Motorway access over beachfront

Huai Yai gives the project a different daily rhythm from central Pattaya or Jomtien Beach. The motorway is close, but the beach is a drive rather than a walk. Buyers who commute, travel around Chon Buri or value road access may find that practical; buyers who want restaurants, nightlife and the sea outside the gate are looking at the wrong location profile.

A proper comparison should put the exact plan, plot, included furniture and construction status side by side before the headline price is treated as cheap or expensive.

Current listings describe Motorway 7 as roughly 750 metres away, Ban Chak Ngaeo Antique Chinese Market at about 1.3 km, and Jomtien Beach at around 10.4 km. Those distances matter more than a generic 'Pattaya' label: residents can reach the motorway quickly, but beach trips, shopping and most city errands are car-based.

The 2026 completion status needs care. Some project portals mark the development as completed in 2026 or describe individual villas as ready to move into. A fresh 8 September 2026 listing for a 397 sqm villa, however, states that construction is still underway and is expected to finish by the end of 2026. That is why this record treats the development as under construction with a late-2026 completion target. In a project of only eight homes, different plots may also be at different stages, so the condition of the exact villa should take priority over a portal-level status badge.

The official type breakdown is clearer than the bedroom count shown across resale portals. SpacePerfect lists three Argus villas, three Boreas villas and two Rhea villas, with consistent usable-area and land-size bands. Third-party project cards commonly describe Argus as four bedrooms and four bathrooms, Boreas as four bedrooms and four bathrooms, and Rhea as five bedrooms and five bathrooms. Yet several 2026 listings market a 397 sqm villa as five bedrooms and four bathrooms. That could reflect an alternative internal layout or a modified unit, so the floor plan for the selected house should be checked rather than assuming every Boreas villa has the same room count.

Asking prices are spread widely enough that a single 'from' figure can be misleading. DDproperty’s current project range runs from about THB 12.99M to THB 24.4M, while a recently listed 397 sqm, roughly 81-sq-wah villa was marketed at THB 15.99M. The gap between listings can reflect plot size, house type, construction stage and furnishing package. Some offers include furniture, built-ins and appliances; others may not match that specification. This is a project where comparing the actual house schedule and inclusion list is more useful than comparing headline price per square metre alone.

For an international buyer, the land structure is the decision point that deserves the most scrutiny. Listings use terms such as freehold and leasehold, but those labels do not by themselves explain who owns the land or how a foreign purchaser will hold rights to it. Thai law generally restricts direct foreign land ownership, subject to narrow statutory exceptions. Public property directories show a limited visible project history centred on Thamber. That does not make the developer unreliable by itself, but it also means a buyer should not assume a long multi-project track record. The sale contract should make the seller entity, land rights, permits for the selected villa, handover standard, defects process and post-completion responsibilities explicit.

Ownership format

Project listings advertise freehold and a leasehold option, but a foreign buyer needs to separate ownership of the building from rights over the land. Foreigners generally cannot own Thai land directly except under narrow statutory exceptions, so the specific villa requires a document-level check of the land title, registered owner and the proposed land-use structure.
