Laguna setting

The buildings sit inside the established Laguna Phuket estate beside golf-course landscaping and resort infrastructure. The useful distinction is between location value and legal entitlement: being inside Laguna gives proximity to the wider ecosystem, but it does not mean every hotel, club or commercial service is included with a condominium title.

Foreign freehold exists

Current inventory includes apartments marketed in the foreign quota as well as leasehold stock. Foreign freehold is therefore a real ownership route here, but it must be confirmed for the exact block and transfer date because Allamanda 2 and Allamanda 3 have separate condominium juristic persons.

Reality is inspectable

A completed 1993 condominium lets a buyer inspect what an off-plan brochure cannot show: waterproofing, corridor wear, pool condition, parking behaviour, noise and the quality of previous renovations. The same maturity creates the core financial question—whether the juristic person has adequate reserves for the next major repair cycle.

Two legal buildings

Search portals combine the stock, but legal due diligence cannot. The title, foreign-quota capacity, debt clearance, common-fee history and meeting records need to come from the exact Allamanda juristic person that governs the selected apartment.

About the project

Allamanda 2 & 3 sits at the beginning of Laguna Phuket's residential story rather than at the newest end of the Bang Tao market. Banyan Group's own corporate timeline says residential property sales at Laguna began with Allamanda condominium units, and the project was already operating in 1993. That age changes the buyer's job. There is no construction schedule to underwrite and no showroom promise to interpret. Instead, the value of a particular apartment depends on the condition of the building, the quality of past renovations, the finances of the relevant condominium juristic person and the ownership status attached to the exact unit being sold.

The combined project name is convenient for search portals but legally incomplete. Contemporary databases group Allamanda 2 and Allamanda 3 under one market page and mix listings from both buildings. Historical Phuket property reporting is much more specific: the second and third Allamanda phases were established as separate condominium juristic persons. That distinction matters more than it first appears. A foreign-quota certificate from one block does not establish capacity in the other, common-area budgets may differ, and each juristic person can have its own arrears, reserve position, meeting history and maintenance decisions. The first question after finding an attractive listing should therefore be 'which Allamanda is it actually in?' rather than simply accepting the combined portal label.

The buildings are embedded inside the Laguna Phuket resort estate in Choeng Thale, Thalang. DDproperty uses 29/5 Si Sunthon Road, while Hipflat formats the location as 29 Soi Muban Laguna Link; ThinkOfLiving pins the project at 8.007353, 98.298073. These are variations of an internal Laguna address rather than evidence of different developments. Current listing descriptions repeatedly reference golf-course, garden, pool, lake or canal outlooks. Allamanda 2 and 3 are not direct beachfront buildings, so buyers paying for this address are principally buying into the established Laguna environment and the open outlook around the golf course, not private beach frontage.

Physically, this is a very different product from the new mid-rise stock now being built around Bang Tao and Cherngtalay. The historic Allamanda complex is described as three three-storey buildings, with buildings 2 and 3 oriented towards Laguna Golf Phuket. Three floors means there is no high-rise density or tower-style circulation, but low-rise does not eliminate maintenance risk. A 1993 tropical building deserves a methodical inspection of roof waterproofing, drainage, external walls, windows, air-conditioning infrastructure, pool systems and any evidence of recurring moisture. The apartment can look freshly renovated while the condominium still carries expensive common-property work in the background.

One number that should not be forced into the page is total unit count. Public databases are not stable enough to support it. Hipflat has shown different figures at different times, while a DDproperty description contains an obviously implausible 1,108-unit figure. Banyan Tree's historical corporate material refers to 295 rooms across all three Allamanda phases, but that is hotel inventory terminology and cannot be converted into a registered-unit count for buildings 2 and 3. For practical due diligence, the juristic-person records are the correct source if a buyer needs to understand voting weight, foreign ownership share or how common expenses are distributed.

