Why this project is worth a look
Only 33 residences
The private residential component is far smaller than the 149-unit figure shown by some databases. Banyan separates the scheme into 33 private residences plus 116 Angsana-operated hotel rooms. That matters when judging density, resale supply and what the buyer is actually acquiring.
A pool with every home
A private infinity-edge pool and outdoor living deck are standard across all 33 residences, not a penthouse-only feature. The concept is therefore much closer to villa-style outdoor living within a condominium structure. A resale inspection should pay particular attention to the pool systems, waterproofing and terrace condition of the chosen unit.
Villa-scale floor areas
Banyan quotes approximately 173 to 400 sqm across the residences. Even the smaller two-bedroom homes sit well above the size of most modern Phuket condominiums, making the project credible for longer stays and family use. The same scale also means higher absolute running and maintenance costs.
Hotel services next door
Angsana Laguna Phuket is directly adjacent and its team operates the optional rental-management programme. That can remove much of the operational burden from a second-home owner, from guest handling to housekeeping and maintenance. The convenience is real, but the management agreement and fees need to work for the specific buyer.
A completed Laguna setting
The residence is already part of an operating Laguna Phuket environment rather than a future masterplan. Bang Tao Beach, resort facilities, golf, internal transport and the wider Choeng Thale commercial area can all be assessed today. Buyers can therefore inspect the actual lifestyle and service level before committing.
About the project
Angsana Oceanview Residences is easier to understand once the hotel component is separated from the private homes. Banyan Group Residences currently describes 33 private residences spread across three low-rise buildings inside Laguna Phuket, alongside 116 hotel rooms operated by Angsana Laguna Phuket. Some property databases combine those two components and display 149 units, which gives the wrong impression of a large residential condominium. From a buyer’s perspective, the relevant residential inventory is the 33 private-pool homes. The hotel rooms matter because they explain the operating environment: this is private ownership woven into a functioning resort rather than a conventional stand-alone apartment block. That can be a real convenience, but it also makes the documents around service, management, ownership rights and recurring charges more important than they would be in a simple city condominium.
The residences themselves are unusually large for condominium stock. The current first-party description gives an overall range of roughly 173 to 400 sqm, with the standard two- and three-bedroom condominiums at about 173 to 316 sqm and duplex penthouses occupying the upper levels. Every one of the 33 residences has a private infinity-edge pool and a substantial outdoor deck. The pool is therefore part of the basic product, not an upgrade reserved for a penthouse. In practical terms, the space feels closer to a resort villa than to a typical Phuket condo, while the legal asset remains a condominium unit. That distinction can be useful to an international buyer because a qualifying unit can be held freehold within the condominium’s foreign quota, without trying to acquire Thai land. The trade-off is that a residence of this size, with its own pool and outdoor areas, needs a different maintenance budget from a compact lock-up-and-leave apartment.

The project’s strongest functional advantage is its direct relationship with Angsana Laguna Phuket. The residences sit next to the hotel rather than simply using the same brand name somewhere else on the island. Banyan’s current project page says residents can walk to the hotel’s restaurants, spa, fitness centre, swimming pools and beach-club facilities. Owners who want a managed rental route can opt into a programme operated by the Angsana Laguna Phuket team, covering guest services, housekeeping, maintenance and marketing. Participants are described as receiving up to 60 days of complimentary personal use per year. None of that should be translated into a promised yield. On a resale purchase, the buyer should ask for the actual management agreement, fee schedule, owner-use calendar and transferability of any existing programme before using rental income in the purchase decision.
The address is within Laguna Phuket at Choeng Thale on Phuket’s west coast, with the buildings set on a lagoon and oriented toward the Andaman Sea and Bang Tao coastline. This is an established resort district rather than an isolated new compound. Banyan’s own location guide puts Boat Avenue roughly a 10- to 15-minute walk away and Phuket International Airport at around 25 to 30 minutes by car. Bang Tao Beach is described as a short walk from the residences. Within Laguna itself, complimentary shuttle buses and boats connect the hotels, dining areas, beach and other facilities. A car is still useful for schools, larger shopping trips and exploring the island, but a second-home owner can handle a meaningful part of daily resort life without driving every time.
