Rawai Condominium is an established low-rise residential building in Rawai, southern Phuket. The main project databases consistently describe a five-storey development with 96 units completed in July 2008. That makes it a very different proposition from the new launches now competing for buyers in Rawai. There is no construction wait and no need to speculate about whether a promised lobby, pool or apartment finish will look the same on handover. What matters instead is the condition of an existing building after years of use. A buyer can inspect the actual corridor, pool, parking, noise level, daylight and view before committing, but the age of the project also means that building maintenance and the renovation history of the individual unit deserve more attention than an old marketing specification.

The building is identified at 17/105 Moo 2, Soi Aree 1/1, Rawai, Mueang Phuket, off the Wiset Road corridor. It is not a condominium sitting directly on the sand, despite some individual listings using broad beach-related marketing tags. Project pages place Rawai Beach at roughly 1.8 km or a few minutes by car and describe Nai Harn Beach as less than ten minutes away by road. The location is therefore better understood as a residential Rawai base with access to the southern part of Phuket rather than a walk-out beachfront resort. For a resident, the useful question is not whether the marketing copy says “near the beach” but how the actual route works for the places used every day and whether living here with a car or motorbike suits the household.

The scale is relatively contained at 96 residences across five floors. Public project descriptions consistently mention a communal swimming pool, gym, reception or lobby, 24-hour security, CCTV and parking. This is a straightforward amenity package rather than the extensive leisure programme of a newer resort-style development. That can work well for owners who would rather pay for a smaller set of shared facilities, but the building's age changes the due-diligence question. The existence of a pool on a portal is less important than its current condition, the maintenance of pumps and decking, the quality of the gym equipment, lighting and access control, and whether the parking arrangement works at the times the buyer will actually use it.

As of 5 September 2026, a standard open-market one-bedroom listing provides a practical entry point at THB 2.5 million for 57.78 sqm. Compact two-bedroom resale units are also visible around THB 3.6–3.9 million at roughly 58–60 sqm. At the other end of the same building, much larger two-bedroom apartments are marketed at 138 sqm and 204 sqm, with correspondingly higher asking prices. This spread matters because Rawai Condominium cannot be valued sensibly from the project name and bedroom count alone. Registered area, floor, outlook, condition, furniture, tenure and any outstanding charges can all make two apparently similar listings materially different purchases.

A separate two-bedroom unit of 58.30 sqm was published in early September 2026 with a starting figure of THB 1,836,450, but the listing states that it is a public auction scheduled for 10 September. That figure is therefore not treated as the normal project entry price in this dossier. An auction can involve a different viewing process, eligibility requirements, documentation and execution risk from an ordinary resale. The THB 2.5 million listing is retained as the lower standard market reference because it is a conventional owner resale. The distinction is useful: the cheapest number in a search result is not always a like-for-like alternative to the next apartment on the page.

There is no reliable public master schedule of original unit types or floor plans. Project descriptions mention a two-bedroom format, while current resale stock confirms at least one- and two-bedroom apartments. More importantly, the observed sizes vary substantially. Compact two-bedroom homes around 58–60 sqm sit alongside much larger examples at 138 sqm, 193.3 sqm and 204 sqm. That does not prove how the developer originally configured the building, and it would be unsafe to infer whether larger apartments were created by combining or altering units. A buyer should match the physical apartment to the registered unit title and approved plan rather than assuming that the layout shown in a listing is the legal configuration.

Tenure is one of the most important unit-level checks. DDproperty describes Rawai Condominium as a freehold condominium, meaning individual condominium units can be transferred as ownership interests. For a foreign buyer, however, that does not make every resale automatically available as foreign freehold. Thailand's condominium rules cap foreign ownership at 49% of the aggregate area of all units in the building. Current Rawai Condominium advertisements also show more than one tenure position: the THB 2.5 million one-bedroom unit is marked leasehold, while other listings are marketed as foreign-freehold opportunities. The practical sequence is therefore to identify the exact unit first and then verify its title, the building's current foreign quota and the condominium juristic person's supporting documents before paying a deposit.

Ongoing building costs also need to be checked unit by unit. Current listings show a common-area charge of THB 1,907 per month for the 57.78 sqm one-bedroom apartment and THB 1,980 per month for a 60 sqm two-bedroom unit. Those are listing-level figures, not an official building-wide tariff quoted by the condominium management, so they are useful references rather than a final budget. Before transfer, the buyer should obtain the current common-fee schedule, confirmation of whether the selected unit has any arrears, information on major upcoming assessments and the rules governing shared facilities. In an established project, the quality of financial and physical management can matter as much as the headline purchase price.

May Shore Invest Co., Ltd. is attributed as the developer by both DDproperty and ThinkOfLiving. No primary developer website, archived official brochure or other first-party developer record was found during this research. That does not prevent a useful dossier on a completed resale building, because the transaction today turns much more on the condominium juristic person, the unit title and the physical condition than on a sales team from 2008. It does mean that the developer credit should be presented with the appropriate level of caution rather than upgraded into an official claim that the available evidence cannot support.

Rawai Condominium is best assessed as a mature local resale option rather than a new resort product. Its appeal lies in immediate inspection, a relatively contained building scale and a resale market that includes both conventional mid-sized apartments and unusually large homes. The trade-offs are equally clear: an older building, inconsistent unit condition, no authoritative public floor-plan matrix and a need to verify tenure carefully on each apartment. Buyers who want a new-build warranty, a uniform interior specification and a large contemporary amenity programme will probably find stronger matches elsewhere. Buyers who want a completed Rawai apartment with a visible physical product and a lower entry budget may find this building worth a detailed unit-by-unit inspection.

Ownership format

The project is marketed as a registered condominium with individually transferable units. A qualifying foreign buyer may own a unit freehold only within the building's foreign quota, capped at 49% of the aggregate unit area. Current Rawai Condominium listings show both freehold and leasehold positions, so the tenure of the selected unit should be confirmed from the title and the condominium juristic person's quota letter before a deposit is paid.
