The low unit count creates a more private setting and makes each plot easier to assess individually. The trade-off is a lighter shared-amenity programme than a large resort estate, so most of the value sits in the private house, garden and pool.
Usable plot sizes
The official master plan ranges from roughly 470 to 660 sqm of land and 239.05 to 308.07 sqm of built-up area. That is substantial family-villa space without moving into the maintenance burden of a very large estate.
Published sale terms
Plot pricing, payment stages, warranties, base specification and common charges are publicly stated. Buyers can therefore compare the contract against a concrete published baseline rather than relying only on a sales conversation.
Land structure matters
The project's freehold and leasehold labels are not a complete answer for a foreign buyer. The exact title, registered landowner, ownership of the building and wording of any land lease need to be checked for the selected plot.
About the project
Ketthawa Villa is a seven-home, single-storey private pool villa community in Thep Krasattri, northern Phuket. Its defining feature is scale. This is not a large Bang Tao or Layan estate with dozens of near-identical houses and an extensive clubhouse programme; the master plan contains only seven plots, each with its own pool and garden. That can appeal to buyers who want a quieter, lower-density setting, but it also means there is less shared infrastructure to absorb the work of owning a private house. The mapped project position is around 8.0246533, 98.3213065 in Nok Talat, Thep Krasattri, Thalang. FazWaz places Layan Beach at roughly 3.4 km and Phuket International Airport at about 14.7 km. The location therefore works as a residential base rather than a walk-to-the-beach resort address. A car is the natural way to reach Layan, Bang Tao, Boat Avenue, schools, supermarkets and the airport.
The product itself is unusually easy to understand because there are only three main house types. The master plan covers 6,080 sqm in total. Type C is the three-bedroom villa: a 470 sqm plot, 239.05 sqm of built-up area, 200.55 sqm of internal area and an 8.5 by 4.5 metre pool. Types A and B are four-bedroom houses. Type A sits on a 606 sqm plot with 296.59–308.07 sqm of built-up area depending on the specific house. Type B uses plots from 593 to 660 sqm with 296.59 sqm of built-up area. Both use a larger pool of roughly 9.4 by 4.5 metres. Those distinctions matter more than a simple bedroom count. In a seven-home estate, the exact plot changes the amount of garden, separation from neighbours, orientation and the balance between indoor and outdoor space. A buyer comparing two four-bedroom homes should therefore work from the plot number and approved plan rather than assuming that every four-bedroom Ketthawa villa is the same product.

Pricing has split into developer inventory and an active resale market. The current official project page shows remaining villas around THB 27M to THB 33.75M, while an older official sales presentation still carries promotional figures from THB 24.9M and plot-specific prices. At the same time, open-market listings include a three-bedroom villa around THB 23.5M and several higher-priced homes. The THB 23.5M figure is therefore useful as a lower market anchor, not as an official guaranteed entry price. Specification also affects the comparison. The developer's published price includes the completed villa, pool, landscaping, air conditioning, built-in wardrobes and kitchen, but the loose-furniture package is optional. A resale home may be fully furnished, tenant-occupied, altered from the original plan or sold by a private owner under different transfer terms. Before concluding that one listing is cheaper, the buyer needs to compare land area, actual house area, furniture, completion status and the legal structure attached to that specific plot.
The most important inconsistency in the public record is the completion date. FazWaz, DDproperty and several databases that appear to share project data label Ketthawa Villa as completed in January 2023. The project's own website says construction commenced in Q4 2023 and originally targeted Q2 2025 completion. It also states that plots 2 and 3 were approximately 60% complete when that page was prepared. A current listing for another villa describes that house as completed in December 2025. These facts cannot all describe one project-wide completion moment. The sensible interpretation is that Ketthawa has mixed unit-level status: some houses are clearly built and trading on the resale or rental market, while parts of the developer inventory have been marketed under construction-linked payment schedules. For a buyer, the project label is less important than the exact house. Confirm whether the selected villa is finished, whether handover has occurred, what work remains and which contractual date governs delivery.
The official payment schedules make that distinction explicit. For an off-plan villa, the structure is a non-refundable 2% reservation payment, 28% on signing the contract within 30 days, four construction-stage instalments of 15% each, and the final 10% on completion and handover. For a finished villa, the sequence is much shorter: 2% reservation, 48% on contract signing and 50% on handover and ownership transfer. The percentages are clear; the legal mechanics still need reading. A buyer should know which company receives each payment, what evidence triggers the next construction instalment, what the contract says if works are delayed, and whether transfer of the building and land rights happens together or through separate instruments. The project also advertises a three-year warranty for concrete structures and a one-year defect warranty. Those protections are only meaningful once the starting date is clear, particularly for a completed resale where part of the original warranty period may already have expired.
