Why this project is worth a look
A genuinely small estate
Both Intira Villas and the major project directories identify only 15 homes at Nga Chang. That low density gives the development a more private residential character and makes it possible to understand the whole estate quickly during a visit. The trade-off is a lighter communal offering, so current road maintenance, security and estate management matter more than a long amenity list.
You can inspect reality
This is an established resale project, not an off-plan promise. Buyers can inspect the pool equipment, roof, air-conditioning, drainage, finishes and evidence of previous repairs before committing. That is a meaningful advantage, provided the inspection is taken seriously: two villas under the same project name can carry very different maintenance liabilities.
Rawai with road access
Nga Chang works best for a car- or motorbike-based lifestyle around Rawai and Chalong. The surrounding area has mature retail, food and services, while southern Phuket destinations are within normal driving range. It is not a beachfront walking location, so buyers who want to live without personal transport should treat that as a structural mismatch rather than a minor inconvenience.
A visible resale market
Several active sale listings and a current rental asking price give buyers real market evidence to work with. The stock is not standardised, however: plot size, bathrooms, renovation history and furnishing vary across listings. The useful comparison is the all-in cost and quality of each house, not an average portal price or a headline yield widget.
Tenure is property-specific
Foreign buyers should focus early on the land structure. Intira Villas' current house-plus-registered-lease approach is relevant background, but it is not proof of the tenure attached to an older Nga Chang resale. The land title, registered owner, building rights and the exact transferable lease or other lawful structure must be verified for the selected villa.

Nga Chang by Intira Villas is a small gated pool-villa estate in Rawai, southern Phuket. With only 15 homes, it feels more like a private residential lane than a large resort compound. Intira Villas includes Nga Chang in its own development history and identifies it as a fifteen-villa project built on roughly three and a half rai. In 2026 the relevant market is resale rather than developer stock, which changes the buying question completely: the project name establishes the estate, but condition, renovations, plot size, furnishing and title history have to be assessed villa by villa.
The original product was straightforward. Major project portals describe two- and three-bedroom single-storey villas, each with a private pool and garden. Their project-level specifications put living area at 100–130 sqm and land at 250–300 sqm for both bedroom configurations. The homes were laid out around the pool in an L-shaped plan, using wide openings between the lounge, terrace and outdoor area. That layout makes sense for a compact tropical home, but it should be treated as the original project specification rather than a guaranteed description of every resale property available today.

