Bayside benefits from an operating resort estate rather than waiting for an entire surrounding lifestyle to be built. Beach access, internal transport and established hospitality services already exist around it. The trade-off is that this is part of a large resort cluster, not a secluded beach residence with complete independence from seasonal activity.
Low-rise by design
Two five-storey buildings, a canal, footbridges and large pools create a horizontal resort layout instead of a tower experience. Yet 237 apartments still make it a substantial community. The exact position of a unit matters because pool activity, pedestrian routes, water views and distance from common areas can materially change privacy.
Space comes first
A one-bedroom of about 75 sqm is unusually generous compared with compact holiday-condo stock. Two- and three-bedroom layouts are sized for families and longer stays, while penthouses add private rooftop pools. That space is attractive for personal use, but it also means the absolute purchase price starts well above the budget end of Bang Tao.
Tenure needs comparison
Public inventory includes both foreign-freehold and leasehold offers. That can widen the available choice, but the two structures should never be compared on price alone. A seemingly similar apartment can represent a different legal and financial proposition once tenure, remaining quota and contract terms are taken into account.
Contract over catalogue
The freshest project references point towards 2029, while older completion dates remain online. Buyers should use the sale agreement as the operative timetable and review any permitted delay and payment triggers. For an off-plan purchase, those clauses matter more than a date copied from an older portal listing.
About the project
Laguna Beach Residences Bayside is a low-rise condominium inside Laguna Phuket, the established resort estate in Choeng Thale. That setting is central to the product. This is not an isolated building on a side street in Bang Tao; owners are buying into a resort environment that already contains hotels, internal transport, dining, golf and beach-oriented services. Bayside itself is not a building on the sand. It sits within the Laguna estate, close to Dusit Thani Laguna Phuket and Cassia Phuket, with Bang Tao Beach within walking reach. For a buyer comparing true beachfront stock with a quieter position inside the resort, that distinction matters. Bayside trades the immediacy of having the beach directly outside the lobby for a more enclosed residential setting organised around water, gardens and the estate's internal network.
The scheme is deliberately low rather than vertical. Public project material describes two five-storey residential buildings separated by a canal and linked by pedestrian bridges. Large free-form swimming pools, sun decks and a pool bar sit between the residences. Some ground-floor homes open directly towards the pool, while the top end of the range includes penthouses with private rooftop pools and outdoor decks. The result is closer to a resort compound than a conventional Phuket high-rise. At the same time, 237 units is a meaningful community rather than a tiny boutique residence. Buyers who value privacy should therefore look at the exact building, orientation and relationship to shared facilities rather than assuming that low-rise automatically means low density.

The apartment sizes make the positioning clearer. Current one-bedroom stock is commonly shown at about 75 sqm, two-bedroom layouts at roughly 113–121 sqm and regular three-bedroom homes around 158–171 sqm. Larger penthouse formats extend much further, with public specifications reaching about 358 sqm. Launch material used a total project range of 73–359 sqm, while later detailed schedules often use 75 sqm at the lower end and 358 sqm at the top. The small difference is worth recording rather than smoothing away. More importantly, Bayside is not designed around studios or ultra-compact investor units. Even the entry one-bedroom has enough internal area to function as a genuine holiday home or longer-stay residence, which will appeal to a different buyer from someone simply seeking the cheapest address near Bang Tao.
Pricing has moved beyond the original launch headline. In December 2024, the official launch communication referred to prices from about THB 15 million for approximately 73 sqm. That is useful history, but it is not a current buying price. A public 75 sqm one-bedroom listing refreshed in August 2026 is around THB 19.28 million, and current two-bedroom stock sits materially higher. We use THB 19.28 million only as the lowest open-market reference found at the check date, not as a promise that the same unit can still be reserved. Within Bayside, price changes with building, floor, aspect, pool relationship, size, furnishing and tenure. Two apartments with the same bedroom count can therefore be very different transactions once the exact legal title and commercial package are compared.
Foreign buyers also need to separate the apartment from the tenure attached to it. Thai condominium law allows foreign freehold only within the project's foreign quota, commonly referred to as the 49% quota. Bayside is publicly offered with both foreign-freehold and leasehold inventory. Those routes are not simply two labels for the same ownership. They have different legal structures and may carry different pricing. If a preferred layout is available only on leasehold terms, it should be assessed on that basis rather than treated as a substitute for freehold. Published references to lease renewals also need to be read as contractual arrangements, not automatic future rights; the registered lease term and the wording of the agreement are what matter.
The delivery timeline is one of the areas where public information remains untidy. Project pages still show 2027, 2028 and 2029 completion dates. The fresher detailed sources checked in August 2026 point to 2029, including a Q1 2029 reference, so 2029 is the working completion year in this dossier. The developer's open project page does not give a sufficiently clear current construction timetable to eliminate the conflict. A buyer should therefore treat Bayside as an off-plan purchase and focus on the contractual handover date, permitted delay period and remedies rather than an older portal date. Payment terms require the same discipline: several schedules are being advertised, including conventional construction-stage plans and deferred-payment structures, so the plan attached to the chosen apartment needs to be confirmed afresh.
What Bayside does particularly well is combine generous apartment sizes, a five-storey scale and access to the broader Laguna Phuket environment. For a family, second-home buyer or someone planning longer stays, that can be more practical than a smaller standalone condominium: the beach is close, transport operates around the estate and Banyan Group has its own ownership and rental-management ecosystem. None of those features, however, proves a future rental return or resale gain. The sensible comparison starts with use rather than a promised yield: apartment size, view, relationship to the canal or pool, walking route to the beach, shared-facility density, ownership structure and the timing of the remaining payments. Only once those elements fit should the economics of a particular unit be modelled.

This is the core family format before moving into penthouse territory. The size allows genuinely separate bedrooms and enough common living space for longer occupancy. Unit position deserves close attention: two apartments with similar internal area can feel very different depending on the canal, pool, pedestrian routes and orientation.
Regular three-bedroom homes are large enough for a genuine family-use pattern rather than simply adding another sleeping room to a holiday apartment. At this budget level, buyers should compare standard three-bedroom stock with larger premium formats because terrace space, privacy and outlook can be more important than the headline increase in internal area.
The top tier is differentiated by more than floor area. Official material shows private rooftop pools and outdoor decks, making these the most self-contained homes in Bayside. Buyers should verify the split between internal and outdoor area, included specifications and pool-maintenance obligations for the exact penthouse, because published size limits vary slightly between sources.

- Public payment schedules are not uniform. Advertised structures include 20/30/50, 20/60/20, deferred balances after handover and a separate 50/50 description. The exact schedule and its relationship to tenure need to be confirmed from the commercial offer and contract for the selected unit.
