In 2025, the Residences segment reported S$197.6 million of revenue and S$239.6 million of presales across 223 units. Laguna Beach Residences Bayside was the largest single sales contributor at S$93.0 million, while the annual report also records revenue recognition and handovers across projects including Angsana Oceanview Residences, Laguna Beach Residences Reef and Skypark Celeste Laguna Phuket. Residences sales then rose 38% year on year to S$172.6 million in 1H26. That provides evidence of an active delivery and sales platform, but it should not be treated as a substitute for checking the timetable and obligations of the specific phase being purchased.
Segments and prices
The Phuket residential range spans condominiums and apartments, penthouses, townhomes, pool villas and standalone villas; the group's own reporting describes the portfolio as extending from compact through ultra-luxury residences. Public pricing is selective and time-sensitive. Laguna Golf Residences Hibiscus, for example, launched in July 2025 from THB 12.9 million, but that is a dated launch reference rather than a verified August 2026 asking price. Branded beachfront residences and large villas occupy materially higher price bands, yet there is no single public live price list covering the whole portfolio. Buyers should compare dated unit-level quotations that show the payment schedule, furniture or fit-out package, taxes, common-area charges and any compulsory extras.
Geography
The group's Phuket development concentration is on the central-west coast around Bang Tao and Cherng Talay, within Laguna Phuket and the adjacent Laguna Lakelands expansion. Official material describes Laguna Phuket as covering more than 1,000 acres with roughly three kilometres of beachfront, hotels, golf and managed estate infrastructure. The Laguna name alone does not make two units geographically equivalent: direct beachfront, golf-front, lakeside and Lakelands locations differ in beach access, views, internal transport and likely rental audience. A buyer should therefore assess the exact building position and planned surrounding phases rather than treating the entire destination as one micro-location.
Reliability and public record
There is more public evidence to assess here than with a small private developer: the parent, Banyan Tree Holdings Limited, is Singapore-listed and publishes annual and interim results with project-level residential sales and handover disclosures. One corporate issue deserves explicit attention, however. As of 24 August 2026, shares of the Thai subsidiary Laguna Resorts & Hotels Public Company Limited carry SP and NC flags on the Stock Exchange of Thailand and remain suspended from trading. SET links the issue to failure to meet free-float requirements and has warned of possible delisting if the deficiency is not remedied. This is a securities-market compliance matter, not evidence by itself that construction has stopped or buyer contracts are in default, but purchasers should still verify the exact seller, landowner and any parent-company support attached to their own transaction.
What to verify
Start with the reservation form and SPA: identify the full legal names of the seller, landowner and developer, then document how those entities relate to Banyan Tree Holdings Limited and Laguna Resorts & Hotels Public Company Limited. A group brand on marketing material does not automatically create a parent guarantee. For a condominium, a foreign buyer should confirm that foreign freehold quota remains available at transfer; the Thai government states that foreign ownership may not exceed 49% of the building's total condominium space. For villas or townhomes, analyse land rights and building ownership separately and do not read a generic 'freehold' label as foreign freehold ownership of Thai land. For off-plan units, review title, encumbrances, approvals, construction milestones, delay remedies, defect obligations, common fees and sinking-fund terms. If Banyan Living rental management, owner privileges or deferred payment is offered, check whether participation is optional, the fees and personal-use restrictions, which benefits are contractual, and whether they transfer on resale. Ask specifically whether LRH's current SP/NC status has any effect on the project seller, financing arrangements, guarantees or eventual title transfer.

Are Banyan Group and Laguna Property the same developer?
NovAsia groups them under one developer profile because Laguna Property and the Laguna Phuket residential business sit within the Banyan Group ecosystem. Legally, however, they are not a single company name: Banyan Tree Holdings Limited is the parent, while Laguna Phuket operates through Laguna Resorts & Hotels Public Company Limited and related project entities. The contracting entity named in the SPA is what ultimately matters.
Is the developer publicly listed?
The parent, Banyan Tree Holdings Limited, has been listed in Singapore since 14 June 2006 under ticker B58. The Thai operating subsidiary Laguna Resorts & Hotels Public Company Limited is also a public company, but its SET shares are currently suspended and carry SP and NC flags because of a free-float compliance issue.
Can a foreign buyer own a condominium freehold?
Yes, if the property is a registered condominium and foreign quota remains available in that building. Thai government guidance states that foreign ownership is capped at 49% of the condominium building's total space. That rule does not automatically extend to land under a villa, so the ownership structure must be checked separately for each property type.
Does the group offer rental management?
Banyan Group markets Banyan Living as a rental-management platform for selected residences, while some developments may use specific to the project arrangements. Terms vary, so buyers should obtain the actual management agreement showing fees, owner-use rules, expense deductions and the payment formula. Marketing references to rental returns should not be treated as guaranteed income unless a binding contract says so.
What does the LRH trading suspension mean for a property buyer?
SET attributes the suspension to LRH's failure to meet free-float requirements and has also warned of possible delisting. That is not the same as developer insolvency and does not by itself establish a problem with a particular construction project. It should nevertheless be included in corporate due diligence, especially where LRH or an LRH-linked company is the seller, landowner or guarantor.
Can buyers rely on published prices and payment plans?
Only as dated references. A 2025 golf-residence launch started from THB 12.9 million, while a June 2026 developer guide described a 50% during-construction and 50% on-completion structure plus selected post-completion payment options over one, three or five years. The developer itself says availability and terms vary by project and unit, so buyers should obtain a fresh unit-specific quotation before reserving.
