Why this project is worth a look
A genuinely small building
With 47 units in the project data we consider most reliable, Maxx Central is far smaller than many Pattaya city-centre condominiums. That makes the building easier to understand unit by unit, although resale stock can be sporadic simply because there are fewer apartments to trade.
Large one-bedroom layouts
The official 78 sqm one-bedroom suites provide a separate bedroom, proper kitchen and substantial balcony space. They suit buyers who value usable interior area more than the newer-building premium attached to much smaller city-centre condos.
An active service operation
The official website still publishes rentals, booking, housekeeping and other services. That existing infrastructure can be useful to an owner, but management economics should be judged from a current agreement and real costs rather than historic claims about occupancy or returns.
Central, but not beachfront
Soi Buakhao, shopping and day-to-day services are close, while the beach sits farther away. The location makes more sense for someone who wants to use central Pattaya every day than for a buyer whose first requirement is to step directly onto Beach Road.
About the project
Maxx Central Condotel is a small seven-storey property in central Pattaya, set just off Third Road rather than directly on the beachfront. It is neither a new launch nor a large modern resort condominium. Most project databases date completion to 2009 and report 47 units, which makes it a relatively compact building by Pattaya standards. The official MAXXCENTRAL website is still active in 2026, taking room bookings, publishing monthly rental rates, describing on-site services and inviting enquiries from buyers. For a resale buyer, that operating history matters more than launch-era marketing: the building exists, has been occupied for many years, and the actual condition of a unit can be inspected before money changes hands.
The operating concept sits somewhere between a conventional condominium and serviced accommodation. The official site lists a reception desk, security, swimming pool, cardio area, rooftop relaxation space, bar and lounge, underground parking, housekeeping, laundry and transport services. Apartments were designed as furnished, ready-to-use units with kitchens, balconies and work areas. That can suit a buyer who wants a central Pattaya base without fitting out an empty shell. It should not, however, be confused with a contractual guarantee that every service will continue on the same terms indefinitely. Ownership of the condominium unit, the condominium juristic person and the commercial service operation are separate matters that deserve their own checks.

The original unit programme is unusually easy to understand. The official room pages show 36 sqm studios, 39 sqm deluxe studios and 78 sqm one-bedroom suites. The 78 sqm format appears in several furnishing and layout variants, including Deluxe and a specific VIP version. Those larger one-bedroom homes are one of the more distinctive features of Maxx Central, especially in a city-centre market where many newer resale units are much smaller. Size alone is not enough to judge value, though. In a building of this age, air-conditioning, kitchens, bathrooms, balcony finishes, furniture and electrical equipment may have been renovated at different times by different owners, so two apartments with the same floor plan can be materially different purchases.
The location is practical for city life rather than a pure beach-resort routine. MAXXCENTRAL's own location page gives approximately 90 metres to Third Road, 500 metres to Soi Buakhao, 600 metres to Big C Extra, around 800 metres to Central Festival and about 1.1 kilometres to Beach Road. The building is tucked inside the soi rather than sitting on the main traffic corridor. That gives it a different feel from towers directly on Second Road or the beachfront: everyday shopping, restaurants and nightlife are close, while the beach is still a walk or short ride away. Buyers who want the sea literally outside the entrance should look elsewhere; buyers who prioritise central access may find the trade-off more sensible.
Project identification needs more care here than the name suggests. The same MAXX/ROYALSUN ecosystem also operates a separate MAXXCITY Condotel on Arunothai Road, and some portals appear to mix the two. Recent PropertyHub results, for example, sit under a Maxx Central project page but label the individual units as Maxx City Condotel and show 27–30 sqm layouts that do not match MAXXCENTRAL's official 36/39/78 sqm plan set. We therefore excluded those cheaper listings from the price anchor. The lowest current listing we found that clearly identifies the property as Maxx Central is an East Coast Real Estate 78 sqm unit at THB 4.35M with foreign ownership; another live broker listing shows a 78 sqm unit at THB 4.87M. These are asking-price observations, not a valuation of the entire building.
Foreign ownership follows Thailand's condominium framework. A qualifying foreign buyer can hold a condominium unit freehold provided the foreign-owned share of the building remains within the statutory 49% area quota. Current Maxx Central listings explicitly show foreign-name ownership, so foreign freehold units do exist in the project. That does not make every resale unit automatically transferable to a foreign buyer. Before paying a reservation or deposit, the buyer should verify the title for the selected unit, the current foreign-quota position, the condominium juristic person's documentation and any outstanding common-area obligations. In an older resale building, those unit-level checks are more useful than broad claims about the project as a whole.
A sensible purchase process here is much closer to buying a used home than buying from a developer's launch brochure. The building has a long operating history, so the decisive questions are physical and unit-specific. Check balcony waterproofing, bathroom condition, air-conditioning, windows, doors, electrical systems, water pressure, kitchen equipment and what furniture is actually included in the sale. Renovation history matters as well. Two 78 sqm apartments in the same corridor may have the same legal area yet require very different post-purchase budgets if one has been comprehensively refurbished and the other still relies on older systems and finishes. Asking price therefore needs to be read alongside inspection findings and an inventory, not treated as a clean project-wide price benchmark.
Running costs deserve the same discipline. Cornerstone currently publishes a common fee of THB 25 per sqm for the project, but we did not find that figure repeated across the other major project profiles, so it should be confirmed from a recent juristic-person statement rather than assumed. A buyer should also obtain the debt-free certificate and current building rules before transfer. The rental side is equally unit-specific. MAXXCENTRAL still advertises monthly rates and management services, which shows that a service operation remains active, but an owner's actual result depends on achievable rent, vacancy, management commission, cleaning, utilities, repairs and taxes. For an owner-occupier, the service layer may simply be convenient. For an investor, it is a separate operating business that needs current numbers and a current contract.

Ownership format
Units can be held freehold by a foreign buyer within Thailand's 49% foreign-ownership quota by condominium area. Current Maxx Central listings include foreign-name ownership, but quota availability must be confirmed for the specific unit before transfer.
Unit types & sizes
The standard studio has a balcony, fitted kitchenette and work area. The official specification is set up for longer stays rather than a bare hotel-room format.
The 39 sqm deluxe studio sits toward the front of the building and is described as west-facing. Its longer plan creates a more defined entrance area while retaining the kitchen, balcony and work space.
A large plan with separate living and bedroom areas, a full kitchen, dining space and a substantial corner balcony. It is the clearest fit for a buyer who wants a proper apartment rather than a compact central-Pattaya studio.
The same core floor area appears with different positions and fit-outs. The Deluxe description adds a guest toilet, corner balcony and upgraded kitchen, while the VIP is best treated as a specific fit-out variant rather than a separate size category.
MAXXCENTRAL's official site shows 36, 39 and 78 sqm. Third-party portals also display 27–35 sqm units under similar names, but some of those listings are explicitly labelled Maxx City Condotel, a separate property. We have not treated those smaller sizes as verified Maxx Central layouts.
