Real lagoon frontage
The official project material describes direct water frontage and a layout that pushes the main living areas towards the terrace, infinity pool and lake. That creates a stronger indoor-outdoor relationship than a villa where the view is limited to an upper floor. The limitation is just as clear: the water is a lagoon, not the Andaman Sea. Buyers who specifically want private beachfront should compare a different product rather than assuming the word “waterfront” means oceanfront.
Only 14 homes
With 14 villas, the exact plot matters quickly. Orientation, width along the water, neighbouring homes and remaining availability can create more variation than a generic project specification suggests. The small villa cluster is nevertheless tied to a large masterplan, so privacy within the home sits alongside shared roads, security, management and the long-term evolution of Laguna Lakelands. That combination will suit some owners more than a completely independent villa compound.
Single-level living
Four bedrooms and the principal common areas are arranged on one floor. Families with young children, older relatives or owners planning longer stays may value avoiding stairs and having the pool deck directly connected to daily living areas. The trade-off is a wider building footprint. Buyers should therefore inspect the individual site plan, setbacks, garden depth and distance to neighbours rather than judging outdoor space from the gross plot area alone.
Managed Laguna setting
Security, property management and rental-management services are part of the wider operating framework, while the Lakelands masterplan adds trails, sport, retail, dining and access to Laguna’s beach-oriented facilities. For a second-home owner, that can reduce the amount of local coordination required between visits. It also means rules, service charges and reliance on an operator. The management agreement and the list of included services deserve the same attention as the architectural specification.
Documents matter here
This is a high-ticket off-plan purchase, and the open-market data already contains genuine discrepancies: 556 versus 558 sqm, different reservation deposits and different completion quarters. None of those conflicts automatically makes the development unattractive, but they show why a portal profile cannot substitute for transaction documents. The buyer should reconcile the plot plan, specification, payment milestones, delivery date, land title, lease registration and building rights for the exact villa before committing funds.

The waterfront aspect is fundamental to the layout rather than a naming device: Banyan Group Residences describes the house as opening from an internal courtyard through the bedrooms and living spaces towards the pool deck and lake. The current first-party material presents the product as a four-bedroom home. That matters because some property portals still carry older three-bedroom entries. The confirmed project scale is only 14 villas, so this is best understood as a small waterfront residential line embedded in a much larger resort and community framework, not as a stand-alone gated estate with hundreds of identical houses.
The distinction from the neighbouring Lakelands developments is equally important. Waterside Residences and Skypark Elara are condominium products; Waterfront Villas provides a private plot, pool, terrace and a house arranged on one level. For an owner who intends to spend meaningful time here, that changes how the home works. Bedrooms and common areas connect without daily stair use, while the outdoor deck and water view sit directly alongside the living space. The trade-off is often misunderstood in marketing summaries: “waterfront” here means lagoon frontage. The Andaman Sea is part of the broader Laguna lifestyle through nearby beaches and the beach-club network, but the villa garden does not open directly onto Bang Tao Beach.

