Foreign-quota freehold is available subject to the statutory limit, while leasehold stock is also marketed. The choice can be useful, but it makes unit-level due diligence essential because tenure may change both the legal position and the asking price for an otherwise similar apartment.

Published payment plans spread the price across construction milestones, including an option with 50% due at handover. That can be more manageable than front-loading the purchase, but the commercial schedule should be treated as unit-specific until it appears in the signed contract.

Skypark Elara Lakelands Phuket is a distinct residential release within the wider Laguna Lakelands masterplan in Choeng Thale. It should not be confused with earlier Skypark buildings inside Laguna Phuket or with the neighbouring Lakeview and Waterside collections. Banyan Group's launch material identifies Elara as its own low-rise phase: three seven-storey blocks with roughly 220 residences. That distinction matters because the buyer is not simply purchasing in a generic 'Laguna' development; the building, delivery timetable, unit mix and commercial terms are specific to Elara. The project sits within a much larger landscape-led community next to Laguna Phuket, so part of the proposition is the wider setting as well as the condominium itself. Within Elara, the scale stays relatively residential rather than high-rise. The rooftop becomes the main shared amenity level, while the buildings are arranged around lagoon and green views. As a result, orientation and outlook deserve as much attention as bedroom count when comparing otherwise similar units.
The apartment mix is one of the clearest reasons to look at Elara rather than a compact resort-condo product. Banyan Group launched one-, two- and three-bedroom homes from about 54 sqm up to 186 sqm, and current listings repeatedly show 54–57 sqm one-beds, 85 sqm two-beds and three-bedroom homes from about 141 sqm to the 180-plus-sqm range. These are dimensions that can support actual day-to-day living, not only short stays. Banyan Group also highlights a fold-away 'work closet' in the residences. It is a small detail, but a useful one: a one-bedroom buyer can create a defined work surface without permanently turning the living room into an office. The larger plans give families and long-stay residents more separation between sleeping, living and working zones. Buyers should still compare the individual floor plans, because the broad bedroom category does not tell you how much of the area is allocated to terraces, circulation or storage.

Elara's signature amenities are concentrated on the roof. First-party material confirms an infinity-edge pool, a large outdoor terrace, barbecue space, seating areas and elevated walking paths overlooking forest and lagoon scenery. Current project profiles also list a shared gym, landscaped garden, parking, 24-hour security and CCTV. The more unusual part of the offer is access beyond the three buildings: Banyan Group says Elara owners can use facilities within Laguna Lakelands and neighbouring Laguna Phuket. That can be valuable for someone who prefers an integrated resort environment to a stand-alone condominium. The caveat is timing. Laguna Lakelands is a phased masterplan, and its broader vision includes long trail networks, sports facilities, community spaces and other infrastructure that may open in stages. A buyer should separate amenities already operating at Elara or Laguna Phuket from elements that remain part of the future Lakelands build-out.
Foreign ownership is possible, but it is unit-specific rather than automatic. Elara's dedicated marketing page states that foreign freehold ownership is available, while Banyan Group's broader Laguna Lakelands material refers to both freehold and leasehold structures. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium building, so availability depends on the foreign quota remaining at the time of transfer. That is visible in the live market: Elara listings include both Foreign Quota and leasehold units. An international buyer therefore needs to confirm the exact tenure attached to the selected unit before comparing prices. A cheaper leasehold apartment and a higher-priced foreign-quota apartment are not equivalent products simply because the floor plan is the same. The contract, registration route, remaining quota and transfer conditions should be reviewed together rather than treating 'foreign freehold available' as a project-wide guarantee.
As of 25 August 2026, FazWaz displays a project-level asking-price floor of THB 8.29 million and about 70 sale listings, while Dot Property also shows THB 8.29 million at the bottom of its smaller active set. That number is useful as a market anchor, not as a promise that every buyer can obtain the same price or tenure. Current listings vary materially by floor, view, size and ownership form, and foreign-quota pricing can differ from leasehold or Thai-quota stock. The better comparison is therefore unit by unit: identify the residence, confirm whether it is foreign-quota freehold or leasehold, then review its floor, outlook and payment terms. FazWaz also currently lists a common-area fee of THB 50 per sqm per month and a one-off sinking fund of THB 100 per sqm. Those charges are relevant to holding cost, but they should be reconfirmed in the sale documents because management terms can change before handover.
The published payment structure is more flexible than a single fixed construction schedule. FazWaz currently shows two milestone plans, each beginning with 20% on contract signing. Under one structure, the remaining 80% is paid in four equal 20% instalments as construction reaches 25%, 50%, 75% and completion. Under the alternative, the buyer pays 10% at each of the three construction milestones and leaves 50% for handover. Elara's official landing page separately advertises deferred payment as available, which is directionally consistent with the second structure, although the first-party page does not publish the percentages. For planning purposes, that means the cash-flow profile should be based on the actual offer sheet for the unit rather than a generic project summary. A buyer choosing between similar apartments may find that the payment timetable is as important as the headline purchase price.
Completion timing requires caution. Some established project pages, including TerraBKK and Home In Phuket, continue to show October 2026 and describe the development as under construction. By contrast, the currently crawled FazWaz and LivePhuket profiles and newer Dot Property listings show July 2028. Banyan Group's public Elara page does not currently publish a handover date that would settle the discrepancy. For this dossier, July 2028 is used as the working completion date because FazWaz is the stronger current project source when first-party material is silent, but the difference remains unresolved. This matters if the purchase depends on a fixed move-in date, rental launch or financing event. Elara should be treated as a construction-stage acquisition until the developer provides a written contractual handover schedule for the selected unit, rather than relying on an older portal date that may no longer reflect the programme.
Geographically, Elara sits in the Laguna Lakelands area of Choeng Thale on Phuket's central-western side. TerraBKK places it at Moo 4, Srisoonthorn Road, Choeng Thale, Thalang, Phuket 83110, and the Street View point linked from FazWaz resolves to the same Lakelands zone. This is lagoon-side rather than beachfront living. FazWaz identifies Laguna Beach as the nearest beach at roughly 4.9 km, while Banyan Group positions Elara adjacent to the established Laguna Phuket resort. The trade-off is straightforward: buyers gain a landscaped master-planned environment and access to a broader resort ecosystem, but not direct sand-at-the-door frontage. The location is best judged together with the specific unit view and the stage of surrounding construction. What sits across the lagoon or beside the building at handover can materially change the day-to-day experience, so the masterplan and the actual site condition should be reviewed together before selecting a unit.

Floor, outlook and tenure can move the asking price substantially even when the internal size is similar.
The current two-bedroom stock is centred on an 85 sqm, two-bathroom layout. It works for a couple wanting a separate office or guest room, or for a small family that needs more privacy than a one-bed can provide. The same nominal size appears with different floors, views and tenure structures, so the unit number matters more than the bedroom label alone.
Three-bedroom homes span materially different layouts, from roughly 141 sqm to residences above 180 sqm. This is not one interchangeable plan but a higher tier within the project, with listings showing both three and three-and-a-half bathrooms. Buyers should compare terraces, internal arrangement and orientation carefully because the difference between 141 and 186 sqm changes how the apartment lives.
First-party material confirms one to three bedrooms and an overall range of roughly 54–186 sqm. A later Banyan Group release quoted 183 sqm as the upper end, while the launch release and live market listings include 186 sqm residences; the unit cards therefore retain the currently evidenced 186 sqm maximum.