Current listings show how much individual homes have diverged over time. Resale advertisements checked in September 2026 include three-bedroom villas described at around 170 sqm internally, with plots ranging from roughly 300 to 450 sqm. Some have been renovated, and at least one listing carries inconsistent area figures within the same advertisement. None of that necessarily means the estate information is wrong: extensions, refits, remeasurement and listing errors are all possible in an established project. It does mean that buyers should work from the title, approved plans and physical inspection of the exact villa rather than extrapolating from a generic project brochure.
There is also a genuine completion-date conflict. Intira Villas' current company history says Nga Chang was completed in late 2014. FazWaz, Dot Property and several syndicated project directories label the development as completed in December 2011, while some individual villa records use 2015. The identity of the estate is not in doubt — the sources converge on the same Rawai project, developer and 15-villa scale — but the dates should not be blended into an invented midpoint. Without a primary completion or phased-handover document, the defensible conclusion is simply that the estate has long been completed and occupied, while the registration and build history of the selected house needs its own documentary check.
That age can be an advantage because Nga Chang is inspectable in a way an off-plan villa is not. A buyer can see the actual street, neighbouring homes, access, privacy, shade around the pool, drainage and signs of weather exposure. More importantly, an inspection can reveal whether the roof, air-conditioning, pumps, plumbing, waterproofing and exterior finishes have been maintained or renewed. A ten-plus-year-old Phuket villa that has been comprehensively refurbished can be a very different proposition from one that has only received cosmetic staging. The sensible due-diligence sequence therefore starts with the actual building and service history, not the original marketing images.
Shared facilities are relatively simple. Project directories list 24-hour security, CCTV, car parking and a management function. The pool and garden belong to each villa rather than forming a large communal leisure complex. That gives owners privacy, but it also shifts a larger part of ongoing maintenance to the individual property: pool equipment, filtration, cleaning, landscaping, external finishes and household systems all need a budget. Current listings sometimes quote a common-area charge of THB 3,500 per month, but the fee and exactly what it covers should be confirmed against the selected villa and the estate's current management arrangements.
The estate sits in the Rawai residential area close to Wiset Road and the approach toward Chalong. FazWaz and Waze both point to the main project address at 19/26 Wiset Road, Moo 4, Rawai. Directions commonly route through Soi Suksan 2, while historical accommodation records for individual homes use internal Soi Pattana addresses such as 19/40 for Villa Nga Chang 10. Those addresses describe the same estate at different levels of precision. For an actual viewing or legal file, the numbered villa address matters more than simply entering the project name into a map.
This is not a walk-out-of-the-gate beachfront location. Nga Chang sits in the Rawai–Chalong side of southern Phuket, with Chalong Pier a short drive away and Nai Harn farther to the southwest. Older accommodation records place Chalong Pier at roughly 1.9 km in a straight line and Nai Harn Beach around 4.7 km in a straight line, while current project pages give road-based travel times rather than a pedestrian story. A car or motorbike is effectively part of the lifestyle here. Buyers who picture Rawai as daily beach living on foot should drive the route at the times they expect to use it before deciding that the address fits.
For full-time residents, the wider neighbourhood is practical. Wiset Road links Rawai with Chalong, supermarkets, restaurants, schools, fitness businesses and the services that have accumulated across southern Phuket. The project is neither an isolated hillside villa nor a self-contained hotel compound. That normal residential context is useful for people staying for months or years. The trade-off is traffic: journey times around Chalong and the main southern roads can change sharply with the hour. A map distance matters less than the buyer's real commute to school, work, a marina, a beach or a preferred daily routine.
Resale activity is visible rather than theoretical. FazWaz showed four Nga Chang villas for sale in mid-September 2026 at asking prices from THB 13.5M to THB 15.9M, plus one rental asking THB 110,000 per month. These are advertised figures, not registered sale evidence and not a promised rental return. The listings differ in plot size, bathrooms, renovation status and condition, which makes the spread understandable. A buyer should compare adjusted acquisition cost — purchase price plus immediate repairs, legal work, furnishings and any overdue maintenance — rather than assume the cheapest advertisement is automatically the best value.
The estate also has a real rental history. Individual Nga Chang homes have appeared for years on holiday-accommodation channels, and a long-term rental listing remains visible in the current market. A private pool, three bedrooms and a southern Phuket location are easy features for tenants to understand. But operational history is not the same thing as guaranteed investment performance. Pool and garden upkeep, cleaning, utilities, management commissions, vacancies, repairs and seasonality all sit between a headline rent and the owner's net result. Any rental case should be rebuilt from the exact villa's current costs and a realistic occupancy strategy.
Land tenure is the critical legal issue for a foreign buyer. Thailand restricts direct foreign ownership of land, with only narrow statutory exceptions. The Thai government information portal describes a route involving at least THB 40 million of qualifying investment, a minimum holding period, residential-use conditions, a limit of one rai and ministerial permission; this is not the ordinary way an overseas buyer acquires a resale pool villa. Intira Villas currently markets its own new sales using separate house ownership and a registered 30-year land lease, but that should not be projected backwards onto every Nga Chang resale. The title deed, registered landowner, building ownership and transferable lease or other lawful structure need to be checked for the exact property before money is committed.
The original developer is unusually traceable for a small older Rawai estate. Intira Villas says it has operated locally since 2010 and has built 46 private pool villas across Intira Villas 1, Intira Villas 2, Nga Chang and other homes, while also running villa-management operations. That gives useful continuity when identifying the project and understanding its original concept. It does not guarantee the legal or technical quality of a resale today. Ownership may have changed more than once, renovations may have been carried out by third parties, and management arrangements can evolve. The transaction still has to stand on its own documents.
Nga Chang makes the most sense for buyers who want an established, low-density, single-storey pool villa in southern Phuket and are comfortable buying a specific resale rather than a standardised new-build product. Its strengths are tangible: fifteen homes, private outdoor space, a proven residential setting and no construction-delivery risk. Its limitations are equally tangible: foreign land ownership is not simple, the published completion year is inconsistent, resale specifications no longer match one neat template, and owning a pool villa brings continuing maintenance obligations. A good Nga Chang purchase is therefore a property-level decision. The estate can narrow the search, but the decisive work is the title, inspection, renovation history and full cost of the exact villa being offered.
Ownership format
Direct ownership of Thai land is not the standard route for an ordinary foreign buyer; Thai law provides only narrow statutory exceptions subject to specific conditions and approval. Intira Villas currently describes a structure for its own sales in which the house is held in the buyer's name and the land is secured under a registered 30-year lease, but that structure should not be assumed to apply automatically to a Nga Chang resale. The selected villa requires a check of the land title, registered landowner, ownership of the building and the actual legal structure being transferred.

The original three-bedroom plan was likewise organised around the private pool. Current resale listings show larger three-bedroom homes and varying bathroom counts, so the actual plan needs unit-level verification.
The original project profile gives 100–130 sqm of living area and 250–300 sqm of land for both two- and three-bedroom villas. Current resale stock includes three-bedroom homes advertised at around 170 sqm with plots of roughly 300–450 sqm, and some listings contain internal inconsistencies. House and land areas should therefore be checked against the exact villa's documents and physical measurements rather than copied from the generic project record.
