The original mix ranges from compact one-bedroom units to two-bedroom apartments, high-ceiling one-bedrooms and large duplexes. Resale portals also advertise studios and converted layouts, giving buyers more variety than a single standard floor plan would suggest.

About the project

Aristo Condo 1 is a completed eight-storey condominium in the Surin area of north-west Phuket. The project consists of one building with 155 units and was completed in November 2016. For a buyer, that makes the due-diligence question very different from an off-plan purchase. There is no construction-delivery risk to analyse: the building exists, common areas can be inspected, several resale units can be compared side by side and the actual view, noise, fit-out and maintenance condition are visible before a deposit is paid. The main issues are now unit-specific title, seller documentation, the condition of a nearly ten-year-old building and the current rules and costs of operating a property within it.

The project sits in Choeng Thale, Thalang, within the Surin coastal neighbourhood. Major property databases publish 49/50 Baan Don-Cherngtalay Road and describe access from Soi Hat Surin 6. Current map records and some international listing feeds use different street numbers, including 135/9 and 137, while resolving to the same Aristo 1 location. Because those public address records do not fully agree, the coordinates in this dossier use a wider radius rather than pretending that one house number is unquestionably correct. For a viewing, a shared map pin is more reliable than giving a driver only the building number copied from a listing.

Aristo 1 also needs to be kept separate from Aristo 2. The two names are easy to confuse because the buildings are close to each other in Surin, belong to the same development family and often appear on the same portals. They are not simply two marketing names for one condominium. Registry-oriented research published by BAANLYY identifies separate condominium registrations, while mainstream project databases carry different project records. This dossier therefore covers only Aristo 1: the 155-unit, eight-storey building completed in 2016. The distinction matters in practice because at least one low-priced listing placed under Aristo 1 calls the unit 'Aristo Condo 2' inside the advertising text, which makes that particular price point unsafe to use without further verification.

The original unit mix is broader than the current resale labels might suggest. Project data lists one-bedroom layouts from 27.70 to 43.80 sqm, two-bedroom layouts from 49.60 to 61 sqm, larger high-ceiling one-bedroom units from 67.50 to 87.80 sqm and duplexes from 72.90 to 157.30 sqm. Today's resale portals also market some compact 28–35 sqm properties as studios. That does not necessarily mean the building acquired a new official unit type; secondary-market advertising often simplifies or re-labels layouts. A buyer should therefore compare the registered area and actual floor plan rather than relying on whether a portal calls a unit a studio, one-bedroom or converted two-bedroom.

The common facilities are clearly designed around a resort-style stay. FazWaz places one communal pool on the ground floor and another pool on the eighth floor, with the communal gym also on the eighth floor. Other repeated facilities include a jacuzzi, landscaped communal garden, reception and lobby, parking, shuttle service, key-card access, 24-hour security and CCTV. The property is also described as hotel-managed, and FazWaz names JLL Thailand as the common-area management company. That is useful context, but it should not be read as a promise that every owner receives a full rental-management package or that every form of short-stay letting is automatically permitted. Current juristic-person rules and any private management agreement remain unit-specific checks.

FazWaz currently publishes a common-area fee of THB 60 per sqm of indoor area per month. That gives a sensible working estimate for recurring ownership costs, but it is not a substitute for a current statement from the condominium juristic person. On a resale purchase, the buyer should see the latest common-fee bill, confirm whether the seller owes any arrears and obtain the debt-free documentation required for transfer. A portal profile can tell you the building's typical charging basis; only the juristic office can confirm the current position of the unit being sold.

For an overseas buyer, the ownership structure is one of the project's more important practical advantages: Aristo 1 is treated in the market as a registered condominium rather than a hotel room with no individual condominium title. Thai law allows qualifying foreign buyers to own condominium units freehold within the building-wide 49% foreign quota. Current Aristo 1 listings include properties advertised as foreign quota and others offered on leasehold terms. The correct conclusion is not that every Aristo 1 unit is automatically available as foreign freehold. The title, the foreign-quota certificate from the juristic person and the payment evidence required for transfer must all be checked on the selected property.

Pricing needs the same unit-level caution. FazWaz shows the project from THB 2.3M, but the cheapest listing under that project page describes itself in the body text as an Aristo Condo 2 unit. Rather than turn a possible listing error into a headline price, this dossier uses the next clearly identified Aristo 1 resale at THB 2.4M for a 28.3 sqm unit as the lower market anchor. That is not a developer price list and it is not an assurance that a similar apartment will still be available when a buyer enquires. Asking prices within the same building vary materially with layout, floor, view, renovation, furniture, tenancy status and title structure.

Aristo 1 is best assessed as an established resort-oriented condominium in Surin rather than as a new investment launch. Its appeal is straightforward: a real, inspectable building in a recognised beach neighbourhood, a range of compact and larger layouts, and common facilities that suit holiday and part-time use. The limitations are equally tangible. The building is approaching a decade of operation, some stock has clearly been used as rental inventory, public listings are not always internally consistent, and we did not find a primary company filing that independently confirms the legal developer entity behind the brand. A strong purchase therefore depends less on the generic project brochure and more on choosing a good unit with a clean title, a credible seller file and an up-to-date view of building finances and rules.

Ownership format

A foreign buyer can own a condominium unit freehold within the building's 49% foreign-ownership quota. Current Aristo 1 resale stock includes units marketed under foreign quota as well as leasehold units, so the title of the chosen property and available foreign quota need to be verified before funds are committed.

Original size bands come from the FazWaz/LivePhuket project data. Current resale advertising uses looser labels, including studio, apartment and units described as convertible. The cards therefore show the real range seen in the market, but they do not replace checking the registered plan and title of the chosen property.