Ownership benefits add another layer, although they should be treated separately from the underlying real estate. Banyan Group says owners receive Sanctuary Club membership, regular membership at Laguna Golf Phuket and a five-year Angsana Vacation Club membership. Banyan Group Residence owners are also described as having access to the Prestige Zone at RAVA Beach Club. These privileges can matter to a family that actually uses the wider Laguna and Banyan network, but a resale buyer should not assume that every historic benefit automatically transfers on identical terms. The correct question is what attaches to the unit, what attaches to the original purchaser, how long each benefit lasts, and whether any new-owner registration or fee is required. A branded residence can bundle several contracts around one home; those contracts deserve the same scrutiny as the apartment itself.
Because the project is completed, the market can be read through specific resale units rather than launch promises. On 18 August 2026, the lowest comparable residence in the live FazWaz inventory that matched Banyan’s current official size range was THB 40.22 million for a 173 sqm two-bedroom unit offered leasehold. Other listings include larger two- and three-bedroom homes and penthouses. The live market also shows both leasehold and foreign-quota inventory, including penthouses marked as Foreign Quota. That distinction is material: a THB 40 million leasehold apartment and a similarly sized foreign-quota freehold unit are not interchangeable merely because they share a floor plan. Before comparing price per residence, a buyer should align title structure, remaining lease term where relevant, condition, furniture, private-pool maintenance, service charges and whether the home has been operated through the hotel rental programme.
There is no clean, source-consistent completion year in the public record. Banyan’s current page calls Angsana Oceanview a completed development but does not state a handover date. FazWaz and DDproperty refer to 2021, while several newer agency databases use late 2025. Public databases also disagree on whether the buildings have six or seven floors. Rather than manufacture a compromise, the registry keeps the confirmed construction status and leaves the disputed date and floor count out. For a completed resale asset, that is the useful approach anyway: the title, registered condominium documents, physical inspection and exact unit history carry more weight than an aggregator’s project-year field.
The street number deserves similar caution. The location is consistently Laguna Phuket, Moo 4, Choeng Thale, Thalang, Phuket 83110, but project databases frequently show 394 Moo 4 while newer accommodation and business records for Angsana Oceanview use 107 Moo 4. Both point to the same Laguna setting, and the difference may reflect a resort-wide address versus a building or operating address. Without the registered address attached to the chosen title, it would be misleading to choose one number and present it as settled. The project record therefore uses the named development and Moo 4 as the practical mapping address, with a wider geolocation radius. The legal address should come directly from the unit’s registered documents at transaction stage.
Overall, this is not a conventional Bang Tao condominium and it is not a substitute for a detached land-and-villa purchase. It is a large-format private-pool residence inside an operating resort, with hotel services available next door and a condominium ownership framework. That combination suits buyers who want weeks or months of comfortable Phuket use without building their own villa-management setup. It can also be rented through a professional programme, but an investment case has to start with the actual resale price, title structure, fees and management agreement rather than a branded promise. The right way to buy Angsana Oceanview is unit by unit: the project concept is clear, but the economics and legal position depend on the particular residence.

Current stock shows both foreign-quota freehold and leasehold units. A foreign buyer can hold a condominium unit freehold only within the statutory 49% foreign quota for the condominium; otherwise leasehold stock may be offered. The exact title, quota availability and registered documents must be checked for the selected residence before purchase.
Unit types & sizes
This is the entry format in the current market that still matches Banyan’s official residential size range. Live comparable stock includes 173 and 209 sqm examples, both with private pools and terraces. Two units with the same bedroom count can differ materially in outlook, outdoor area, floor and title structure, so the headline asking price alone is not enough for a meaningful comparison.
The three-bedroom condominiums make more sense for families planning extended stays and wanting proper bedroom separation without moving into a detached villa. Current market examples include 231 and 281 sqm units. Banyan confirms the three-bedroom category, but does not publish a complete current resale floor-plan matrix, so the chosen unit’s registered plan, orientation and fit-out should be checked directly.
Banyan describes the penthouses as duplex homes, with the private bedroom level below and a large entertaining deck with a pool above. Current resale stock includes a 304 sqm two-bedroom example marked Foreign Quota, while market databases also label some 400 sqm three-bedroom stock as penthouses. The registered plan therefore matters more than the marketing category attached to a listing.
Banyan’s current project page confirms three core categories — two-bedroom condominiums, three-bedroom condominiums and duplex penthouses — across an approximate 173–400 sqm project range. Resale databases use looser labels: some call a 400 sqm three-bedroom unit a penthouse, while one listing at 147 sqm falls outside Banyan’s stated 173–400 sqm residential range.
