That allows a buyer to inspect the actual building, pool, finishes, equipment and immediate surroundings instead of relying on renderings and construction promises. Legal due diligence is still essential, but a substantial part of the development risk becomes a property-condition question that can be checked on site.
Single-storey private living
The original Asherah layouts focus on 3- and 4-bedroom single-level villas with a private pool and garden. For a family, the attraction is a large living program without internal stairs and with the main indoor and outdoor spaces connected on one level. The B-series is not uniform, however: build area and pool dimensions vary materially by type, so the specific plan matters more than the generic '4-bedroom' label.
North Phuket by car
Thep Krasattri offers road access toward Layan, Bang Tao and the Laguna area, but Asherah itself is neither beachfront nor in Bang Tao's most walkable commercial core. The location makes more sense for buyers who value a private house and are comfortable driving for beaches, dining, shopping and schools. Someone prioritising a car-free holiday lifestyle should compare more central or beachfront alternatives.
Identity before negotiation
The published unit count conflicts across sources, and newer resale listings include configurations that do not appear in the original standard villa page. Tenure also needs to be unpacked beyond a simple freehold or leasehold label. Before negotiating price, the villa number, phase, master plan, land title, seller rights and management obligations should all point to the same property.
About the project
Asherah Villas Phuket is a completed private-pool villa community in Thep Krasattri, Thalang, in northern Phuket. The identity needs one early clarification: this dossier covers the original Asherah Villas development, commonly labelled Asherah Villas Phuket by property portals, and does not merge it with Asherah Villas Phase 3. Phase 3 has its own project profile, its own unit count and a later delivery cycle. The original development is associated with the address 99/9 Moo 3, Thep Krasattri, Thalang, Phuket 83110. Major market profiles record completion in May 2024, so the purchase decision today is primarily about a finished home rather than off-plan execution. A buyer can inspect the actual pool, structure, finishes, furniture, utilities and surrounding estate before committing. That removes part of the construction uncertainty but shifts attention toward the individual villa's condition, title structure, seller documentation and the way the estate is currently managed.
The published unit count is not clean enough to present as if every source agrees. Asherah's own Project Plan states 19 units, while an older narrative on the same official site says 20 villas were to be built. FazWaz, PropertyScout and several portal mirrors label Asherah Villas Phuket as a 35-unit project. At the same time, Asherah Villas Phase 3 is separately marketed as a 17-villa development. Those numbers do not reconcile transparently, and the sources do not explain whether portals are combining earlier phases, counting later additions or applying a broader project label. For the registry, 19 is retained because it is the figure in the official Project Plan. For an actual transaction, the safer approach is to identify the villa number against the relevant master plan and contract package. That matters because phase boundaries can affect common rules, management arrangements and the legal party connected to a particular plot.

The original design material is more specific about the homes themselves. Asherah presents the development as single-storey 3- and 4-bedroom pool villas. Types A1 and A2 each show three bedrooms, three bathrooms, a 306.6 sqm build area and a 4 x 10 m private pool. The B-series has four bedrooms and five bathrooms, with published build areas of 456.85 sqm for B1, 416.6 sqm for B2, 394.9 sqm for B3, 425.15 sqm for B4 and 411.2 sqm for B5. Pool dimensions are 4.5 x 12 m on several B types and 4.5 x 10.5 m on B3 and B4. The project overview separately quotes plot sizes of 405-643 sqm and construction sizes of 306-458 sqm. Those project-wide figures are useful context, but they should not be treated as the exact plot or built area of a resale villa unless its own plan and title documents confirm them.
Current resale portals also show 5-bedroom properties under the Asherah Villas Phuket label. That is a useful market signal, but it is not enough to rewrite the original unit mix. The developer's original villa page lists 3- and 4-bedroom types, while newer marketplace inventory includes 5-bedroom homes. The difference could reflect later configurations, owner alterations, subsequent construction or portal classification across the wider Asherah series; the public record does not establish which explanation applies to every listing. A buyer considering a 5-bedroom villa should therefore verify the house number, approved plan and project phase rather than assuming it was one of the original standard layouts. On a completed resale estate, the physical home and its registered documentation carry more weight than a generic portal category.
