a station remains a separate journey.
About the project
Areeya Como Wongwaen–Ramintra is a completed housing estate in Khlong Sam Wa, on the northeastern side of Bangkok. Its original scheme consists of 124 two-storey homes rather than apartment blocks, with two parking spaces associated with each house. That changes the ownership experience considerably. A household gets a private entrance and space outside the building, but it also takes responsibility for a roof, external walls, drainage and the other things that a condominium management team would normally handle. This is primarily a neighbourhood to evaluate as a place to live. Buyers expecting a small, lock-up-and-leave unit beside a railway station are looking at a different kind of property.
The naming takes some care. Areeya COMO Ring Road–Ramintra, Areeya Como Wongwean–Ramintra and the Wongwaen spelling on English listings all point to this same development. Close to it, Areeya also developed The Colors and The Colors Premium townhome schemes. They shared the broader development setting, but they are not part of the 124-house Como inventory. Search results sometimes blur this distinction, especially when an advertisement is attached to an estate-level map. References to a first sales phase do not establish a separate project with its own documented specification. The safer comparison is house against house, not one similar-sounding brand against another.

Two original house designs anchor the specifications. Blissfully A was advertised with 165 square metres of usable space, four bedrooms, three bathrooms and parking for two cars. Blissfully B had 141 square metres, but the descriptions of its room count do not agree: the developer’s early project review describes four bedrooms and three bathrooms, while later property directories show three bedrooms and two bathrooms. The differing layouts matter more than a label on the listing. A family needing a ground-floor room or a work-from-home space should ask for the drawings and inspect the specific building, rather than assume that the earliest brochure represents every resale property.
Another distinction is easy to miss in international advertisements: usable floor area is not plot area. The original 141–165 square-metre figures describe the houses, not their land parcels. The developer historically gave a plot range of 39.7–55.1 square wah for design A, while current resale advertisements quote plot figures that differ from one home to another. Building area also varies between listings, sometimes because a seller uses a different measurement or describes later alterations. None of these figures can safely be copied onto a particular land title. The boundary plan and documented building footprint are just as relevant as the bedroom count.
The original design language was contemporary, with generous openings and living areas arranged to feel connected rather than split into many small rooms. That tells you something about the intended daily use of the house, not the condition of the property in 2026. The advantage of buying in an established estate is that you can see the actual home and street instead of judging an artist’s rendering. Look at drainage after heavy rain, air-conditioning installations, evidence of water intrusion, roof maintenance and any additions that may not match the original plans. Renovations can make two homes with the same model name very different purchases.
Areeya’s published amenity list includes a swimming pool, clubhouse, fitness facilities, landscaped communal areas, security staff and CCTV. An early developer review also described access-card controls and a 16-metre main estate road. Shared facilities can make a low-rise residential estate more pleasant, particularly for households with children, but their value depends on how they are run years after handover. The existence of a pool in a brochure does not establish that it is well maintained, included in every resident’s fees or accessible on the same terms as before. Ask who currently manages the common property and what residents pay.
The estate is on Soi Surao Khlong Nueng 15, in Bang Chan, Khlong Sam Wa, reached through the Hathai Rat and Ramintra road network. Roads towards Panya Intra and the eastern Kanchanaphisek ring road give drivers several possible approaches. For someone whose work and family commitments are on this side of Bangkok, that may be a sensible trade-off against a smaller central-city property. For someone who must travel across the metropolis every morning, the road network alone is not an answer. The meaningful journey is the one from the actual gate to the actual workplace at the time you normally leave.
Public transport deserves a separate reality check. Bangkok’s Pink Line is operating; its main section opened at the end of 2023. Bang Chan station appears in area descriptions, but this is not a home development built around a station entrance. Older marketing treated the railway as a future project, while some descriptions still promote a very short connection without making the last-mile journey clear. A household may find the train useful after a feeder trip, but daily reliance on rail is a different proposition from walking out of the estate and directly into a station. That should shape the choice of location and transport budget.
There are practical neighbourhood services around Hathai Rat and Ramintra. Published local guides identify Chokchai Hathai Rat School, Big C, Lotus, Fashion Island, The Promenade and nearby hospitals as part of the wider catchment. They should be treated as possible destinations, not a list of facilities at the gate or a promise of a fixed journey time. Parents may care more about the school run than the ring road; someone working shifts may value a reliable late-evening supermarket route. Visiting at a normal weekday hour makes the address far more informative than a map full of retail logos.
The buildings are no longer an off-plan proposition. Project marketing started in 2015, an early developer note gave a projected completion timetable, a property directory cites 2017 as the completion year, and the developer’s own progress page marked the works ready to move into on 22 November 2018. Those dates are not necessarily the handover date of the house you may buy. On the resale market, a real inspection, maintenance history and evidence of authorised alterations matter much more than choosing a single advertised completion year. An established street can be reassuring, but it is not a substitute for checking the particular structure.
The price picture is equally specific. Areeya’s website still shows a starting price of THB 4.79 million. Resale asking prices seen in early October 2026 start at THB 3.49 million, with some lower-priced ads describing three-bedroom homes and, in certain cases, using the Thai classification for a semi-detached or paired house. Other offers describe detached houses at higher asking prices. Treating these as interchangeable would disguise meaningful differences in land, configuration, condition and seller. The lowest advertisement is a useful market marker, not proof that a particular detached four-bedroom house can be purchased for that amount.