Running costs are material for such a small private-villa estate. The official site states a common-area charge of THB 14,000 per month for a three-bedroom villa and THB 16,000 per month for a four-bedroom villa, payable yearly. The stated services include 24-hour security, electricity for common areas, common landscaping and daily garbage collection. The estate also advertises key-card gate access, CCTV, maintenance of estate roads and pipes, and a daytime caretaker for coordination. That is useful infrastructure, but it is not a hotel-style full management package. Private pool care, garden work inside the plot, air-conditioning maintenance, repairs and household utilities remain part of the owner's operating cost unless separately contracted. The project page also publishes utility figures of THB 8.8 per electricity unit and THB 20 per water unit. These should be reconfirmed before purchase because tariffs can change and the buyer should understand whether the estate is reselling utilities or passing through a supplier charge.
Foreign ownership is the area where marketing terminology needs the most care. The master plan labels plots 1–3 as freehold and plots 4–7 as leasehold. For a Thai buyer, a freehold land plot can be straightforward if title and seller authority are clean. For a foreign individual, however, the word does not remove Thailand's general restrictions on direct foreign land ownership. Thai government guidance describes only narrow statutory exceptions, including an investment route that requires at least THB 40 million and ministerial permission. A foreign buyer can have rights to the building and may use a registered land lease, but the precise structure has to come from the plot documents and contract. One current Ketthawa listing identifies a Chanote title for its land, which is useful evidence for that property, not proof that every plot has identical title conditions. The safe sequence is to inspect the exact title deed, registered owner, mortgages or servitudes, building rights and lease terms before paying a reservation deposit.
Ketthawa Villa is therefore best judged as seven individual houses inside one small gated setting, not as a broad brand proposition. It can work well for a family or long-stay owner who wants a private pool, a 470–660 sqm plot and access to the Layan–Bang Tao side of Phuket without paying for a much larger resort compound. It is less convincing for a buyer who wants a walkable beach lifestyle, a condominium-style ownership structure or a low-maintenance lock-up-and-leave property. The relatively high common fee also deserves to be weighed against the small number of homes and the services actually operating on site. Once a specific plot is shortlisted, the useful due-diligence package is practical: current title deed, seller or lessor identity, approved house plan, measured areas, construction or handover record, warranty start date, estate rules, annual common fee, utility billing method, furniture inventory and the exact payment and transfer agreement. That house-level review is more informative than the conflicting project completion labels found online.
Ownership format
The official master plan labels plots 1–3 as freehold and plots 4–7 as leasehold. For a foreign buyer, a project label of “freehold” does not automatically mean personal freehold ownership of Thai land: direct foreign land ownership is generally restricted apart from narrow statutory exceptions. The exact plot title, registered landowner, building ownership and any registered lease must be checked for the selected villa.
Home types & sizes
The smallest official format: three bedrooms, an 8.5 by 4.5 metre private pool and a 470 sqm plot. The current official price is THB 27M, while lower resale pricing is visible in the open market.
Plots 1–3 are labelled freehold on the master plan. Plot 1 is sold; the current official page lists the remaining homes at about THB 33.75M with a 9.4 by 4.5 metre pool.
Plots 4–6 are designated for leasehold land tenure. Plot size varies more than house area, so otherwise similar homes can differ meaningfully in garden size and position within the estate.
The original house types and areas are well documented, but the resale market includes individual homes whose specifications do not fully match the original table, including a villa of about 210.93 sqm on a 446.53 sqm plot. A resale should therefore be checked against its actual plan and documents rather than automatically assigned to original Type A, B or C. - Alnair attributes the project to Vinzita Asset Co., Ltd., and Vinzita's own website confirms that the company operates as a property developer. The current Ketthawa project site, however, does not directly identify the developer's legal entity and shows a separate sales/contact party, so the contracting seller and payment recipient must be confirmed in the transaction documents.
- Project completion timing conflicts across sources. The official site says construction started in Q4 2023, originally targeted Q2 2025 and showed plots 2 and 3 at 60% completion, while several aggregators label the project completed in January 2023 and one current villa listing gives December 2025 as that house's completion. A single project-wide status cannot be established safely from public data.
- The master plan labels plots 1–3 freehold and plots 4–7 leasehold, but that does not establish direct foreign ownership of the land. Title, registered owner, lease term and lease conditions must be checked for the exact plot; a Chanote title is mentioned for one listing and should not be assumed for all seven villas.