The location works best for buyers who are comfortable driving. Thep Krasattri sits inland in northern Phuket, while the project's own location material positions Asherah within driving reach of Layan and Bang Tao, the Laguna area, retail and dining clusters, international schools and the airport. It is not a beachfront estate and it is not the walkable core of Bang Tao. In practical terms, the trade-off is straightforward: more space and a private-villa setting in Thalang, with regular car trips for the beach, restaurants, shopping and school runs. That can suit family living or longer stays, but it is less convincing for a buyer whose priority is to walk out of the gate and reach a beach club, supermarket or dense restaurant strip. Travel times should be tested at the hours that matter to the household because traffic patterns across Thalang and the west-coast access roads can change the experience significantly.
The estate-level feature list is relatively simple. Asherah's own site mentions 24-hour security, CCTV, villa services, a solar power system and rental management, while the house types themselves are built around a private pool and garden. FazWaz also lists parking and publishes a common-area charge of THB 20 per sqm per month plus a THB 100,000 sinking fund. Those fee figures are useful leads, not a substitute for the current estate documents: a resale buyer should confirm the present management company, billing basis, unpaid balances, scope of security and maintenance, and whether the quoted fees actually apply to the selected plot. The same applies to the solar equipment. It is worth establishing what system is installed at the individual villa, whether it belongs to the property, how it has been maintained and whether any warranties or service agreements transfer with the sale.
Tenure requires more care than the simple Freehold / Lease Hold label on the project site suggests. A foreign buyer generally cannot hold Thai land directly in their own name except in narrow statutory circumstances. With a villa, the land right and the building right need to be examined separately. A registered land lease is generally limited to a maximum term of 30 years; any future renewal is contractual and depends on the landowner's consent and the wording of the agreement. The practical file to review before paying a meaningful deposit should therefore include the land title, the identity of the registered landowner, the seller's right to transfer the building or lease interest, the lease terms where relevant, and any estate-management obligations tied to the plot. A marketing label saying 'freehold' is not enough to tell a foreign purchaser what they will legally own.
As of 8 September 2026, Asherah is best viewed as an active resale market. The lowest current asking-price anchor found was THB 22.5 million for a 3-bedroom, 310 sqm villa listed on 28 July 2026 and updated shortly before this review. That figure should not be read as a developer starting price. Other homes under the same project label differ in bedroom count, size, furnishing, plot configuration and occupancy, and some listings appear to reflect later or modified villas. The comparison that matters is therefore villa by villa: registered rights, actual floor area, land plot, condition, pool and solar equipment, furnishing, tenant status if any, estate fees and the seller's documentation. The benefit of buying in a completed project is that much of this can be verified in person. The limitation is that the quality of the deal now depends heavily on the individual property rather than on a uniform new-build specification.

Ownership format
The project website labels tenure as Freehold / Lease Hold. For a foreign buyer, that does not mean direct foreign ownership of the land: land rights and building ownership need to be checked separately against the title and contract. A standard registered land lease is limited to up to 30 years; any renewal depends on the contract and the landowner's consent.
Home types & sizes
The official villa page gives both A1 and A2 a 306.6 sqm build area. Each layout includes a 4 x 10 m private pool, garden and open living/dining zone. The individual plot size is not tied to these type cards, so the selected villa's title and plan should be used for the exact land area.
The official B1-B5 types vary in build area and pool dimensions. B1 and B2 show a 4.5 x 12 m pool, B3 and B4 a 4.5 x 10.5 m pool, and B5 a 4.5 x 12 m pool. These are standard-plan figures; a resale property may have later alterations or a different fit-out.
