The defining feature is scale rather than a long amenities list. The developer and the main project databases agree on four villas. That means very few immediate neighbours and no large-estate feel, but it also means limited shared infrastructure and greater reliance on how a small community is managed.
Plot size matters
The differences are not just inside the house. Plots range from 227.6 sqm for the compact GM4 concept to 518 sqm for GM1. A long-term resident should compare how much usable outdoor space remains for the pool, terrace, garden, parking and privacy rather than focusing only on built-up area.
Ready vs build-to-order
Current sales sources separate the finished GM1 from villas that can still be built after contract signing. That can suit a buyer who wants a new home and a staged payment plan, but it also changes the risk profile: construction progress, specifications and completion timing need to be checked against the exact villa number.
Northern Phuket base
Ban Reang works for people who drive to schools, Bang Tao, Laguna and the airport without needing to live in a tourist centre. A car is part of the lifestyle here. It can suit a family or long-stay owner looking for a quieter residential base, but not someone who expects a walk-to-everything beach neighbourhood.
Clear entry budget
The THB 17.9M lower anchor is repeated across several live listings, while the main villa options extend to roughly THB 33M. That makes the budget range easy to understand. The final cost still depends on the selected plot, furniture, construction stage and land-tenure documentation.

Grandma Villa is a very small private-pool villa development in Ban Reang, Thep Krasattri, in northern Phuket. This is not a resort compound with dozens of homes and a large shared leisure area. The masterplan is four villas across roughly 1,708 sqm of project land. That scale changes the buying proposition. You get very few immediate neighbours and a residential, almost courtyard-like setting, but you should not expect the amenity package of a large gated estate. The villa, its plot, access, ongoing maintenance and land structure matter more than communal facilities.
The developer is Amasset65 Co., Ltd. Grandma Villa sits in Ban Reang, Thep Krasattri, Thalang, and Grandma Villas Phuket is an alias for the same development. The identity itself is reasonably clear. The confusing part is inventory: the compact GM4 concept is marketed in two configurations, GM4A and GM4B. That can produce five saleable layouts even though the project masterplan remains four villas.

The core product is a three-bedroom villa with its own pool. Built-up areas run from about 190.5 sqm to 336 sqm, with land plots from 227.6 sqm to 518 sqm. The smallest option behaves more like a compact urban villa: the building and pool occupy a meaningful share of the plot, leaving less garden around them. GM1 and GM3 offer a different sense of scale, with more separation between the house, terrace, pool and plot boundary. For a family planning to live here year-round, that land difference may matter more than another few dozen square metres of interior floor area.
As of 22 August 2026, the lower asking price is THB 17.9 million. That figure is attached to the compact GM4A configuration of roughly 190.5 sqm on a 227.6 sqm plot. GM2 is around THB 19.9 million, GM3 around THB 31–32 million and the completed GM1 around THB 33 million. A two-storey GM4B alternative on the same plot concept appears around THB 21.9 million. These numbers are best treated as current budget anchors rather than a timeless price list. Some offers are for a finished home, others are build-to-order, and furniture is included for certain units while sold as a separate package for others.
Construction status is the most important point to verify. The four villas are not at the same stage: GM1 is marketed as ready to move in, while GM2, GM3 and some GM4 configurations are sold on a build-to-order basis. At the same time, a May 2026 project-completion label and a broader Q4 2026 completion reference both appear. The general 'completed' label should therefore not be treated as proof that all four villas are already built. The physical status of the exact villa number should be checked before money is committed.
The design language is contemporary tropical rather than resort-themed. The recurring layout elements are an open living-dining-kitchen zone, large glazing toward the pool, a private garden, terrace and covered parking. GM1 and GM3 are consistently described with three bedrooms and four bathrooms. GM2 and GM4A are commonly shown with three bedrooms and three bathrooms, although some portal cards count four. The actual floor plan and contract schedule should settle that detail.
Shared facilities are intentionally limited: car parking, 24-hour security and CCTV are the repeatedly documented communal items. The common-area charge is quoted at THB 25 per square metre of plot per month, so the monthly amount scales with plot size. Current villas work out at roughly THB 1,400 to THB 3,200 per month. The practical point is that most of the lifestyle value sits inside each private lot — pool, garden, terrace and parking — rather than in a clubhouse, shared gym or resort pool.
The setting is Ban Reang in Thep Krasattri, Thalang. This is a northern Phuket residential area rather than the beachfront side of Bang Tao or the walkable lifestyle cluster around Boat Avenue. Useful reference points include Makro, UWC Thailand, Bang Tao Beach, Robinson Lifestyle Thalang and Phuket International Airport. That makes the area practical for drivers who want access to schools, everyday retail, the west coast and the airport without living inside a tourist centre. It is not a good fit for someone who expects to walk from the front gate to the beach, cafés and nightlife.
Foreign ownership requires separate attention because these are landed villas. A non-Thai individual cannot directly own Thai land in their own name. Grandma Villa is marketed to foreign buyers with a 30-year registered land lease and contractual renewal periods, while the building itself can be dealt with separately. The renewal language should not be treated as equivalent to the first registered lease term. The buyer should see the land title, identify the lessor, review succession and assignment provisions, and confirm how the building will be registered. I did not find a reliable public record naming the title-deed type for the Grandma Villa plots themselves.
The project therefore works best as a villa-by-villa decision, not as a generic 'buy the development' proposition. The entry price is materially below many large-villa projects around Laguna, but the trade-off is clear: a compact plot at the lower end, limited shared facilities and a car-dependent location. GM1 and GM3 offer much more space but move into a price bracket where buyers have many alternatives across northern Phuket. The sensible comparison is the exact house-and-plot combination, with construction stage, furniture, land tenure and final transaction costs checked at the same time.

Ownership format
A foreign buyer cannot directly own land in Thailand. Current Grandma Villa sales materials present a 30-year registered land lease for non-Thai buyers, with contractual renewal terms, while ownership of the building is handled separately. The selected villa's lease, landowner and title deed should be verified before signing.
Home types & sizes
The largest completed villa in the line-up, on a 518 sqm plot with one-storey living, a private pool and the most generous outdoor space. GM1 is marketed as ready to move in, with furniture included in some current offers.
A single-storey option on a 264 sqm plot. GM2 is sold as build-to-order, with roughly 8–10 months quoted after construction starts. Furniture is generally presented as a separate package.
A large villa on a 428 sqm plot. Its built-up area is close to GM1, although the land plot is smaller. GM3 is marketed as build-to-order, making the specification and milestone schedule especially important.
The smallest and lowest-priced option, using a 227.6 sqm plot with a private pool and a relatively compact site plan. It is the project's entry budget, but also the configuration with the least spare outdoor space.
An alternative two-storey layout for the same compact 227.6 sqm plot concept. It adds interior area without adding land. One current source prints 271.45 sqm instead, so the latest plan and area schedule should be checked before contract.
The project contains four villas. GM4A and GM4B are alternative house configurations for the same compact plot/type concept, so they should not automatically be counted as two separate project villas. Bathroom counts and the GM4B area vary; the signed plan and specification for the selected house should take priority.