The attraction is space. Live September 2026 stock on FazWaz spans one-bedroom apartments of roughly 60, 62, 80 and 82 sqm and two-bedroom homes around 108, 110 and 120 sqm. DDproperty shows the same broad pattern, including 60 sqm one-bedrooms, 82 sqm one-bedrooms and 108 sqm two-bedrooms. Those are generous dimensions compared with much of today's entry-level Phuket condo supply. They can work well for long stays, couples who need a proper living room, or buyers who dislike compact resort units. The trade-off is that older, larger interiors cost more to refurbish properly, and a cheap cosmetic renovation may conceal ageing electrical, plumbing or air-conditioning components.

Ownership structure is visible in the current listings rather than merely theoretical. FazWaz simultaneously shows apartments marked Foreign Quota and others marked Leasehold. At the time of checking, examples included an 82 sqm one-bedroom at THB 12.5M and a 110 sqm two-bedroom at THB 17M in the foreign quota, while a 60 sqm one-bedroom at THB 10.5M and a 108 sqm two-bedroom at THB 18M were offered as leasehold. DDproperty separately carried a 60 sqm one-bedroom at THB 9.9M and a 108 sqm two-bedroom at THB 17.5M advertised as freehold. These are useful market anchors, not title evidence. A foreign buyer should ask for the chanote-style condominium title, the juristic-person foreign-quota confirmation and the debt-free certificate before treating any portal tenure tag as settled.

The shared facilities are relatively straightforward. DDproperty lists a swimming pool, covered parking and 24-hour security; FazWaz lists communal garden space, parking and 24-hour security. That modest list is more credible for a mature low-rise project than copying every amenity ever associated with the wider Laguna resort. The buyer should separate three things: facilities legally owned by the relevant condominium, services available because of the wider Laguna location, and commercial resort amenities that may require separate payment or may change over time. That distinction avoids assuming that an old hotel-era privilege or group marketing benefit is automatically attached to the title being purchased today.

Running costs deserve the same building-specific treatment. Public resale pages show materially different monthly common-area figures for different Allamanda 2 & 3 units, including THB 6,000, THB 7,032 and THB 10,000 in examples found during the research. It is unsafe to turn any one of those numbers into a project-wide fee. The difference could arise from unit area, building, service package, listing quality or a combination of factors. A serious buyer should obtain the current juristic-person rate, recent statements, sinking-fund position and any approved special assessments. In a condominium more than three decades old, the next large repair can be more important to ownership cost than a small difference in the purchase price.

Developer attribution is clear at group level and less clear at legal-entity level. Banyan Group states that Laguna Phuket is operated through Laguna Resorts & Hotels Public Company Limited and places Allamanda at the start of the group's property-sales history. DDproperty and ThinkOfLiving name Laguna Grand Co., Ltd. as the developer for Allamanda 2 & 3. The open-source record therefore supports the Laguna group connection strongly, but it does not provide a primary document proving that Laguna Grand was the exact legal development entity for both juristic persons. For a consumer page, 'Laguna Phuket / Laguna Resorts & Hotels' is the safer verified developer-group attribution, with Laguna Grand kept as a reported project-company detail pending documentary confirmation.

The best case for Allamanda 2 & 3 is not that it is old, cheap or 'inside Laguna' in the abstract. It is that a buyer can find unusually spacious one- and two-bedroom apartments in a low-rise golf-course setting within one of Phuket's most established resort districts, while inspecting the finished product rather than buying a promise. The main risk is equally concrete: two legally separate buildings have been blended into one online market identity, and older common property can carry financial obligations that a renovated apartment does not reveal. A strong purchase is therefore one where the exact block, title, foreign quota, juristic finances and maintenance history all support the price. Without that evidence, the brand and setting are not enough on their own.

Ownership format

Current resale stock includes both foreign-quota freehold units and leasehold units. Thailand's condominium regime limits foreign freehold to 49% of the aggregate saleable area of the condominium. Historical reporting identifies Allamanda 2 and Allamanda 3 as separate condominium juristic persons, so foreign-quota capacity, debt clearance and building rules must be checked against the exact block containing the selected apartment rather than assumed across the combined market label.
