Why this project is worth a look
An operating estate
The strongest part of the proposition is tangible rather than promised. Laguna Phuket and the Angsana resort are already functioning, so a buyer can inspect the roads, landscaping, beach environment, dining, resort traffic and day-to-day logistics before committing. That removes much of the execution uncertainty found in new launches. It does not, however, mean that every nearby facility is bundled into a resale home's ownership. Service access, owner privileges and paid memberships should be verified in the property-specific documents.
Resale stock varies widely
The portal label covers homes that differ in size, age and configuration. The current two-bedroom listing has been materially remodelled, while the four-bedroom villa is dated to a later completion year. A project-wide average therefore has limited analytical value. Condition, land component, renovation quality, service charges, management history and title structure can matter more than a headline price-per-square-metre comparison between two very different assets.
Brand is not title
Angsana and Laguna provide a recognisable setting, but the brand name does not tell a foreign buyer what legal interest is being transferred. The useful documents are the title, land right, sale agreement, management agreement and evidence of any transferable resort benefits. This is particularly important because Laguna now markets several clearly separated Angsana residential projects while resale portals still maintain the broader Angsana Laguna project label.
Pricing is unit-specific
The visible asking range runs from roughly THB 21.05M for a two-bedroom house to THB 28.9M for a much larger four-bedroom villa. Those numbers should not be treated as a developer price ladder. They reflect individual secondary-market properties with different land parcels and histories. Owner-occupiers should focus on usable space, condition and recurring costs; rental-led buyers need property-level management terms, letting restrictions, fees and an actual operating record rather than a portal's projected yield.

Current property portals attach houses and villas to the name, while much of the project description mirrors the operating Angsana resort. That distinction matters. A buyer is not simply choosing 'a unit in Angsana'; the real transaction is for a particular piece of completed stock whose title, management rights and access to resort services may differ materially from the next listing. Separate schemes carrying the Angsana name — including Angsana Oceanview Residences, Angsana Beachfront Residences, Angsana Villas and Angsana Golf Residences Topaz — have their own inventories and documentation and are excluded from this record.
The location itself is straightforward. Angsana Laguna Phuket operates at 10 Moo 4, Srisoonthorn Road, Choeng Thale, Thalang, within the established Laguna Phuket destination on Bang Tao Bay. Unlike an off-plan pitch, the surrounding environment already exists: the Angsana resort runs a 323-metre free-form swimming pool, fitness facilities, a kids' club, spa and dining venues, while Laguna Phuket adds its golf course and internal transport network. What needs careful separation is physical proximity from contractual entitlement. A resale home can sit inside the same resort ecosystem without automatically carrying every hotel privilege, club benefit or management service. Those rights should be confirmed from the individual ownership and management documents rather than inferred from the brand name.

The historical data is unusually messy. Major portals describe Angsana Laguna as a 371-unit project completed in May 2007. The documented hotel history follows a different timeline: the former Sheraton Grande Laguna Phuket closed for a major refurbishment in 2011 and reopened on 1 December 2011 under the Angsana Laguna Phuket flag, with contemporary industry reports referring to roughly 409 hotel keys. Active resale listings grouped under the same project name then show individual homes completed in 2011 and 2017. Those facts can coexist if the portal label is functioning as an umbrella for legacy stock around the resort, but they do not support a single clean statement that '371 residences were completed in 2007'. For that reason, this dossier treats the inventory as completed resale stock while keeping the original project count and completion year out of the core fields.
As of 13 September 2026, FazWaz showed two active sale listings under Angsana Laguna. The lower-priced home is a two-bedroom, two-bathroom property with 170 sqm of indoor space on a 222 sqm plot, offered at THB 21,052,632. Its seller describes substantial alterations to the original layout, so it is evidence of today's resale market rather than a dependable template for the development. The second listing is a four-bedroom, five-bathroom villa with 500 sqm of internal area on a 2,000 sqm plot, offered at THB 28.9M; the listing dates that particular villa to April 2017 and includes a private pool. Comparing the two on price per square metre alone would be misleading because land, renovation, privacy, condition and management arrangements are doing much of the work behind the asking price.
Foreign-buyer due diligence is therefore unit-specific. If the asset is a legally registered condominium, foreign freehold can be available only within the statutory 49% foreign quota for that condominium building. A landed house or villa is different: foreigners can generally own the building but not the land outright, so the land title, registered lease or other lawful holding structure has to be reviewed separately. One current townhouse advertisement says the house and land are sold together with no land lease. That wording may describe the seller's present Thai ownership, but it should not be read as proof that a foreign buyer can acquire the land in the same way. The safest sequence is to identify the exact asset first, then verify its title, owner, management agreement, common fees and resort-access rights before treating the marketing name as meaningful.
Ownership format
Ownership depends on the specific asset. A unit legally registered as a condominium may qualify for foreign freehold within the building's 49% foreign quota. For a house or villa, a foreign buyer can generally own the structure but not the land directly, so the land right and any registered leasehold term must be checked against the documents of the individual property.