Live inventory is currently centred on four-bedroom villas of about 556 sqm of built-up area. Several older pages use 558 sqm, while FazWaz also retains a three-bedroom layout around 436 sqm. Those numbers should not be merged into a convenient 436–558 sqm range and treated as one current specification. Banyan Group’s present project page promotes the four-bedroom configuration only, and the current Home In Phuket inventory shows four-bedroom homes at 556 sqm. Plot sizes on market pages are generally around 675–705 sqm, with earlier material referring to approximately 700 sqm. The practical consequence is that the actual plot plan, waterfront edge, privacy and orientation matter at least as much as the headline floor area.
As of 25 August 2026, the development is still under construction. Public handover information is not consistent enough to justify a precise month in the registry. FazWaz and Hipflat continue to show March 2027; several newer market records use Q3 2027; East Real Estate lists Q4 2027. Home In Phuket describes the villas as made to order with an approximately 18-month delivery period. Rather than manufacture a false consensus, the dossier therefore records 2027 and flags the conflict. A buyer should rely on the completion and long-stop provisions in the contract for the specific villa, together with the construction schedule attached to that transaction.
Pricing has moved since the original launch material. Banyan Group’s 2024 communication referred to Waterfront Villas from roughly THB 60 million, and stale listings still preserve figures in the mid-THB 60 millions. Those are not used as the current entry point. Home In Phuket presently lists four four-bedroom villas at THB 72.1M, 72.8M, 79.1M and 86.2M, while other current market pages corroborate THB 72.1M as the lower anchor. This remains an asking-price snapshot rather than a developer guarantee. Position on the water, plot characteristics, remaining stock and commercial terms vary, so the selected villa and its price need a live confirmation before any reservation payment is made.
Published payment structures are broadly consistent on the construction milestones but inconsistent on the reservation fee. A common schedule is 20% on signing, followed by 20% at 25%, 50% and 75% construction progress, with the final 20% on completion. FazWaz also shows a deferred version that keeps 50% for completion after three smaller 10% progress payments. The reservation amount is the unresolved part: some sources show THB 100,000, while others show THB 500,000. The dossier therefore does not present either figure as contractual. The current reservation form should confirm the amount, whether it is credited against the purchase price, and the circumstances in which it can be refunded or forfeited.
Ownership deserves more attention here than it would for a foreign-quota condominium. A villa includes land, and direct foreign individual ownership of Thai land is not the normal available route. Thailand’s government information portal sets out the land-ownership restrictions and identifies long-term leasing as one lawful route. Waterfront Villas listings use labels such as Thai freehold and leasehold, while Banyan Group’s Laguna Lakelands page confirms leasehold options for international purchasers. None of the public pages reviewed, however, exposes the title deed for each villa, the registered lease term or the exact division of rights between land and building. Those documents need to be checked for the chosen plot before signing; a generic “freehold/leasehold” badge is not enough.
The broader Laguna environment is a genuine part of the proposition, but it needs to be separated from what sits inside the villa boundary. The official Lakelands masterplan places Waterfront Villas in the Lakeside Living zone and describes walking along the water plus kayaking, paddleboarding and sailing. A separate Sports and Town Centre zone is planned around a swimming pool, indoor sports facilities, tennis, retail and dining. Banyan Group also describes professional property management, 24/7 security, controlled access, CCTV and rental-management services across the community. Some masterplan components are phased rather than necessarily operating beside the villa today, so the home should make sense to the buyer even without assuming every planned amenity is already delivered.
The mapped location is in Choeng Thale, Thalang, within the Laguna/Bang Tao cluster. The most reproducible street address found is Soi Khok Tanot 3, Choeng Thale, Thalang, Phuket 83110. Current project pages put Bang Tao Beach, Layan Beach, Boat Avenue and Porto de Phuket at roughly a ten-minute drive, and Banyan Group gives an approximate 25-minute drive to Phuket International Airport for Laguna Lakelands. Those are orientation figures, not guaranteed travel times; west-coast traffic can materially change them. In daily life this is therefore better suited to an owner comfortable using a car, resort shuttle or managed transport than someone whose priority is stepping out of the gate into a dense pedestrian neighbourhood.

For an international buyer, the practical structure is normally a long-term registered leasehold over the land with separately documented rights to the villa/building within a lawful structure. Listings also show Thai freehold, but direct personal foreign ownership of Thai land is not the standard route. The plot title, lease term and registration, and building rights must be confirmed from the documents for the selected villa.

The current first-party Waterfront Villas concept is a four-bedroom, single-storey home with open living and dining areas, an internal courtyard, a large outdoor terrace and a private infinity pool oriented to the lake. Current listings commonly show four bathrooms and about 556 sqm of built-up area, while some earlier sources retain 558 sqm. For the selected villa, the signed plan, plot boundaries, waterfront position and legal rights over the land and building are more important than the two-square-metre discrepancy between portal records.
Only the four-bedroom configuration is presented as the main unit card because that is what the current Banyan Group Residences and Laguna Lakelands pages promote. FazWaz and several older catalogues still contain a three-bedroom version around 436 sqm; the public record does not make clear whether that remains active primary stock or is legacy/plot-specific inventory. Four-bedroom records also differ between 556 and 558 sqm. The latest villa schedule and contract drawings should therefore be used for exact areas.