A foreign purchaser must also distinguish ownership of a building from ownership of its land. These are houses, not condominium units, so the foreign condominium quota does not make the attached plots available in foreign freehold. Thai law normally restricts direct land ownership by foreign individuals, subject to narrow statutory exceptions. A properly registered land lease, commonly up to 30 years, and separately documented building rights may be relevant in some transactions. No project-specific structure or title evidence was found for the houses offered here. Contract language about possible future lease renewals is not the same as an enforceable right already registered.
The sensible transaction sequence therefore starts with the seller’s legal position. Verify the land title, the seller named on it, any mortgage or other encumbrance, the documented size of the plot, the status of the structure and the rules imposed by the estate. If a buyer cannot own the plot directly, obtain professional advice on the actual rights being acquired before paying a deposit. Using nominal Thai shareholders to disguise ownership is not a sound shortcut. Only after the legal position makes sense should the full budget bring together repairs, recurrent estate charges and the costs of transferring or registering the agreed rights.
Rental advertisements exist, but they are too few and too uneven to support a reliable yield forecast. Some portal records are even attached to the wrong type of Areeya property, which makes an estate-wide rental average particularly risky. A tenant looking for a house in this district is likely to consider bedrooms, parking, building condition, school access and the commute before a brand name. For an overseas owner, vacancy periods, repairs and hands-on management would all affect the result. This estate can be researched as a rental purchase, but it should not be sold on a promised return derived from a couple of advertised rents.
Home types & sizes
The smaller original design has a published usable area of 141 square metres and space for two cars. Some descriptions give it three bedrooms and two bathrooms, while others specify four bedrooms and three bathrooms. The discrepancy is material, so the card describes a model rather than guaranteeing a particular room arrangement. Obtain the actual floor plan and inspect any resale home for changes.
The larger original model provides four bedrooms, three bathrooms and parking for two vehicles. Early developer information quoted plot sizes from 39.7 to 55.1 square wah for this design, but that is not a guarantee about every property now listed. A larger plan only adds value if the rooms, outdoor space and any later extensions suit the household and agree with the documents.
These are the original designs, not a live inventory. Resale advertisements contain different stated floor areas and three-bedroom, three-bathroom configurations. Model names do not establish the size of a given plot, the final floor plan or an available asking price for that design. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate sits on Soi Surao Khlong Nueng 15 in Bang Chan, Khlong Sam Wa: a northeastern Bangkok residential address rather than a central business-district location.
- Hathai Rat and Ramintra roads, Panya Intra and the eastern Kanchanaphisek ring road are the main driving references. The relevant commute depends on your specific route and departure time.
- The Pink Line has operated since December 2023, with Bang Chan among the local station references. Residents still need to plan how they will reach the station from the estate.
- Chokchai Hathai Rat School, Big C, Lotus, Fashion Island and The Promenade are wider-neighbourhood destinations, not amenities within the gated development.

Best for: A household that wants a private front door, two car spaces and several rooms has a meaningful choice between the original house sizes. The larger design was planned with four bedrooms; the smaller design needs closer scrutiny because public descriptions of its layout differ.; People whose regular routes run through northeastern Bangkok may find the position sensible. It helps if the household can test a real school run or work commute instead of relying on a general description of ring-road access.; A buyer comfortable with established housing and a proper building survey can evaluate the street and the specific structure before committing. There may be repairs or unauthorised changes to address, but there is far less uncertainty about what the surrounding estate actually looks like.; Thai purchasers and others with a lawful route to land ownership may be considering a conventional house-and-plot transaction. Foreign individuals should approach it only once specialist advice has established what land and building rights could legally be documented for that exact sale.; An investor focused on family-sized long-term rentals can investigate local household demand and maintenance requirements. The thin, sometimes misclassified rental listings do not support an automatic income assumption or a hospitality-style rental strategy.; may not suit: Someone seeking a walk-to-train apartment and a car-free routine is unlikely to find the estate a natural fit. The Pink Line is useful in the district, but it does not remove the last-mile journey from the houses.; A foreign national expecting condominium-style foreign freehold of the attached land is looking at the wrong ownership category. Houses and their plots do not fall under the condominium foreign quota.; A purchaser who wants a newly completed structure with no history of repairs or alterations may prefer a different option. The completed estate offers visibility, but every resale property brings its own maintenance record.; Anyone requiring a contractual rental guarantee or a defensible yield figure from public listings alone should be cautious. The available observations do not establish occupancy, net income or reliable exit liquidity..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public sources do not establish the land title, registered lease rights or separate building ownership for any particular resale house. A foreign buyer therefore cannot assume a defined form or duration of ownership from the estate name.
- Later directories describe Blissfully B as three bedrooms and two bathrooms; Areeya’s early review says four bedrooms and three bathrooms. Some current sales adverts also call their properties paired or semi-detached houses, although the original scheme was presented as detached homes.
- The developer published estate and clubhouse charges in January 2016. The applicable charges in October 2026, arrears on an individual plot, current facility access and the condition of communal equipment have not been independently confirmed.
